My AC unit went out the 1st of Oct 2019 and they replaced a coil on the second visit. AC went out again in 2 days. Ordered parts. 3rd visit installed those parts. Still did not work. Ordered more parts. 4th visit installed parts. Still did not work. Ordered a compressor. 5th visit installed compressor. Still needed another part. 6th visit AC was finally fixed. I live in a 16 unit condo that was built in 1998 and 14 of the other AC units had been replaced. I was told by AHS and the service company that they will only REPLACE a unit if no parts can be found.
Communication with AHS is the worst I have ever had with ANY company!
I would advise everyone to go with another company and as a retired real estate I would advise R E Agents to suggest another company if they want to retain their customer.
The company has been giving me the run around and obtaining my reimbursement that they approved it has been 4 months now and I'm they still are revealing my file... And to add insult to injury every time I call I am on hold waiting for manager for a minimum of 30 minutes
I have had AHS for 1 1/2 years now with no claims. I just noticed (my bad) that my $45 dollar monthly charge jumped up to $68 a month, 6 months ago. I received no email on this jump. I was not happy with this practice (similar to cable companies?)so changed to Liberty Guard. I called to cancel and NOW they offer a $125 off the policy. Plus, a $45 administrative fee to cancel. By the way, I had phoned last week (overseas outsource) to discuss the situation and nothing was offered which prompted me to search elsewhere. I had to wait to be transferred to the retention department today to get that $125 discount.
For 4 years I paid every month for AHS insurance. Air conditioner broke down and the most they would pay towards the repair was $1,500 (which, to be fair, was stated in the contract). I would have been better off saving up the money I paid to AHS and paying for the repair myself. I decided to cancel, spent 15 minutes with Ronnie (nice American name but English was so bad I could barely understand him) listening to reasons why I should stay. When I couldn't take it anymore and told him for the 4th time I'd like to just cancel my policy, he transferred me to Consumer Sales Dept, who tried to get me to not cancel AGAIN, before canceling my policy, and then charging me $108 to cancel. Ridiculous.
AHS - American Home Shield first sent us their sub contractor upon opening a service request. After making several calls and leaving 3 voice messages they finally called back after 3 days and said they do not service refrigerators. Then we called back and the sent another company. Same thing after repeated calls and leaving voice messages they gave an appointment. Tech showed up and said he cannot do anything and AHS will not cover anything because it is old Fridge and to call LG directly to see if they can help. Called LG support and they said Fridge is covered and they will send certified tech and he will replace the compressor free they will charge 125 service fee and 250 labor. Called AHS to cover the labor cost and they said they will not pay anything. I asked them to atleast refund me back my 125 deductible I had paid to open the request as their service contractors were not able to repair anything and it was waste of my precious time. They said they will not refund. I said please cancel both my rental property and residential and they said I have to pay administration fees and their retention team will call.
We are 7 people in family with 2 kids and also a 89 year old and had to wait 2 weeks and fridge is still not repaired.
Please stay away from American Home Sheild, they just take your money and put service charge and when it comes time to refund make excuses not to pay you.

Review: poor service representative to take order. Poor customer service to resolve the problem
First time to use AHS. This year is a 2nd year after signed up. I had no claim at first year. I called for toilets leaking service last week after tenant moved out. The Representative's English was very hard to understand. However, I got her name down as Zally. And I told her many times that there were 4 toilets' leaking, one at first floor, one in basement, and 2 at upstairs. In the end, I asked if I would get Email confirmation. She said no. I told her other company HMS gave me email confirmation. She repeated they don't send out email confirmation. Anyway, Chesapeake Plumbing office came on 9/12 to repair and showed me 3 toilets on the order instead of 4 to repair. Later, Ii called 3 times and complained and each time was told that supervisor would call me back. 5 days passed. Nothing happened.( I asked for phone recording to prove 4 toilets leaking.)
The indoor evaporator coil went out in home and American Home Shield failed to replace it because the contractor stated the unit was too small for my home. He stated that my home was 2,800 square feet when it's actually 1,300 square feet when you subtract the footage of the garage. The unit in 12 years and is the original unit for the home and I have been staying in my home for 3 year and the unit was running efficiently until a few days ago. After contacting them regarding the false information, the warranty company never bothered to verify the actual square footage and denied coverage because they simply didn't want to cover the repairs.
