When they try to sign you up for the platinum program. RUN!
Its and ADDITIONAL 90 days on top of the time you've already committed to. They very sneakily sucker you into this.

After 4 months not a single lead conversion because of their process.

So the potential lead gets the website pic above asking whats city/state do they want to look in. The lead isn't allowed to search until they fill out the form with their contact information. Once that form is filled out the potential lead is allowed to search for homes. And the form is immediately sent to the agent that signed up for the program and the lead is never to be heard from again.

USHUD is in the business of taking advantage of agents. Usually newer agents that hear HUD and get all excited about the potential leads that come from HUD properties. There are none. They are an IDX site just like the others pulling info from local the local MLS.

In 4 months NOT ONE lead has so much as returned a call and most just put in false contact information.

This company is not truthful about their lead generation platform. I have called every lead they gave me, some of the number are wrong numbers and others, I looked up there
Background an some have criminal back grounds. They force you into say a minimum of 3 months. Don't use their services you are wasting your money!

I have tried so many lead sources in the past and most of them are dead end leads. USHUD provides me with the proper information to engage the buyer immediately and figure out what loan program works best for them. Even if they are just looking it's another lead I can pass along to real estate partners. Great lead source!

WORSE VENDOR EVER

I would of given zero starts but couldn't. I should of googled reviews for this company before signing up, do not waste your time and money. Leads are complete garbage. In a couple days of receiving them I found out how bad they are, no one answers, bad numbers, I go on and on.

Every "lead" of this service was not interested in purchasing a home. At the time of the initial membership I was promised "so many quality leads" time and time again. They do a great job of pushing thru several "leads" at the time of signing up but once contact was established with them; none of them were interested in purchasing a home. I called to cancel subscription for the second month of service and was told I was unable to cancel because it was within 48 hours of the billing cycle. I didn't dispute but made sure to cancel that day or so I was told until now; here I am month 3 and they debited my account. I am running away from this company ASAP...

A waste of money

They will make you a lot of promises then avoid trying to fulfill them. This was the 2nd time I tried their service and I cannot believe I fell for their sales line twice. This time they assured me that they had made changes in the way the leads were captured so that the phone numbers/emails have been authenticated. NOT TRUE. After failing to provide what they promised, they kept extending out the contract time but a longer period of time does not make the service better. From January to May there were 28 leads sent but NOT ONE was viable. Save your money.

I gave them 3 months to show and prove and they completely flopped. There was no support. They delivered on nothing they promised. I generate more leads way more on Facebook with better quality and for a lot less money. I got about half the number of leads promised, which averaged out to about $35 per lead. Out the ones I did get, most had wrong numbers, didn't respond or were just browsing. Do yourself a favor and spend your money elsewhere.

I was promised that I would be the only agent for my county. * told me I would be the only agent in my county and I should expect leads to start coming in on the first day. I first said no and she gave me a discount and said I could try it for a month. $295 later and two weeks with zero leads. I look up the website and two other agents are there but not me. I sent several emails asking what is going on and no response. Let my screw up be your lesson. DO NOT DO THIS!

This company literally lies to get your money. They do not supply qualified leads. Don't do it! They lied when they said the leads would be at market average. The median home prices in King County, Washington is $726,275 and yet all of the "leads" they sent to me were $200,000 or under. Of the "leads" I was able to make contact with, several said they had never requested contact by any real estate company, and the others said they had no cash for a down payment, let alone earnest money. None had been pre-qualified by a lender. When I contacted HUDex.com and related my complaints they said they would suspend. One month later I am still getting "referrals" for $200,000 or under, and my credit just showed another monthly payment to them. I have contacted my credit card company to block them and I have sent an email to USHUD Cooperative Member Services and called their 1-800 number and have yet to get a reply. DON'T DO THIS, IT IS A TOTAL SCAM!

