Kb homes refuses to fix ongoing issues and their warranty guy Mark F is a liar. We have a sewer gas leak and he came to the house to smell it, he smelled it, sent out General Plumbing. Their tech fills drain line with water, puts a camera in the drain line and air bubbles appear indicating a water leak. He fills out his report and leaves out the part about the air bubbles. We have had three leaks in our roof and the last time it happened I contact Kb warranty and didn't hear from anyone until five days later after I called their Texas and California offices. Untrustworthy and a crap organization from top to bottom.
We bought our home brand new in 2018 as first time home buyers. We started experiencing problems with our AC unit in 2019, but AC Designs came out and checked our unit multiple times and said it was running properly and everything was fine. Later in that year, we started noticing the humidity in our house was over 60%. Being young and naive, we turned our AC down and carried on. My husband and I would continue to have allergy-like symptoms year round but multiple doctors confirmed that it was just that - allergies. In 2020 I had our son. From the moment we brought him home, he started experiencing breathing problems and was in and out of the pediatricians office with 'allergy-like symptoms.' After a nebulizer, medication and lots of sleepless nights, we started digging around our house to find the source. Low and behold, our house was covered from ceiling to floor in mold. Our AC ducts are full of mold, our lights, our cabinets and our entire house. We called KB to come look at our problem who then called a restoration company to come out and look at our problem. Sure enough, our entire house is spewing mold particles and spores about. KB says it isn't that bad and our house is 'liveable through the process.' But the restoration company tore out our master bath, our kitchen and bedroom is covered in plastic, our entire dining room area is full of boxes from our kitchen cabinets belongings and our fridge is in the middle of our hallway. Everything is taped up and sealed and we have no access to a stove, microwave or any of our kitchen supplies. Yet, KB determined that our house is 'liveable.' They have yet to help us locate another house to live in, they stopped returning our calls after they realized how bad the problem really is, and our house is sitting empty with multiple pieces of equipment running. They refuse to pay our mortgage and electricity bill while we are going through this process and their offer to help was to 'pay for a hotel or airBnB.' We spent days homeless, bouncing our son and 2 dogs around from house to house while we looked for a place to stay. When we finally found a potential rental property, we could get no response from KB about paying for it. We are now going into the weekend without a home, without a place to stay and we are paying out of pocket for a town house rental. The entire process has been a nightmare. Total and complete nightmare. My poor son has been breathing in mold for his entire life and there is no remorse or understanding of our frustration. This company does not care about its customers and it shows greatly in how they are handling our situation.
The warranty doesn't mean anything. Don't be fooled like I was. Once there was a problem they didn't know how to fix they declared my warranty null and void. I paid an outside air engineer to find the problems and KB wanted to caulk some air vents and call it done. I'm now fixing my home and they continue to send me threatening letters. DO NOT BUILD WITH THEM!
At first I was undecided if to go with KBhomes or Lennar. Don't know how satisfied I would of been with Lennar but could tell you I am very dissatisfied with KBhomes. I hope you don't make the same mistake of trusting sales, superintendent, or any one that says everything will be ok. If you do decide to go with KBhomes be ready because on top of the purchase price expect to pay at least another 20 thousand. I am not just talking about wants in the house but needs. It is almost impossible to not purchase upgrades. Listen to this. None of the rooms come with any lighting imagine getting a 4 bedroom you are in for a surprise. Keep looking around at other builders and compare. Best of luck.
When I decided to purchase my house through KB homes, I was working with Kristine Blair. I was lied to about when the house was going to be completed. There sales reps swindle you into putting your money down and try to force you to using there Lender, when I went to look at the closing costs they were around 11k and when I told them, I have my own lender there attitudes changed. I pulled out of the deal due to this and also the lengthy build times and lost my 5 thousand dollars over this. Be aware, I have heard numerous stories about them and still decided to use them and now I have lost out of a lot of money and still no house. I don't want anyone to make the same mistake as I did.