They will only fix minor issues if you have paid enough in the monthly charges, If they have to fix a big item like washer or dryer or AC, they will pull out all the hidden rules and make you pay for all, and Cash in Leu is a big scam too, they will tell something over the phone and write something else in their notes and never pay the money. Just stay away from this cheaters. Also, the people who come home to fix, they will blackmail you saying if you don't buy maintenance from us we will report as owners negligence and make you buy their service.
AHS - don't waste your money. My water heater was leaking and inspite of the contract stating that they will cover all parts and components, I had to pay $1100 from pocket for AHS to replace the water heater. Its not worth having a warranty with AHS so cancelled my services
Quite literally the WORST company I have ever worked with. They want you to pay hundreds for their service, but once they have your money they couldn't care less if you get the services you were promised. It took me 3 calls to get a service man to come look at my washer and once he finally came, they refused to order any necessary parts because they claimed it was the responsibility of the washer's brand. I finally have up and called my own service person from the washer's company to come out. My washer has been sitting broken for two weeks now and because I used this company, it won't get fixed for another two.
I have appliance insurance with American Home Shield. On July 31 I paid an additional $106 for a technician to go out to check the dryer because it was leaving orange marks on the tenant's clothes. I was advised that a part was being ordered, however it never arrived. I called on August 19 to find out what was going on. Apparently the home warranty company declined the purchase of the part. The drum of the dryer is rusting which is causing the orange stains. Due to some small print in my contract, apparently this falls under "cleaning of an appliance" and is not covered under our warranty. I spoke to a supervisor and then a supervisor's supervisor, to no avail. I spent 45 minutes on the phone with them trying to resolve the matter. Then I tried to cancel the insurance because of the lack of service. I have to now pay a $59 cancellation fee too. I am very frustrated and disappointed with American Home Shield.
Don't waste your money, unless you want nothing but headaches, poor or no service and deal with a call center in the Phillipines!
STAY AWAY! I've had multiple homes previously with AHS and had good experiences, not now! Whether pool, electrical, or any other service, AHS constantly looks for ways not to cover, claiming "not caused by normal wear and tear."
Example: I paid for additional coverage for my salt water pool. The heater developed a leak and died. The first technician said it was due to rodent damage. Denied coverage. Since the heater electrical was fine, and the heater is made of copper and aluminum, no way it was rodent damage. Called for a second opinion. Second technician said definitely not rodent repair, it was due to a leak that developed over time due to chemicals in the water. AHS said that is not normal wear and tear and since this was the second opinion, coverage denied and no further discussion.
Seriously? The 2nd tech said that it was normal since the heater was 10 years old.
Called in 3rd tech myself, paid myself for diagnosis -- leak due to normal wear and tear.
AHS will repair -- cost: $3,500!
AHS went round and round with explanations, including the heater was not designed for salt water. Great, that is covered according to the contract. But, no, AHS states again, no normal wear and tear.
Similar issue with an electrical problem in the house. Not covered. Got second opinion, and they agreed to address.
Total SCAM... buyer BEWARE! If you've used AHS in the past, it's not the same...
AMERICAN HOME SHIELD, is the worst ever. THEY ONLY TAKE YOUR MONEY. I have been with ahs since 2016, and their coverage is 10% of the warranty. THEY ARE SCAM! The local contractors are sad, the contractors are all bout making extra money. The work orders was for the plumbing, and appliances. THE CONTRACTORS WAS, CONCEPT RENNAISSANCE SERVICES, TOTAL AIR CARE POLOR PLUMBING, ALL BRAND APPLIANCES. PLEASE NEVER USED! I paid services fee of 150.00$ and my pay monthly fee 63.00 $. The work order was place on 6-15-2019 and NO RESOLUTION.
This company is a scam! After being with this company for years I filed a claim for a AC unit and of course it was not covered. The company didn't even call me to inform me the status of my claim. I had to call them to check on the claim. The contractors they send out are not professional at all. Please do not waste your time or money with this company because you will regret it. This has been the worst experience I have ever had with a company. They never follow up and they never cover anything, it is always patch work. You are better off saving your money and paying for breakdowns yourself.

Learn from our mistake. They replaced our oven
With a MUCH lesser version (replaced a Vikiing with a GE)... delivered it, but never removed the broken one to INSTALL the lesser version.
