AHS send a poorly trained contractor out to fix my washing machine He botched the job which resulted in three rooms in my home flooding. I called AHS only to be told "We're not responsible for water damage, sir." They even charged me the $75 fee for the visit.

Contractor not accepting responsibility. AHS not accepting responsibility.

The result? I'm out nearly $4,000 to cover my home insurance deductible and AHS could care less. Read your agreement... they clearly state they are not liable for anything. They hire lackluster contractors who botch repair jobs and then tell you "too bad."

Scam. Horrible company. Don't know how their employees sleep at night.

I do not recommend.

Rip off
April 6, 2019

Sent a technician out even though it wasn't under warranty. Although I specifically told them the problem before hand. So I canceled the service. After two months I'm still getting billed. Now they want the two months and a cancellation fee.

When my refrigerator died, it took AHS 5 weeks to replace it and that was after sending three technicians out. Then the freight company delivered it to my driveway but wouldn't install it. After many long, long phone waits, AHS finally told me I would have to find my own installer and they would pay me back.
Now my HVAC has a leak and they say to replace it requires modification, which is not covered by the warranty. They will pay $1300 - the total cost is over $6k. Absolute worst company ever.

This Company Has Tricks
October 11, 2018

Someone is getting paid to list this company as the best home warranty company out there. They are not the best. They scam people to join and once you're in and you need them, they will send you the skivviest vendor out there to fix your stuff. The customer service will say how sorry they are to you all day long and act like they are trying their best to help when really, there hands are tied because the script is already set for them. The company cares nothing about their customers. AHS is a subsidy of Service Master Global Holdings Inc., So threatening to leave is nothing to them, its a small drop in their corporate billion dollar bucket. I have too many instances to mention on this page, because they tricked us into coming back to them. But since we're now on a monthly basis, I will be cancelling and currently looking for a new Home Warranty Company that will hopefully stand up to what they say they do. My advice, buy into them at your own risk, because in my experience, they don't care about their customers.

FRAUDULENT
August 8, 2018

I was with AHS for close to 5 years. My monthly payments were automatically deducted from my checking account so were always on time and never missed. I made my first claim last week only to find out that they were denying it. It was a Friday after hours and my A/C had gone out. The rep told me I had chosen the plan without A/C coverage. I knew it wouldn't do me a bit of good to argue so decided to sweat it out over the weekend and call main office Monday. Well I did only to find out that they were telling me the same b. S. I was given the run around between a few people, disconnected a couple of times and the final story was that EVEN THOUGH I HAD A CONTRACT FROM THE COMPANY stating my A/C was covered they were now telling me it wasn't. To add insult to injury, they stated they would be charging me a $34 "administrative fee" because I was cancelling "per my contract". WHAT? The contract is meaningless when it comes to my protection but not theirs? Not only can you NOT take them at their word but it is now obvious that their contracts mean nothing as well. Do not even consider these crooks!

It gets worse
August 7, 2018
Updated review

After months of haggling with the company, I had my attorney write them a letter about the plumbing and about my LG Washer damage. AHS responded with a not-very-polite "we don't want your business". My LG washer is still broken because I can't afford to get it repaired and my new warranty company won't cover prior damage. So much for 'Home Warranty'. I will be filing a complaint with the state insurance board.

Run! Avoid this company at ALL costs!
December 29, 2017
Previous review

I'm not going to write a dissertation of my 6 months of nightmare with this company. BUT, I AM going to list for you the violations and abuses to which I have been exposed (in addition to the omnipresent 30 to 45 minute hold to speak to a human being at the company). To wit:

* They say in the first line of the contract under "Coverage Overview" that "Coverage under this contract includes... malfunctions. Which occur ... insufficient maintenance, rust, corrosion or sediment." BUT, when you file a claim for lack of water pressure due corrosion and sediment in the pipes, they say "We don't cover problems caused by low water pressure" and "It's not covered if there isn't a leak."

