Vacasa business practices are deceiving, and illegal.
I contacted them to inquire about their response to COVID-19 because they were ordered by Gov. Of HI to shut their business during before and after our stay. I agreed with their representative to cancel the reservation in exchange for 110% future credit valid for 18 months at any property they manage, details to be sent by email. Hours went by I did not receive an email or confirmation of credit, I tried to reach out by phone, but no luck, i contacted them by email through VRBO, the next day I received an email from VRBO, that the manager (aka Vacasa) had to cancel the reservation, no mention of credit. When i disputed the with credit card company, they claimed I canceled the reservation- -and used cancellation terms in the contract as defense - Cancellation policy " VACASA shall not be liable to you for failure to make the property available if the property becomes unavailable or becomes partially unavailable for any reason outside Vacasa's control".
How convenient?! This is cannot be legal, this is unjust enrichment...
Not to mention that the order of Gov. Of HI to shelter in place and made it impossible to execute the contract without violating these orders, basically they invalidated the legality of the contract!

DO NOT USE VACASA
June 6, 2020

If I could give ZERO stars, I would. They cancelled my trip (I have proof via email), would only offer a credit but told them I could not use. I called multiple times and they refused to refund me... trip was almost $3,000. I filed a complaint with my bank and Vacasa lied to my bank and said I cancelled the trip to get out of refunding me. DO NOT BOOK with this company. IT IS A SCAM. Their site says if they cancel your trip you have the option to a full refund but that is not the case. Would not be surprised if they go out of business soon. Do yourself a favor and book your vacation through another reputable company.

Hello Kristen. We regret and sincerely apologize for the unexpected cancellation of your trip. We make every effort to honor each guest's reservations, but there can be circumstances that mean we can no longer safely host a guest. In those instances, we work to provide an alternate home for the dates of the guests' stay, work with the guest to move the dates of their stay, or provide a full refund. Again, we apologize for the inconvenience, frustration, and disappointment caused. Thank you!

It is not possible to cancel your trip on their website. They force you to call or email. If you call, good luck. You will never get a hold of someone. If you email, good luck with a response. I emailed 6 or 7 times already. Nothing. No response. Horrible customer service.

The first snowy beautiful picture is what they showed us. The impression I get is that the cabin is tucked away gem. Well, they construction right next door. I'd close the curtains but there are none downstairs, no ac, the gas heater in the living room won't turn on, hot tub won't work, dishes are dirty and apparently the broken chairs outside are nothing to complain about because it wasn't advertised. The lady I talked to about said she didn't care about bad reviews.

We gave used vacasa on several occasions and all went well. This time due to Covid 19 it's a different story. We live in the U. K. And are unable to travel due to government / airline restrictions. Vacasa have agreed to refund our large deposit, less a large booking fee! This was agreed with them two months ago. Needless to say we are still waiting. They are not answering our e-mails etc., Through no fault of our own we are being penalised by this company.

We booked a place in Colorado and paid just over $2000. Due to COVID they, I repeat THEY, cancelled our trip less than 5 days before we were set to go (Mother's Day and Anniversary weekend.) Was told we got "Vacasa Credit." Well, I don't need the f**king credit, I took my vacation THIS weekend. On hold for over two hours on the phone to be told I will not get my money back. Airlines gave me my money back but not these crooks.

To make it even better; I can use VACASA Credit to book another VACASA rip off. If I book a more affordable place THEY KEEP THE EXTRA! Of course, I can book a more expensive place and pay the difference. My wife lost her job due to COVID this trip was the silver lining to that. Now... we have squat. I hope Karma wrecks these people...

30 million people out of work, won't be booking anytime soon. The essential workers who book with this company are being cheated, misled, and robbed. Who do they think will be left and like their policy?
I am amazed at how many employees this company has without a conscience. How do they sleep at night knowing how guests are cheated while reputable companies are giving refunds.
Their policy is a moving target to accomplish the goal, get your money.
My 40th anniversary plans were delayed waiting for online rentals to open. The stated date was May 1, so I booked on April 26. An email was sent on April 30 that the company canceled my trip and offered a gift card for future trip. When I complained they stated no refund as "out of our control, its a national emergency".
How can they offer, take money if its a national emergency? They should be shut down too. The owner of condo is an investment company from Destin area. Did they get funds? Doubt it.
My anniversary plans were ruined, my money gone. Why would I trust them for any future trips?
The BBB has multiple complaints, social media has complaints, the CC companies side with them, the state government allow this travesty with no regard for consumers.
Its shameful that no one cares.

My experience with Vacasa is that they are an extremely unethical and predatory business. In addition to the class action lawsuit that homeowners took against them, they have been taking advantage of customers during the pandemic. They cancelled a reservation I had with them but will not refund the money and will only give a future stay credit. They knew at the time of my booking that they would have cancel on me due to a municipal order prohibiting short term rentals, but proceeded with the booking so they could secure my money before cancelling. This is predatory business behavior and it's inexcusable to take advantage of customers in the midst of a pandemic. Anyone considering booking with Vacasa should reconsider, they really are a terrible, unethical company that only cares about their bottom line.

Horrific company
April 29, 2020

They are extorting homeowners and travellers and not refunding money due to Covid-19 even with the governor's orders to shelter in place. They are "managing" our home, we have only lost money with them and now have no bookings for March-June and they are demanding to be bought out of reservations for July and August that will be cancelled as well! They lied to me about cancelling the contract. They contract also states that it can be dissolved if something happens outside the owner's control. A PANDEMIC IS OUTSIDE OF OUR CONTROL. Horrible experience beginning to end and I hope they get slammed with another giant class-action lawsuit.

Never get involved with this company. They are crooks for both customers and homeowners. Once homeowners sign the vacation rental management agreement, you can never terminate the contract even after you sell your property. New owner is obliged to use Vacasa and let them manage until the last date of all future reservations at the time of you notified them to terminate. If you don't honor to them, you are obliged to pay the total of all future nightly rents, even Vacasa received only deposit at that time.
I was deceived by a sales rep saying the contract can be terminated any time. The contract says the word "honor" the reservation, very vague and misleading. The above matter was not specifically written.
Their maintenance service was awful. We found broken door, walls, and light fixture keeping the room dark not changing the total 11 light bulbs at one time. I was surprised the customer didn't complain it? Obviously, they neglected the maintenance.
For the customers, they never return the money for cancellations. They only credit it for future use. You can find many customer complaints with Vacasa in many sites.

Scam company!

This company is a SCAM!
This company is a SCAM! I booked a reservation in early March which this company cancelled due to Covid-19. Instead of refunding our money like most respectable booking companies would do they refused this and forced us to use a credit for a future stay that expires in September. I have went back and forth with them several times and even though they cancelled due to the Pandemic their lack of morals keeps our money in their pocket.

Thieves
April 7, 2020

I booked a trip to Seaside, FL on March 8,2020, for travel April 6-12. I notified Vacasa on March 20 that I would like to cancel, due to the beach closings because of Covid-19. Vacasa only offered to either give me a credit for a future stay or to receive a cancellation minus their booking fee, which was $400. I feel this is ridiculous considering the beaches are closed and the Governor asked travelers not to visit. As a business, they will receive credit from the Federal Government but are still willing to take money from customers who will not receive anything for our losses with greedy companies like Vacasa. I will never use this company again.