This company is a complete sham, there is no way possible any of the good reviews are legitimate. They will have you sign a contract, pre-charge your account, will grossly under deliver and when you complain they say we never committed to sending you leads just to giving your presence online and they will refuse to let you out of the contract. They never return phone calls and, literally the incident, you sign with the company they don't want to hear from you anymore

Knowing that they had my next months payment already pending against my bank account I sent this message, Please terminate my subscription with ALLHUD, in my opinion, none of the leads that I've received can be converted. Most people don't even understand why I'm reaching out to them if they respond at all, this is not different then any other lead generation website, IT JUST COSTS LESS. So in accordance with their really awesome membership agreement they cancelled my subscription that was paid up for the next 30 days. I guess it really doesn't matter all their leads were doing was wasting my time attempting to make contact with people who don't want to be contacted. My experience with all forms of lead generation where somebody creates a web site to skim information from unknowing people is all the same, "noise" you might get 1 out of 150-200 leads. I truly expected them to take my money all considering, yet again its the old adage is proved, "you get what you pay for".

Diligence Pays Off
October 23, 2018

I was skeptical when I signed up for these leads as I don't normally work with online leads but the price was cheap and I could cancel at anytime. Within my first month I was able to get a live person who was interested in purchase a home with FHA. The loan closed two weeks ago and I have spoken to others wanting to get pre-approved. You have to be diligent and call as soon as the lead comes in. The success rate in reaching a live person is low but as is any business it is a numbers game. USHUD has met my expectations of what they said they would deliver.

Not going to continue

I signed up 3 weeks ago and got around 14 leads. 80% give fake phone numbers and none have responded to my emails. I was charged $299 and will make sure to cancel before they take another payment. I am done paying for referrals that don't materialize.

Thank you once again for sharing some of your time with me on the phone this morning. As usual, you were informative, helpful and thorough in explaining how I can make my experience even better and how to get more out of the program.

I have been using the program for about 9 months and can tell you that it has more than fulfilled my expectations. I have learned a lot over this period and with your guidance, I have developed better ways of connecting to the clients (in the end isn't that what it is all about). You and I have discussed some of the pitfalls and some of the dynamics of the program, which has been most helpful. Particularly having someone like you to "bounce" things off of and learn from YOUR experience.

As is the case with any lead program, many of the folks are "kicking the tires" or prefer to work with local lenders, but I'm here to tell you that if you make the calls, follow-up and spend time with the clients, they absolutely DO come around in a positive way. I think the HUD name lends legitimacy to the communication string. Many people go to the websites in search of a foreclosure and walk away with a fresh perspective of what the websites do indeed, offer over and above their original purpose.

As a lender, I particularly like the fact that it gives me exposure to many areas of my marketing area that I wouldn't otherwise have at my disposal (the entire state!). It has allowed me to partner up with realtors all over North Carolina, and in turn, has given me a connection with them when I turn over pre-qualified borrowers. That in itself, is worth the "price of admission"! Let's face it, who doesn't want a customer dropped right in your lap. And 100% of the time it is reciprocal with them giving me referrals from their internal feeds. Absolutely a win-win situation for everyone. And to think it all starts from a HUD referral!

Keep up the great work Justin. And if you have any more ideas to share, you know where to send them! I'll do the same.

Finally, I enjoy our phone discussions. It absolutely makes me feel a part of the team.

They baited me while re entering the workplace, These bottum feeders baited me and then upsold a few days later which required a 3 month commitment ( fine print). Their business practices protect only money they take from you, they do not refund for any reason and make it as if they cant. I would be afraid to do legitimate business as I see legal issues in their future and I dont know if they will be in business.

I've gotten at least 100 calls from this organization at this point. No matter how many times I kindly ask them to remove me from their call list, I get another call in a few days. This organization should be shut down.

Buyers beware!

* was very persistent in calling me daily about signing up with USHUD what a mistake I've made and feel I've wasted $249. I tried calling him several times and he will not return my calls! I was promised at least 20 leads per month and he assured me I will be closing my first deal before my next monthly payment well I've been with them for 2 weeks now and only received 1 lead that I had to beg for and was sent it only after calling and emailing him several times. I spoke to * and he said they are were off to a slow start and I should be getting leads soon and there is still time to get some leads before my next payment. I've since canceled my subscription with USHUD and will advise anyone wanting to use them to not waste their time of money. I also tried to get reimbursed and * said they don't offer money back to unhappy customers. Again if you are thinking about using USHUD for a lead base do not waste your hard earned money!

This company is horrible they will not stop calling and harassing me. Constantly trying to get me to buy advertising with them despite me asking them to stop calling again and again. I informed them I am on the Do Not Call Registry and the guy told me that doesn't mean anything.