* In response to a call regarding the lack of water flow in the bathrooms and kitchen, they sent out a rude, incompetent contractor who broke my expensive vintage chrome gooseneck faucets with porcelain handles and separate sprayers. AHS tried to replace them with $5 cheap garbage flat faucets with plastic knobs and no sprayer. It took nearly TWO months to get THAT mess corrected and get proper replacements for my faucets - which, by the way didn't fix the problem (see the first item above).

* The same incompetent contractors, in order to replace the faucets, turned off my water at the main. Even AFTER I explained in GREAT detail about NOT turning it back on without disabling the sprinkler system because the sudden pressure would damage the system, they ignored me and blew my entire sprinkler system to the tune of $3,500 in repair costs and another $325 in lost water because I was at work and didn't see the problem until I came home to knee deep water in my yard. OH - neither the contractor nor AHS will take responsibility for the damage.

* They sent the same incompetent contractors (after multiple complaints about them) to fix a broken sewer pipe. They did such a slip shod job that now, 6 weeks later, I'm having to pay again to have the pipes fixed. I have refused to allow the previous contractors in my home. I have a new company working on them.

* The SAME incompetent contractors also manhandled my LG All In One Washer/Dryer unit which ceased working as soon as they roughly shoved it across the floor and I now have to have repairs done on that. AHS sent someone out who didn't even recognize the machine when he had just put his phone on it! So far its cost me $135, but it's not fixed and it's been a month. Again, they both refuse to take responsibility.*.

There are simply too many options now to put up with this total lack of service and refusal too perform on a contract.

STAY AWAY
July 23, 2018

1 star is too much for this review.
My AC broke on July 3rd... today is July 23rd they still did not fix AC. Horrible customer service, I had to pay $3500 for the compressor because they said they don't cover it. What is the purpose of the warranty when you have to pay even more than it cost... and 3 weeks later they still did not come to fix it. They outsource to contractors that you cannot reach, their mailbox is always full and they don't show up for appointments 5 times now, only promising that they will call, but they never do. Stay away from the company.

HOT WATER HEATER BROKE 3/7/18. AFTER NUMEROUS CALLS, AND RED TAPE REPLACEMENT WAS DONE 3/30/18. ALL THIS TIME I HAD NO HOT WATER AND NO ONE CARED. THEY PULLED OUT A CLAUSE IN THE CONTRACT FOR MODIFICATIONS AND I HAD TO PAY $493 TO THE CONTRACTOR BEFORE THE WORK COULD BE DONE. I CANCELLED ALL 3 CONTRACTS I HAD WITH THEM THE NEXT MORNING AND CONFIRMATION #S WERE GIVEN. AFTER STEADILY GETTING BILLS FOR THE LAST 4 MONTHS AND CALLING EACH TIME TODAY 7/17/18 I WAS TOLD, NO ONE HAD TAKEN CARE OF THE CANCELLATION. NOW I AM BEING TOLD IT WILL BE TAKEN CARE OF NOW BUT EACH ACCOUNT HAVE TO PAY A $40+ DOLLAR CANCELLATION FEE. THAT WILL NEVER HAPPEN! SO HELLO PORTFOLIO. AMERICAN HOME STEAL IS TERRIBLE AND THEY CAN KISS MY ENTIRE %&@.

Worst Nightmare
June 14, 2018

I requested AC service on May 19th and the contractor came around 25th but said they needed to speak with AHS to determine what and how the work can be done. Since then Ive been waiting, calling and texting to get an update. AHS did send me a letter 2 weeks later stating that the access needed to repair the AC wont be covered. Well, I didn't want to argue, all I want is to get my AC fixed asap, even it will be out-of-pocket. I passed this info to both AHS and contractor and was told that they will work on it to get me a ballpark cost and timeline. Another week past by and I found out that the contractor has been lying all this time. They were supposed to meet with the HOA but never showed up and they twisted the story saying that they couldn't get a hold of the HOA to get an instruction as to where to mount the replacement freon line. HOA confirmed that they have been waiting for the contractor to come in but as of today, no one showed up. Well, its June 14th, almost an entire month without AC and my folks are seniors who have various types of health issues. AHS failed their customers big time for assigning such a dishonest contractor and failed to offer any solutions. I paid the service call fee for nothing but wasted one month without AC. You cant live in Texas in the summer without AC in your house, I'm calling someone else for service and canceling my plan with AHS.

