We booked a location almost 6 months in advance due to location to one of the largest events we exhibit at.
They just canceled our reservation, and are holding our funds for 3-5 days. Now we can't book another location within miles of our location unless we pay almost triple.
Evolve single-handedly created a catastrophic situation with no solutions, and has been non responsive since.
Evolve is horrible all around. We had a bad experience and posted a review. I just checked the listing and they removed it (I had seen it previously posted). I've asked them to reach out, and they won't. Pure scam of a company. Will never consider anything with them again.
This company is terrible! I saw a property on VRBO to rent for just 5 nights. Planning a birthday getaway for my husband and noticed that they added on $458 extra fees that are automatically non refundable! For 5 nights the bill became $1244 for myself, husband and daughter! We'll, now I'm stuck in the contract, so 3 days before our trip I noticed that there are flash floods all around the area and I'm concerned for my family's safety so I try to get a refund and cancel this trip to do something else where it's more safe and I can't get anyone to call me back to try to get a refund! Will never use this company again! Beware of this company when booking!

This is the worst rental management company ever! Run for the hills. I have had major issues with EVOLVE :( when there is an issue they will leave voicemail and no extension number to get a hold of the person who has contacted you. So you have to sit on hold and explain the issue with someone who has no idea what is going on.
1. I did not get one booking for 10 months and my house is great location and newly renovated.
2. I had to fight for my referral sign on fee of $250 for over a year. And the person who referred me never received her pay out.
3.The cleaning lady is the point of contact? How can you trust a cleaning lady to take care of all issues? Issues arise and the cleaning lady calls me. So whats the point?
4. They would not allow photos of the beach or village walking distance from my house. Only the house?
5. They work on alga rhythem's that fluctuated so much I lost 2K on a weeks rental at the height of my beach rental season. They had no excuse other than the alga rhythem 's told them to do it?
6. They say that they offer 3 professional photo shoots. When I requested another photo shoot, they emailed me and asked me to take photos and document the changes on my home that were different than last shoot.
7. they have zero social media or marketing for your home
8. They blocked my entire calendar because a tax law changed in my state which required an occupancy certificate. They never emailed or called giving me the heads up this was happening or that I had to provide this or they could not rent my home... they simply just blocked whole calendar.
9. Someone by the name of SAM in upper management hung up on me when he didnt have the answers to my questions. Crazy!

