We ordered our home and lot in the Rancho Reyes community in 2020. Moved in in November 2020. First issue was with the HOA. KBH assured me that the HOA would be temporary because the home builders in the area were against their practices. Since then, I have been sued twice by them.
Also, I have been paying outrageous electric bills anywhere from $500-per no.to over $1000. Per month. I recently found out it was due to the way my home was wired at construction! But since I just found out, it will now cost me about $5000 out of pocket to correct it. Not to mention the a/c system, installed by KBH, is the wrong unit for this floor plan! (No "smartbox" was ever installed as needed due to the size of the house, causing power to the rear of the house drawing excess wattage!). I ALSO found out recently that my home was built on the double lot that the builder used as a construction Yard, and burried construction debris before building my house! We are STILL pulling building materials out of the yard! To top all this... NOW we're having trouble with the doors in the home. Started with the front entry. Doorframe warped due to poor and missing framing... I don't understand how this build ever passed code inspection. I don't recommend buying from KB HOMES!

We purchased a KB built home in the Cary, NC area within the
Amberly subdivision. Within months of taking residence, we discovered a foundation issue which KB Homes corrected since the home was under warranty. We've recently uncovered additional foundation issues and only discovered the issue after pulling up the carpet to resolve a water leak resulting from improper
Installation of the dishwasher. We havereported this to KB Homes and have yet to hear back from the company. Since the home is no longer under warranty,
We have no speedy resolution without taking legal action. We are in the market for a new home. Never again will we work with KB Homes.

Terrible communication with the consumer. I also feel that it is unfair to force a consumer to try a outside lender or a co-signer simply because the KB loan rep left and KB put me with a new one. None of that was my choice! This by far is the worst lending experience I have ever had. Now I see how terrible KB is with business ethics and people tried to warn me. I gave KB the $500 under "good faith" because the sales rep said that KB will refund it if they did not approve me-AND THEY APPROVED ME AND THEN DISAPPROVED ME BECAUSE THE ORIGINAL LOAN REP LEFT KB. That is a breach of the contract on KB behalf, not me! I took a job promotion and anybody with any damn common sense can see that in the 2 comp plans I sent up. As a single mom I had to take the promotion to make more money to support my daughter. It is extremely unethical that because I took a job promotion your loan rep decided to decline me and thus force me to try and get a co-signer or worse, get my credit score knocked down by outside lenders. Did you know that every inquiry on your credit report drops it down by 20 points. Screw that! Especially when I was already previously approved. I never incurred any extra debt. In fact I had paid off all my credit cards! My student loans were the same amount as they were when I had the approval so "the ratio" would have improved. Less debt, better job, credit score over 700, and everything else stayed the same except yalls approval! Hopefully the public will check yalls reviews before purchasing through yall. KB IS KING OF BAIT AND SWITCH, DON'T EVER BUY OR EVEN SIGN A CONTRACT WITH THEM.

If you are considering buying a home from KB Home-please do your research. Google: Florida Attorney General and KB Home, Willowbrook in Florida. We purchased a townhome in Willowbrook and went through Hell. Our townhome literally started falling apart in less then 2 years-water leaking, actual "water falls" inside the home leading to mold. They take no accountability and have legal resources that go on and on. I am convinced KB Home can literally justify and get away with Anything and I do mean Anything. Please be aware as I would not wish dealing with this "company" on anyone.

Excellent service from Tom (sales rep in site)... He helped us step by step until we purchased the home. Yes, the homes go up in price... So what? Gated community with a solid cost.The price is right for those working professionals that don't want to drive all the way to Chandler. Great service by Tom. KB homes has done great by us so far :)

NEVER BUY A KB HOME!

NEVER buy a KB home! They are the worst company I have ever dealt with. We had issues from day 1 with the incorrect foundation being poured. We have lived in the house for exactly 1 month and it has been an absolute nightmare. Horrible craftsmanship, communication and customer service. This company is a joke.

BUYER BEWARE! Thousands of buyers scammed into faulty homes, not built to code/plans, water intrusion decks collapsing, foundation, joist issues. Lack of supports. Many of these items are hidden behind the wall, a home inspector will not find. Forced arbitration, you can spend $100,000 on legal and you don't get one dime back for legal, then there are experts...

They previously have been fined by the Federal Trade Commission for not honoring their warranty, and still continue to this day.

KB paid off whistle-blowers, knowing homes had faulty construction. Gave the building department gifts (Uncovered by CBS)

Florida Attorney General found KB Home guilty of:

Failing to disclose to certain purchasers in Florida that the homes being constructed violated applicable building codes.

Failing to disclose to certain purchasers in Florida that the homes being constructed did not conform with the original building plans and specifications.

Denying certain consumers warranty repair requests because they purchased short sales or from banks after foreclosure proceedings, not proper exclusions under the KB HOME warranty.

Refusing certain consumers warranty repair requests due to a lack of maintenance by the homeowner when the structures problems were attributable to defective construction.

DO NOT buy a KB home. Our home is full of defects which KB refused to fix so we joined a group lawsuit as did a huge percentage of owners of these poorly built homes. Not sure about other states, but in "consumer friendly" California, the law is completely on the side of the builder to the point it is corrupt. First, KB was allowed to drag out the mediation process. We purchased our home 10 years ago and have had water coming up through the slab from the beginning. We went to mediation along with other owners and apparently KB is able to ignore anything the mediator says too, even though he is recommending recovery for us. This after two crews of inspectors tore up our home to document the situation. Moreover, only the original owner is eligible to receive anything under mediation. We are original owners but over the course of 10 years, several original owners sold their homes and KB knows this. Then there is the delightful portion of the law that says an owner is only able to address actual damage to the home. So if you have a leaky roof, you can consider damage to drywall but not ask for funds to repair the roof itself. KBs plan is to delay everything with their team of lawyers and not pay a dime to fix the homes they built with cheap workers and cheap materials. Once they have your money, their attitude changes and they do not recognize their 10 year warranty or even the recommendations of a court appointed mediator. In the end, it will be up to each individual homeowner to take them to court which is like David going up against Goliath. Shame on KB.

KB homes appears to be a great deal, but you really have to do your research and learn what their company is really like. I found this website online: http://thekbhome.com and it discloses the nightmares people have suffered after they purchased their KB home. The first thing to consider before buying a KB home is that the quality may not be up to your standards and if you look through the site you will find all sorts of homeowners with disasters and leaks happening to them after they purchased with KB not doing much. The second thing to understand is they make big $$$$$ by selling you upgrades. If you do purchase a home with them make sure you understand exactly what the lowest end model looks like (cheap bathroom fixtures, cheap carpet, linoleum floors, while tile kitchen, etc). Then add anywhere from $50-100K for your so called upgrades to make your home livable. Just adding window dressing/shutters can add a whopping $7000 to your home price. The walls can also let sound transmit through them easily, so hopefully your neighbors do not have dogs or young kids. The good news is the homeowners fees are fairly low and they are very fast to build the units. It is also nice to buy a brand new KB home where nobody else has lived in it. Last tip, buy a KB home in the early phase of development when the price is cheaper. If you are buying at the very end, you are the lucky one paying full price. I have seen a $150,000 difference between units sold on day 1 to real estate agents looking to make a quick buck as compared to the ones sold the very last day.
