Customer Service Sucks

11 months after buying a KB home, they began the ten months check up. They do not replace chipped window glass or wide gaps between tile and baseboard. The air conditioner is on plastic on top of a pile of dirt and that's just how it is. Some kind of filling is coming out of the granite counter tops. They do not replace the counter tops but did fill in most of the pits. They sent a man out to fix the garage door, but I had to pay another garage door service to fix the gaps, adjust the chain and lube it. The painter and stucco people came, and both said they did not have the material to correct the original stucco and paint job on the front perimeter wall. I still don't know if it is a stucco or paint problem, but the KB solution is to give me a coupon for a gallon of paint. They did address a number of issues, but all the delays, changes of staff and long periods of silence were stressful..

KB let us down

We went and visited KB homes in Lakeland Florida. Our salesman was very pleasant and bent over backwards to go over every aspect of buying a new home with KB. We looked for 2 days on a Saturday and Sunday. We looked at 3 different lots and finally settled on an oversized lot.is where things started to slowly get away from us. Sunday night the salesman called and said we have to sign a contract that night in order to take advantage of the special pricing being offered. I felt somewhat rushed but went ahead and signed the contract through DocuSign. Then the salesman came over to our house with his real estate people to discuss selling our current house. That afternoon the salesman called to start the process of collecting the required deposit of nearly $20,000. That evening I mentioned to my wife that the salesman had mentioned that the neighbors who were going to build on the other side were going to build a swimming pool, and another neighbor was going to store their boat in the back yard. My wife at point realized this was not a 55 and over community and there would be several homes with children. She then said there was no way she would agree to buy the new house. So, the next day we told the salesman our decision not to purchase the house. This was only 2 days after we had signed the contract. The salesman said he did not think there would be a problem canceling at this point. A few days later he called and said he talked to his manager, and there would be no problem, and we should get our deposit back. Now here we are 2 1/2 weeks later on the eve of attending the funeral of my wife's mother, we get a email from KB homes, stating that we have defaulted on our agreement, and they are keeping the entire deposit. They are acting like we have cost them money for advertising etc and have no right to our deposit. We backed out 2 days after we signed the contract. How much damage could we have caused them. What a horrible slap in the face. Buyer Beware!

STAY FAR FAR AWAY FROM THIS UNETHICAL BUILDER AS OF NOW I HAVE HAD BROKEN GRANITE INSTALLED, CRACKED FLOORING THROUGHOUT THE HOUSE, A PERIMITER WALL THAT COULD EASILLY BE PUSHED OVER, AND HAVE LOST OVER $2000 IN WAGES FOR THINGS TO STILL NOT BE FIXED. CORPORATE DOES NOT CARE ABOUT YOU THEY PAWN YOU OFF TO SOMEONE LOCALLY WHO CARES EVEN LESS. AS OF NOW I HAVE REACHED OUT TO A CONTRACT ATTORNEY TO HELP WITH THIS.

BUYING A NEW HOME SHOULD BE A MEMORABLE AND HAPPY EXPERIENCE. READ THE REVIEWS THEY ARE NOT LYING!

KB TURNED THIS EXPERIENCE INTO A COMPLETE AND UTTER NIGHTMARE!

HORRIBLE, HORRIBLE experience from start to finish. Never again will I deal with a KB home! All of the negative reviews are true from horrible construction practices to the ATROCIOUS customer service and HOA collecting fees and owners having nothing done for the community. I literally don't have the room to elaborate on everything but know that I will NEVER deal with a KB company again! Do yourself and your family a HUGE favor...stay away from this builder in Tucson!

You've been warned!

KB is one of the worst builders around. Every person in my 116 home development has had massive issues with their homes and now we find they left outstanding bills that our HOA now has to pay. We have NO amenities in this community but our HOA fees now have to be raised from $85 a month to $125 a month to pay bills that KB left unpaid!
The last time I texted with a warranty representative he told me that he hears constant threats of lawsuits from homeowners due to the fact that KB won't fix anything for people reporting issues. Find an existing home to buy- please don't put yourself in a position to build with KB!

I wish I had done my research. KB Home is not on the BBB. This was the first warning. I found out too late. Being that I am a first time home buyer I was clueless. My house is a brand new house from scratch. I've been having issues with it since the beginning. The HVAC went out 1 month after moving in. Since then the new system has been giving me problems. Each time the technician comes out he make up excuses as to why the system is functioning the way it is. As of his last visit, he did something in the attic and now I have this odor coming from the vent whenever I turn on the AC. It triggers my allergies and causes me to have to use my inhaler. The AC vents are stuck. I cant open or close them. My Son's room gets so hot even with the AC on that i cant put the heat on for too long, when need be. The paint work was done by none professional. They hire Patch work people to do repairs. My Garage door has openings still even after they so call repaired it. Bugs still are able to get in. The grass is not the best. I have mushrooms growing. The fencing is with cheap wood.
I'm so over KB home. I will be selling my house in the next 2 years. DON'T BUY A KB HOME!