I made a reservation on July 22nd for a home in Pensacola from 815-8/18 and asked on that day if I could amend the dates if I was able to get additional days off. The answer was "Yes, if the dates were available". The next day (July 23rd) when I received confirmation of the reservation and learned I got additional days off, I submitted a request to change dates to 8/13-8/17, as well as sent a message via Airbnb (which was the site used) to let them know I had submitted the change and the dates were open. Yesterday on 8/7, I am contacted that my change was not accepted. The management offered no explanation. It took messages to the local POC, again to Evolve, and to the Airbnb liaison to get an answer back, and they finally offered a full refund (not yet received). I had asked multiple times that since I had made (and backed up with screen shots) the request for the change prior to the person who booked a few days ago, that mine should take priority, and instead of displacing me, they should displace them. No direct answer. Terrible customer service and left our family with no reservation 5 days from our vacation. I highly recommend NOT using Evolve.
Home reeked of cigarette smoke. They avoided emails, didnt respindfor weeks, and refused to compensate us. We were unable to stay because a guest was allergic to cigarettes.
We had a good time owner was gracious area was beautiful including the weather Iam all done cant say anymore and Starbucks is not my brand thank you
Evolve Vacation Rental Management Company is an incompetent, poorly organized online marketing platform. They don't provide any service to the homeowner besides advertising the property and collecting extra fees for no management service provided. Don't be fooled. It is not a management company. On top of that, they trick the homeowners. They don't have proper protection from the guests who use the house and don't want to pay. They also do not pay the damages claims as promised. It's just a marketing tool they use to get money from the travelers and the owners of the houses.
Just wanted to share my own experience. Evolve vacation rentals is not not doing anything regarding verifying people payment option. They charged my debit card even I've never been their customer. I was scammed. Horrible customer service, make me think they are the scammers.
Evolve cancelled our reservation one week before our trip! We were left scrambling to try to find an alternate place to stay. They offer absolutely nothing to try to make this right! Just an "I'm sorry, we double booked." Wouldn't you realize that way before 1 week out?
I booked an Evolve rental property in early May for a trip the last weekend of July, knowing that vacation rentals in Palm Springs can get booked up pretty quickly. A week before my trip, Evolve abruptly canceled. The next day, I saw that same house available for rent on their website for the same exact weekend and more than double the price I had initially paid.
Evolve doesn't honor their rental agreements or care at all about whatever their renter's plans were for that trip. I will not be staying in one of their properties again.
We made our reservation on May 31st and it was for July 09th. It was a nice home in Maine. Few hours before we left our home in CT, Kelly and the team from Evolve called and cancelled the reservation. No compensations were made and no help was offered to find another place. One family drove from MD to CT to join us and our pets already checked in with sitters. Kelly and the team couldn't care less. They asked us to find another place, within hours OR cancel the trip. These people have no heart and they do not know how to treat the customers. We rented a house for eight people in Maine to visit Acadia. They called us at 6pm the night before and told us they had double booked the house so our reservation was canceled. They offered us another house that was THREE HOURS from Acadia, on an island, accessible only by ferry, that we might be able to get our car on if we made reservations in advance. We called them and they told us to check AirBnB! We were lucky to find anything in the area for eight people on short notice. Nearly ruined our vacation. I'd give them zero stars if I could
We needed our host, could not reach him, reached out to Evolve. The Evolve rep said sorry, she would try to reach the host. She didn't reach him and she never followed up. It was a totally frustrating and disappointing experience and I'll never use Evolve, VRBO or Host Danny Harkins (595 Pisgah Rd in Andrews, NC) again.
DO NOT USE THEM TO MANAGE YOUR PROPERTY. Evolve is a nightmare. They will lie about all of the timelines to get your property live, they will price your unit offensively low, anytime you call them they will be extremely RUDE and act like THEY OWN YOUR HOUSE! Not to mention, anytime you have an issue they will call you back in "2-3 business days" UMMM WHAT? Oh and if you have a pricing issue---forget it! They'll call you in "6-7 business days" So your listing will take months to go live, and even if something is wrong, good luck speaking to someone about it. Oh and decide to give up and list it yourself? THEY WILL CHARGE YOU $250 to cancel (or $500, depending who you talk to) EVEN THOUGH THEY LITERALLY COSTED YOU THOUSANDS BY WASTING WEEKS THAT YOUR PROPERTY COULD HAVE BEEN LISTED. Please please please, learn from my mistake and RUN RUN RUN far away.
This company took my money for what I thought was a nice condo/hotel rental, which turned to be a nightmare the room had dead roaches just laying around as though they were the ones on vacation. I was told I'd get the money back wich they lied. They only tried to give me $130.00 which was the cleaning fee smh. The room was $509.00 where is the rest of my refund. I stayed by no choice in the dump for not even a whole 24hrs. Because I had drove 16hrs with no other place to stay. The representative who's suppose to help me resolve this matter has been very hostile in his tons when speaking with me. I was told I may not get the rest of my money but he'll try lol this company is a ripp off and I'll post more pics of my dump of a room /cond. JOSH V. should be spoken to about kindness, empathy, customer service, patience, respect, responsibility

Booked a rental 48 days prior to arrival only to be cancelled 17 days before..."due to a double booking error". I had already took of from work made all of these plans in the town of the rental. This is very disappointing because this was my wife's and I anniversary weekend
I rented a place for a romantic getaway with my wife. Basically our only vacation this summer. Paid in full. Got a confirmation number from Evolve. Got check-in details including the owner's contact information. Code for the door lock. Beautiful looking place, I spent weeks picking it, I knew my wife would love it. Spent a week getting ready. We both arranged time off at work. Boarded our dog. Excitedly drove several hours... and there was another family staying there who had just asked for an "extra night".
The owner texted me a few minutes later out of the blue, said she "wasn't sure if the house was going to be ready in time" because the management company wasn't done cleaning, and could they find us another place to stay. Apparently no one had told her yet that we had already talked to the people staying there?
Then the story changed to "I haven't used Evolve in a year so don't check that email." But she had contacted ME. She had all my stay details, including my contact information, from this email account that she apparently doesn't bother to check any more. I guarantee that she had my stay details in her inbox for many weeks.
She was far more concerned that we not "blame" the new property managers than she was with our experience. The owner kept blaming other people. Not even a "sorry," she just kept telling me why it wasn't her fault.
There is no customer service line for Evolve. It's the property owner, or you're SOL. Her new management company offered us some much lower quality unrented "cabin" properties. We just drove home. I've never experienced anything like it.
Evolve didn't answer the phone that day, and doesn't even have customer service for renters. Evolve called ME the next day, about 15 minutes after I started the process of reversing the credit card charges, and apologized that the property "should have been resigned"... whatever the hell that means.
Smoke & mirrors! Bait and switch - run, don't walk away from this company

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