I purchased a home warranty from this company. As soon as I moved into my home, I detected an AC leak that was damaging the ceiling of my house. They didn't cover the leak or the subsequent damage. I paid 100% out of pocket to have a company diagnose and fix the problem and fixed the ceiling myself. That same company inspected my unit and found multiple leaks on the condenser and evaporator. The tech surmised that hail might have damaged the outside unit, and recommended expanding my return to reduce differential pressure and prevent further leaks. I called back AHS to see if any of this was covered, and they sent out a tech of their own to inspect (at a $75 charge to me). The tech spent well over 95% of the visit trying to convince me to buy a brand new unit out of pocket. Then he insisted that he was only there to look at one unit, and when I told him I'd have him come back when he could look at both he "remembered" he was there for both. He spent less than five minutes looking at everything, then went right back to selling me a brand new unit. When I stood my ground and said that I wanted what my warrantee would cover, he ran off without saying anything. Two days later, I get a call saying the company won't cover anything wrong with my unit. Not one single thing. They claimed the condenser damage was from hail (suspiciously familiar to what the first tech said MIGHT have happened), and then said the evaporator leak was from differential pressure, which doesn't count as "normal wear and tear." Again, suspiciously similar to what the first tech had said. They claimed their tech had made these conclusions himself, but he couldn't have possibly made any of those determinations in the time he actually looked at anything. And ignoring that, precisely what does this warranty actually cover? The answer: nothing. The unreasonably strict "normal wear and tear" is based on the astoundingly nonsensical expectation that equipment should fail without any cause whatsoever. The cherry on top is that Ive since discovered another return that the first tech had missed, which means the original differential pressure concern wasnt even valid (even after they lied and said their tech had come to the same conclusion). So even keeping with their ridiculous expectation that the unit fail for no discernible reason, they still cover nothing. This company is running a complete racket, and trying to push thousands of dollars of brand new installations on people to boot. Do not do business with these thieves.

Terrible service. You can only speak with a call center who speaks very poor English to the point you are not sure they understand your request. I called for a dryer repair the first appointment they cancelled at noon on the day of the appointment. So I lost a day of work. Second appointment I called to see when they would be here. AHS had cancelled that appointment they never notified me. Lost a second day of work. When I complained they wanted me to do their job that they are paid to do and have the dry fixed and meet their qualifications for repair. To get reimbursement. I am still waiting to get my dryer fixed third appointment is another week out. Total cost to me Contract with AHS $587.88 days off work so far $620.00 cost of laundry $30.00 Cost to me so far $1237. 88 and I still have a broken dryer. Just forget AHS and buy new appliances when they break. Buying new would have been far cheaper.

If you have the misfortune of having an AHS home warranty policy, I feel for you. I had to live for nearly 1 month without a refrigerator because this company gave me the run around for weeks. They even went so far to send a service technician out here, only to peel out of my driveway as I stood in the doorway, and claimed that I wasn't home. I then had to make at least 10 phone calls (this is not an exaggeration) to finally speak to someone about my replacement options. I'm still waiting for my reimbursement check to be issued.

Terrible home warranty company. Very long wait times, failed follow-ups, contractors often take 3 or 4 visits before the problem is resolved, and they have multiple layers approvals when you call to get help. Their customer service agents are generally unable to fix any issues.