This us me and my husband new home for us and you would think this would be a joyus moment in our lives but it was not. Our walk through was diasterious trash was everywhere then a lot of things still was not compled in our home but we was promise it would be we even waited 2 weeks after our closing to move in into our home so things can get completed in our home still was not. I sent out emails calls and I even call coparate office. So when I did talk todomeone they would send out tradesmen to complete the work that was not completed but they would either half do or font complete at all and now we are coming up on a year and it is still not completed and is being half done. Even our lawn right now is half done they came out and out dead sod

Be careful

Terrible workmanship they cut corners on the house they charge crazy prices you can't even get into the pool or hot tub because the gates are broken and it's a brand new development. Be careful when you buy.

I bought my KB home almost 5 years ago and have had nothing but issues with it! Each time I called customer service there was an excuse as to why something was wrong and they did very little to resolve the issues. I've noticed uneven base boards throughout my home, the paint was horrible! I could have done better painting as an amateur. There is a large gap in the left side of my garage that they didn't fix but tried to patch it up the cheapest way possible. As a result bugs are constantly getting in my garage. They had to replace the front and back door because it was so poorly done. My son and daughters closet doors wouldn't close evenly and properly. They did a poor job installing them. Fuses had to be replaced in the breaker box. The smoke detectors don't work and someone had to replace the one in my bedroom. The ones in my son and daughter's room still doesn't work. The lights fell out the ceiling in my foyer and front porch. There are cracks all throughout my home. My microwave almost caught fire and had to be replaced because of the way it was installed. Of course KB would not take responsibility. I've done nothing but argue with them about repairs. There was an obvious and very noticeable crack in my bathroom window that had to be replaced. The faucets had to be replaced in both bathrooms because we couldn't comfortably use the stoppers. My mirror was poorly installed in my bathroom. I had issues with the toilet in my master bath. I've blue taped areas in my home that need attention because they're obvious to my eye which means it shouldn't have been obvious to the guy responsible for supervising the construction of my home. My yard wouldn't drain properly and my back yard would hold water after it rained. KB had to install drains but that was a problem with many homes on my street apparently because every time I looked around they were installing drains. I can go on and on about how poorly my home was built. I'm very disappointed in KB and wish I hadn't invested my hard earned money. From start to finish I noticed issues with my home that was pointed out but not handle. The outside pavement is off, the sod the company uses is horrible. I've had nothing but issues growing grass and my flower beds were poorly installed. When I first moved in I had a ring doorbell installed and KB sent someone out to pressure wash my home and they broke it with the pressure washer. My attic door doesn't come down properly and has to be shifted manually to let it down because the wall is too far out. I pointed this out but was told there was no way to correct it because the home was already built. Who does that? KB of course! The last but not least issue is the piece of wood that was glued in the front of my home fell down but the home is brand new. How sad! Of course when I called I was told it was cosmetics and they would not fix it. People please beware before purchasing a KB home. Do your homework and make sure you're spending your money wisely! If I had it to do all over again, I would not buy a KB home and I can't wait to sell mine probably to an investor who can fix the issues with it.

Be Very Careful!

If you consider buying from KB Homes, be sure to have a real estate attorney look over everything. Do not trust their sales people! This company has put us through the wringer, charged us with fees for not going with their lender even though we never signed a loan agreement with them. When I first signed up, I told them that I was using my own lender (I work for a credit union) and they said it couldn't hurt to entertain theirs (KB HS Home Loans). They have you sign a contract to pay for any rate locks but the amount was left blank. They gave us a loan agreement and the origination fees blew away the huge builder credit they dangle in front of you. We rejected it and never signed. Then, the night before closing (which was cancelled that same night by them over lack of attic ventilation) our credit union is told to wire an extra $4,445 for a rate lock, citing the document we signed with a blank amount. They couldn't provide a signed loan agreement because they didn't have one. No bank will wire based on a no-amount agreement and a side note with a dollar figure, by the way. It took some serious protesting to have that removed and they did it "as a favor" to us. We are on our 5th closing now with no date set. I had purchased appliances and furniture after our final loan approval a few days before closing and now they tell me that if I have to trigger another final approval over this, since my purchases caused the issue, they would not return my earnest money if it falls through. Oh, and the reason I'm under such scrutiny over the loan is because I lost my home buyer for my current address since we couldn't move out in time for them (because of KB's date moves). They will make everything your fault and then stick it to you for it.

I have written complaints for 15 years about KB Homes. They are bad for San Antonio and its suburbs. Here is the newest. I have a leak in a toilet. Needed a new gasket. Turns out, the toilets in my home put in by KB homes are not only not standard there are no universal parts sold for them. Now I have to buy a new toilet. KB homes has cost me a small fortune in 15 years. Don't you get caught too! BK is not interested in you. Don't think they are!