Lets start at the prequalification.The loan officer assigned doesn't respond for days. We reach out to our Site Agent, who then gets an on-call loan officer to generate our first estimated worksheets. When our loan officer gets back to us, she does the same thing, but her estimated rates are far above what the other officer gave us. We are strolling by the house one day before the slab and realize they've duped our house with the neighbor. That was eventually fixed, but an unexcusable mistake on their part. Then we realize we have a drainage easement in the backyard. I know we COULD have found this if we realized we could get the plat information. However, not everyone has bought a home before, so it would have just be courteous to have this disclosed to us before we picked out a lot. There is literally NO communication with this Finance side of this company. Even after several conference calls with us, our Realtor, and the loan officer pleading to please contact us before blinding send out requests for our information. We have to ask the questions EVERY TIME. Fast forward a few months once construction has started. Slab poured, frame up, roof up, plumbing started... but yet no sign of contact from the Construction Mgr we were told we'd be introduced to. So after ME asking our site agent for his contact information, I finally get a hold of him to discuss so many things I have questions about as well as sloppy or incorrect work that has already been done. I'm told by him we'd have a pre-drywall and pre-con mtg he'd be scheduling in the couple weeks. That was over 3 weeks ago. I think start to inquire about the closing date. The loan officer speaks out of her job duties and says she estimates it to be 6 weeks delayed, but then offered no answers. I then contact the Construction Mgr by email; no response, by text; no response, and finally calling him at 8p at night; finally a response. He has no clue and insists we are on time but that he will get back with me with answers. That was 5 days ago. I get a random email from some Title company asking me to fill out information. I don't know if this could be spam, so again I go out of my way to contact the Loan officer to make sure it is legit. It is, but do you think a heads up email from her happened? Wo we complete that. Next random email is from KBHS asking to verify our assets. Once again it's crickets from the Loan Officer. I email her asking her to explain why KB needs me to give them access to my bank accounts and how much access am I granting before I just do whatever an email tells me to. Still waiting on her to reply. NEVER AGAIN IN MY LIFE WILL I BUILD WITH KB HOMES. The ONLY person that had her stuff together was the girl at the design center. So organized and streamlined! Since we are only about halfway with completion, I'm sure I'll have an update.
Was going to build a new KBHome. Signed the initial contract, gave them a 20K check.
There was a lot I wanted but it was not released yet. They promised me I would have first dip on the lot when it was release. 4 weeks go by before the lot was release. But now they just tell me that I will NOT have first dip as promised several time over the 4 weeks. "We are doing a drawing now - you want to be in it"
The fact that my realtor and I spend a lot of time on this, they had my 20K check for 4 weeks, I lost out in other properties pisses me off
KBHome (mangement) do not care about you as a customer. They are not interested in having happy customers - it is all about the profit.
I recommend staying away from this builder and go with another one.
Absolutely NO communication, ethics, updates, quality control, follow through, and were 3 months behind schedule (home was done, less the repairs which have yet to be done from our walkthrough 4 mo. Ago... we just weren't allowed to move in). Utilities in neighborhood were not set up. The site was not set up for sewage. PGE was not set up for electrical. Even after our house was built. Yet they still took our money without a second thought. All the while keeping us in the dark regarding what we were about to go through. They never told us the real situation until we couldn't reverse the process. We only wanted our deposit back so we could find a home we may actually be able to move into. It gets really old trying to get extensions on an apartment lease and living out of boxes with no end date.
Bought this house in 2016. We are faced with lots of problems showing that this house was rushed. I think craftsmanship is really poor.
To say we are unhappy with our home buying experience with KB Homes would be an understatement. My husband and I decided to purchase our first home with KB homes, and we were so excited to have the opportunity to customize our first home to our liking. We signed our contract with KB back in July of 2020, it is now March of 2021 and we have yet to move into our new home. We were told by KB that once they broke ground, it would take 65 working days for our house to be built. KB broke ground on our house in October 2020, needless to say it has been way over 65 working days and we still haven't even had our final walkthrough yet. We have had 4 different date changes of our build out date. At first they informed us that our house would be ready by the end of January, then they told us the end of February, then they told us the beginning of March, and now our CURRENT closing date is the middle of March, that's IF they don't push it out AGAIN. We were scheduled for our final walkthrough this week, but KB reached out to us and informed us that they have to push out our walkthrough date, yet again, due to the fact that their superintendent was no longer with the company. Moments later, my husband got a call from their Design Studio to inform us that the dishwasher we had picked out was discontinued and that we had to order a different one. We can't help but to wonder whether the delay is truly because the superintendent was no longer with the company, or if our house is just simply not ready for the walkthrough, and KB has over promised and under delivered yet again. KB Homes definitely needs to work on keeping their word on when things would be completed. I'm not sure what is going on with the KB Homes as a company, but SOMETHING needs to change. Would I recommend anyone buying a KB Home? MOST DEFINITELY NOT. Have you ever been disappointed so many times that you just start not to care anymore? That is what buying a KB Home feels like to us. We have been disappointed so many times with all the delays that whenever they give us a new closing date, we just aren't excited anymore. Not to mention the inconvenience we had to endure, multiple times, into rescheduling delivery items, extending our move out date with our current apartment, adjusting days off that was requested for moving, etc. We were also told that KB is not willing to do a walk through until the house is 100% complete, understandable, yet they are not willing to close escrow any sooner than a week after the final walk through. We are not sure why KB is not willing to work with us on the closing date when we had to work with them numerous times, with the delay of our home. I would advise future buyers to rethink before purchasing a KB Home.