This is the 2nd vendor I have dealt with that is trying to rip me off and American Home Shield does nothing! Since Christmas 12/17 I have had leaks/broken pipes in my drainage and toilet. The vendor contacted me immediately and was here but continually tried to convince me that I need to repipe my entire house! The problem wasn't his focus. Getting me to pay him $1400 was for a leaking pipe in my laundry drainage. He wasn't listening to the 2 issues I had. He never explained anything. Again his focus was on a pending doom of a plumbing issue. I contacted my home owners insurance and they sent a claims adjuster. This took 2 more weeks and I never heard a word from him except the day the adjuster was to arrive and he was "worried" and wondered what the adjuster said.(the adjuster and 2 other professionals shook their head because of the blatant lies and price gouging!) I called him after the findings and he has not responded and American Home Shield has done NOTHING to follow up with what is REALLY GOING ON. I have had 2 other professionals here and there are 2 broken pipes that need repaired due to age. Each time I call AHS the hold time is an hour for customer service. All they do is follow their script. I am going to CANCEL AHS! I do not know why I am paying them. I have wanted approval to hire another vendor and they are avoiding the situation because rip off plumber isn't responding to them either. What a joke. You buy this "insurance" and it is money down the drain. I thought it was a fluke when the furnace repair company was trying to rip me off and AHS. They don't know what is going on with their contract labor. They only want your money.

Save your money. They will repair as long as possible even if something needs to be replaced. I was without air conditioning for over two weeks and the temperature reached 85 in my condo. This time, it took many days to call back and I just replaced a 14 year old air conditioning unit.

My refrigerator started acting up. I tried to reach a human being. It was extremely time-consuming. It took 3 days of calling to get to a real person. Prior to that, I tried using the online service to file a claim, but was notified that my policy had expired. This wasn't accurate. Less than a month before the call, AHS had extracted money from my bank account. After speaking to a human, I received a confirmation code and was told that in 48 hours I'd be contacted by a repair provider. 48 minutes before the 48 hours was to be reached, an AHS representative called to explain that AHS had not received a return call from their "vetted and approved" repair service. I stated that I knew a service provider that I new was not more than 10 minutes from my house, that was professional, competent, and honest. The representative told me that unless the provider was vetted, that they couldn't authorize a repair. I responded that their corporate policy wasn't a "me" problem, and that the corporate vetting procedure didn't seem to be very effective. The representative told me that my preferred repairman could service the appliance if I'd pay them, then submit my invoice to AHS for reimbursement. I asked how long it would take to be reimbursed by AHS and was told it would take between 14-21 days. I told the representative that 14-21 days was unacceptably long and fell outside of my acceptable guidelines for timely reimbursement. RECOMMENDATION: you'll receive more benefit from your money by using it to line bird cages. AHS counts on policy holders cancelling their coverage. They make their money on those who do so. Stay far, FAR away from American Home Shield and be all the happier knowing that the negative reviews are accurate, and have saved you a significant degree of frustration, money, and peace of mind!

Horrible company! NEVER purchase a home warranty from these people. They hire subpar contractors to come into your home and find ways to get AHS out of paying and/or fixing problems. Worst company I have ever dealt with and I have filed a formal complaint with my State Attorney Generals office. This company is a rip off and the process and procedures are set up to scam you out of money and them out of responsibility. Stay away from this company they have no concern for their paying customers.

AS OF RIGHT NOW LAST 2 WEEKS I BEING TRY TO GET A VENDER TO COME FIX AC IN AN APARTMENT THAT HAS 106F WEATHER. THEY HAVE NOT BEEN ABLE TO PROVIDE A VENDER FOR US. MY TENANTS ARE ELDERLY AND HAVE HEART CONDITIONS.
THIS POOR SERVICE COST ME STRESS AND TIME. THEY TELL ME NOW I CAN FIND SOME ONE TO FIX BECAUSE THERE VENDERS DIDN'T SHOW UP LAST TWO TIMES AND NOT RELIABLE. ISSUE IS WITH ALL THERE CHEAP RATES AND CONDITIONS NO VENDOR WANTS TO WORK. I RECORDED THE PHONE CALLS FROM AHS AND SAID YOU CAN FIND YOUR OWN VENDERS. I WILL NOT MY SELF OR RECOMMEND ANYONE TO USE THEIR SERVICE. IT'S JUST ME. THEY HAVE NEVER PROVIDE ME WITH A SUPERVISOR, MANAGER, EMAIL ADDRESS. IT'S SO BAD.