This started in JANUARY of this year. In July we sold our home and the (non working) Viking oven is still in the house with the GE still in our garage.
We've moved out. Now AHS wants to CHARGE us a fee to cancel our service.
STAY AWAY from AHS. They aren't worth the hassle!
This is the WORST company EVER! Do NOT GET A HOME WARRANTY from them! It's a big, FAT Scam! They ALL are!
They lie through their teeth and make a thousand promises to get you buy their BOGUS plan! They do NOT cover ANYTHING! They initially told me that my service calls would be $45. The first time I called they denied that and it was $100.
They send contractors to your home that will ALWAYS tell you "American Home Shield doesn't cover that" and yet each time I called AHS I told them the problem and they guaranteed me it was covered. It never has been! Each time the contractor came to my home, they would say "but we can fix it for an additional $500 or $800 or $1,200.
It's a SCAM people! You will be throwing your money in the trash! They have deals with the contractors! One of the contractors told me he had never replaced a toilet in the 7 years he's been with American Home Shield. And yet they told me if my toilet couldn't be fixed, they'd replace it. Not ever going to happen! They will then keep your $100 service charge and get business for the contractor who is already in your home and will promise to fix the problem for hundreds or thousands of dollars more!
Don't fall for it! They are ALL scams but American Home Shield is the absolute WORST and Choice is a close second!
Then I canceled my plan on Monday, (and NO ONE there speaks clear English. I know SHOCKER right?!?!?!) and they had the nerve to charge my credit card again and told me there was a cancellation fee!
I am not stopping until these companies are investigated and shut down!
They are getting rich and doing NOTHING to help home owners! RUN, don't walk! Get far away from these slime ball, lying, no good scam artists!
American Home Shield does a good job on standard repairs, not so good when there is need for a resolution. It is very difficult to reach anyone by telephone to resolve an issue. Not possible to leave messages for return calls. I have an outstanding issue on a A/C unit, which has not been resolved despite multiple repair attempts since I posted a message over a year ago. AHS assigned someone to work with me on this, who was great but she apparently left the company. She had assured me she would follow up with me until this was resolved. I was informed by an AHS agent last week that the prior agent closed the case prior to leaving and nothing further could be done, It was recommended that I would have to initiate a new repair request. This is very unsatisfactory as I am already out the initial service call charge and $400 for freon with no working system.
Toilet clog issue - pending for ~1 month. The vendor has not been able to fix it, and did not create a correct report. We had this issue with the toilet getting clogged. Logged a complaint, and a technician (CAL-HOME CONSTRUCTION) came after ~5 days. He said that looks like there is a problem with the main pipe and it needs a flush out /jet cleaning - which they do not do. He told that he will pass on the feedback and perhaps someone else would come to fix it. 1-2 weeks passed, no follow-up, and the toilet again clogged. I did the cleanup - and while we were following up, it happened the third time again. Ugh - it was really dirty. Although the service request was open, AHS did not bother to even find/follow-up what happened. When we called them and they said they sent the same technician/vendor again, after 3-4 days. I asked why same technician/vendor when he himself has said he cannot fix it. After a couple of follow-ups again i was told that we have to go with the same company as they have not filed the report that this needs jet cleaning. Ok- but whose fault was that? Above all, they said that since you toilet is working fine now we cannot order jet cleaning (so, in a nutshell wait for your toilet to get clogged, live in that dirty situation and wait for your technician to come, otherwise we cannot fix the problem)... I am one month past the situation. Have two kids, one dog, my parents living in this house, and we are only able to use one toilet for past one month. And have to go this dreadful clogging issue thrice... Waiting for the same technician to come, and hopefully file a correct report this time! AHS does not bothers about your situation - they will not care about following up for the work order unless you call them multiple times. After all its our duty to keep bugging them to solve our issue... not theirs. They just charge the yearly premium... Sorry, but very frustrated :( Worst home warranty company, we ever had!
Heat pump/AC coolant low last year. Took awhile to get someone out to figure out the problem - another appointment- charged the system -$750.00 for coolant plus service fee of $75.00. First hot spell this year, same problem, coolant gone, slow leak that did not get fixed on the first call and because of the 60 day recall policy I would be charged the same amount again and again and again if it took at least 61 days for it to leak out. Even if it took less than 60 days to continue leaking I would be responsible for replacing the coolant just not the service fee. Why am I paying them anything? Stupid!