My husband and I met with one of the sales counselors at the Edgebrook location in Bulverde in Texas. The sales counselor that we met with was openly racist towards us. He made many inappropriate comments during our meeting and made us very uncomfortable. We were strongly considering working KB Homes but after that meeting, we have decided to go with another company. This was a very hurtful and disappointing experience. They don't deserve any stars
First and foremost, from the very beginning I specifically asked the salesperson is my earnest money refundable up to design studio app? Their answer was "of course absolutely!". I specifically asked because what I read in contract " you only have 5 days". Do not believe salespeople. So many things were unclear about my home up until studio app. 2 of 3 bedrooms come with No Lights, Dining room No lights, Non insulated garage, home comes with minimal insulation, all bathroom vanities have no drawers, Kitchen Island is an expensive upgrade (other KB homes and builders this option is included) and the list goes on! This is where the prices increase just to make a 2021 new home "Nice". After selecting important options it doesn't change that the home is still built with no integrity and cut corners. KB home is a lower level builder with lower grade contractors and cheapest material. I was pre approved 3 additional times without even requesting to be. The system is calibrated to make more money off every house. For a $242,000 home became $300,000 with still a basic floor plan! Going with a different builder that provides features and quality I deserve for that price.
Save yourself and money and DO NOT buy a KB Home! I've only been in my house 2 years and I maintain my home VERY well... EVERYTHING is falling apart... my kitchen, floors, bathrooms, baseboards, you name it and it's falling apart... I am angry and frustrated because I put a lot of money into this home but sadly ended up with the worst!
I thought KB Homes had good quality looking homes. I've been in my home Less than three years... bad AC unit. Advised it's an older system. The linoleum is pealing from corner in the laundry room... NOW I HAVE ANTS COMING UNDER THE CARPET FROM THE BACK SLIDING DOORS. Carper was not properly sealed... wood rotten, board not installed correctly! Always told sorry your warranty has expired! I expect more from my little 25OK home!
Disappointing experience they kept my deposit of five thousand dollars since April fighting my money that I gave with sacrifice and they told me that they would give me my money because the purchase of the house did not happen, and I have evidence of everything via messages that would return my money... It is a lack of respect, I will never buy with KB again.

Unfortunately, this has not been our experience and I am very upset to say I regret purchasing a KB Home.
They will do and say ANYTHING to get you to give that 5 star rating right when you move in, but months down the road after you have given that good rating, things go downhill! After they get their 5 star rating that's it! No more customer service! After moving in we quickly discovered major dips in the flooring throughout the house, their craftsmanship is non-existent. Poor trim work, painting and tiling. You can tell that they hurried through the building process and didn't care about inspecting their work to make sure the quality was there. In less than one years time, we discovered the following: Screens don't fit the windows, everything comes through. Landscaping that was put in was trampled on by the workers and after a year now, they promised to fix and replace and that STILL hasn't happened. ALL of our flooring will have to be replaced because the sub flooring was not put in properly and inspected. This is a huge inconvenience for us which KB Homes doesnt seem to care about and wont try to make us happy by giving us a lighter wood of the SAME TYPE of Flooring. Customer service does not appear to mean anything to them. There are so many other issues like getting the hot/cold water lines mixed up in the kitchen sink, damage to a brand new refrigerator. I would not recommend them and will tell anyone to RUN far away from KB Homes. When we decide to move and sell this home we will NOT be purchasing another KB Homes. Very disappointed in them. Their statement above is not true, they do not care about quality because if they did, they would make sure it was done right the first time! They do not care about customer service because if they did they would make sure that we were happy and satisfied with KB Home.
Do not sign closing papers until every single thing is fixed. They will tell you that everything will be taken care of with Warranty. This is a lie, they will either take years to fix the problems or they will argue with you and make excuses why they don't have to fix them. Their favorite line is "this is industry standard" KB Home Las Vegas is not worth the aggravation. My family and I have 4 homes in the Inspirada neighborhood and we all have issues. From small to big. The most expensive issue, so far, was the A/C that leaked and needed to be repaired.
4 homes were purchased 1 in 2018 and 3 in 2019. We have all been dealing/fighting with warranty for one - two years.

We had problems during construction and even bigger issues with kb home loans. I would advise any one looking at buying from them to run the other way.we were supposed to close the 3rd week of june, heck, we can't ever schedual a mover.we did our walk thru and there is a lot to fix. This is my 7th home and by far the worst, and we are not even in it
I been living in my kb home for only a year and already have air conditioning problems. It stopped blowing cold air two days ago already. Had to give multiple different calls to see if i had some sort of warranty. And to find out no type of warranty for my a/c is available because it was only available for the first year. And the part is over $500. I feel like they build these houses so fast that they dont take their time with details and mess things up. Worst decision was buying a kb home. Especially since we live in florida and its really hot. If i can gove advise to others. Do your research better.
No wonder they gave me 1 year warranty. There is so many hidden problems that you will find when it's too late. In my house the electrical work borders on criminally negligent. They used non-standard water pipes that made my heater replacement super difficult. Windows will have to be all replaced, window frames rotted long time ago. Pvc floor was badly glued, some doors have 1/2" gaps. Most fixtures and hardware is the "builder special" absolute cheapest garbage one can buy. So, run!