Since purchasing the home and moving in we have had over a dozen structural issues, appliance not working, plumbing problems, drainage and waterline problems. They love stating that everything is under warranty, but what they don't tell you is that it will take weeks to schedule someone to evaluate the issue then MAYBE schedule an appointment to fix the problem. I have been in my home less than 6 months and we are ready to try to sell it and leave.

Homeless

KB "Home" can't even prioritize the most fundamental human necessity - housing! I'm now officially without a home because of a countless false promises. Not only am I left without a house, but I'm also out a staggering $90k that's just sitting in escrow. And to make matters worse, I can't even use my credit cards or anything because the closing is stuck in limbo. This is beyond frustrating!

I am so infuriated right now! Three weeks ago, I called this out to Patricia Martinez and asked for her help to secure a backup plan for a hotel and storage, but all I got was reassurances that we would close on 4/26. And to add insult to injury, I was given a measly $3k, which is a complete slap in the face given the financial and emotional burden that this situation has caused me.

The final was supposed to be set for 4/27, and yet here we are in the early afternoon on 4/28 with no county final in sight. As I'm typing this out, I still don't have a date for when I'll be able to move into the home that I've been trying to purchase. And now my family and my dog are left scrambling last minute to find a roof over our heads. This is absolutely unacceptable!

Do better KB"Home"!

I can't overstate how much I dislike this company.

First off, it took 1.5 years for our house to be built. Our loan was in limbo the entire time. Whenever we complained to the builder they said 'our job is to build for KB, not for you'. KB gave me silence.

When we finally moved in, every single thing they installed like countertops were sloppy and damaged. The trees were dead. Most of the grass was dead. We installed our own blinds and the windows had differences of up to 2 inches right next to eachother.

They have a 'warranty service', but you practically have to scream at the corporate office to actually get anyone our. Our warranty officer doesn't answer the phone. We have to talk to the regional director.

We still have damaged items that were supposed to be fixed before we moved in. What really takes the cake is our fence was just knocked over and the retaining wall was damaged. Both issues that were supposed to be fixed before we moved in, that we pointed out multiple times. Now they write it off as 'storm damage' and will never fix it, even though I mentioned it before the storm!

Shoddy workmanship across the board, we can't get them to come fix poor paint spots, nor will they give us any paint to fix it ourselves, even though it's part of the contract!

Possibly even worse is how nepotistic and condescending they are. They only hire their friends and friend's businesses. I had a third party come out and they said "this is the worst countertop installation I have ever seen in 30 years" meanwhile I had to drag KB out here kicking and screaming to even look at it and it took 3-5 visits for them to actually do anything about it.

BEWARE Of The Contract!

Ust a heads up for anyone looking to work with KB Home on their new home, I strongly recommend going elsewhere. It was been a nightmare working with them from the start and that should of been the sign for us to walked away:
1. Their in house lender didn't approved us even when we made more than enough. We reached out to see why not and never got a response back. So we choose an outside lender.
2. Development was delayed and most likely pushed back another month before it was scheduled to be completed.
3. When our rate lock expired, we reached out to the sales agent and corporate numerous time and never got an answer about what they're going to do. We tried working with them and being reasonable but this whole process has been a nightmare. The WORST part is their lack of communication when it matters the most. Not even a we can't help you with the rate lock.
4. Their contract states that no matter what they won't even give you your deposit back even if it's something out of your control. They don't care about the people they're working with it's all about profit for them.
I'm glad I choose to walk away from this situation. However, we will be seeking legal console to fight for our deposit. This has been a waste of 9 months.

Worst workmanship
December 23, 2022

Brand new house. Every outlet and switch panels are crooked. The kitchen sink had low pressure and sputtering randomly. They sent a plumber out after 2 weeks and he found woodchips and construction debris in the line. Kitchen gfi outlets and range would constantly trip the breaker. 3 weeks after reporting it the electrician came out and found that the neutral was touching the ground somewhere so they have to break a bunch of drywall and run new lines. Bathroom and main bedroom doorknobs have no lock and another bedroom had the doorknob installed backwards, where the lock is outside. Toilet seats misaligned. 6 windows would wobble and not open and close right without excessive force, which were somewhat fixed after 2 trips by the supe. Upstairs furnace gas line wasnt connected, which was resolved. At this point, it can't be just mass incompetance. It seems like pissed off workers intentionally doing horrible job. Stay clear from these shady fawks.

I bought a brand new KB Home in 2020. Within 4 months in, the pipes exploded in the wall in the kitchen. The home is under a short 2 year warranty. They came and fixed all issues which I had to take 7 days off to just watch them come in and work. 2 years later, another pipe burst in the kitchen wall but in a different place. Hired a plumber to come fix the issue and they said that KB Homes hired a company called Victory Plumbing to do the work. The plumber stated that the clamp for the pex pipe was done incorrectly. Another plumbing error. As of right now, I had to go through the insurance company as the 2 year warranty barely expired (of course). It has been over a month and I have no first floor. Shotty work, Shotty workmanship, worst experience I ever had as a first time household buyer. I have pictures of the horror show I am dealing with if needed!
