In the past few months, I've noticed a lot of reservations taken, then a few days later, they cancel the reservations. Not sure why, since my rental rates are lower than they have ever been. So what's the problem? Nothing has changed at my cabin.

My husband and I recently rented a house in AZ for a month to escape some of the MI winter. This is the 2nd time that we have done this, and both rental houses were handled by Evolve. This time, the house that we stayed in was actually someone's home, so we dealt with the homeowner when we had any issues as he was staying nearby. He was very easy to work with and promptly took care of any problems that arose. Last time, Evolve had local agents who took care of our issues, also very promptly.

It was a wonderful condo to stay in. We had 3 adult children and there was plenty of space and the hot tub was wonderful! Kitchen was fully stocked and we had no issues. Easy walk to the ski shuttle.

We had a toilet leak the first day I alerted him immediately. He did not get back to me until a day later and the maintenance man said that he has to wait for his approval to fix it and after a day, we just left because the owner never approved it.

The property itself was absolutely beautiful; clean, stylish, and clearly well cared for. We loved the décor and the overall aesthetic.
However, it wasn't as relaxing as we'd hoped. There were a lot of rules, restrictions, and detailed instructions for almost every aspect of the stay.
While we understand wanting to protect the home, the sheer volume of messages made it hard to fully unwind. We often felt like we had to double-check everything to avoid accidentally breaking a rule.
Overall, it's a gorgeous place, but not the best fit if you're looking for a laid-back, carefree getaway.
Secondly, the neighbors are very strict about "trespassing". Even just passing by their property may incur a fine. Be very careful to stay in your own boundaries.

Overall, we had a nice and pleasant stay at the cabin. It was quiet and right on Lake Hamilton. The kitchen was easy to use. Silverware/flatware was a bit limited, but enough for the two of us. For any families with more than 2 people it might be a challenge (utensil wise) so maybe bring some plasticware just in case. Beds were comfy. Since we are charged a cleanling fee, the floors could be better cleaned and dusted in the main living/den space by the cleaning crew. The lake water was partially lowered or drained we found due to annual maintenance, but that is just an FYI for any traveler who might bring a boat in the fall/ winter months. We did not bring a boat, but I think it should be noted online that after November 1st or whenever Lake Hamilton is not at its usual water level for anyone who might plan for that or just have expectations for the lake to look identical to the listing year round. Very nice stay overall and we were happy it was pet friendly.

Nice cabin, reasonably equipped kitchen. Some cleanliness issues for which we were told we'd receive a refund of the cleaning fee, but 2 weeks later the refund has not appeared.

The house was clean and the showers had great water pressure with lots of hot water.
There are a number of issues that need attention and fixing and/or replacing. I acknowledge that if a home is not lived in, minor repairs go unnoticed.
Here are things we found that need attention:
The Mr. Coffee drip coffee pot leaked coffee all over the counter when brewing. There was a Keurig that worked ok, but it tended to leak as well. The dryer didn't work. I looked at the electrical panel to see if a breaker was tripped, but didn't see that it was. There was a light bulb burned out in the master bedroom closet. In the bedroom next to the hall bathroom, the ceiling light worked but the ceiling fan did not. There was an outlet on the counter above the dishwasher that didn't work.
The house decor was drab and minimal. It felt "corporate, cold and minimalist" vs. "homey and inviting". The vibe was "how little can we do to the property to call it a VRBO". There was little attention to detail. For example, the bed skirt on the bedroom at the end of the hall needed to be adjusted and put back in its place on the mattress. Those little details speak volumes about the upkeep of a home. I could say more but I think I made the point.
The driveway is difficult because of the slope of the hill the house is on. Getting out of the car to walk to the front door to enter the house was challenging because of that steep slope.
I was confused at first about how to get the garage door code to work because there was a black lock boxes underneath and a white box. I figured out the black box was an older lock box that was not longer used.
The process of entering and exiting was complicated because I couldn't get the garage pass code on the outside panel box to work. I tried several times with no success. I called the host, however she never called me back at any time during our stay.
We got in and out of the house through the front door without a problem. However, we had to open and close the garage door from inside the house on entry or departure then come out of the house through the front door and then walk to the car once it was pulled out of the garage. With the steep driveway this was challenging.
I give this input to inform the management of this property to take a look at the house from the perspective of a visitor. With some much needed updates and attention to detail, the property has the potential to not just a place to stay but a "home away from home".

Navigating the STR process for the first time takes a lot of decisions and I am still learning about the process. Evolve's team approach seems to be supportive. Still in the beginning stages hopefully they keep the same when a issue comes up.

This property has everything you need to have an enjoyable stay. The house is clean and has a great view of the river. We were a group of 6 retired men primarily hiking in the area and welcomed the hot tub at the end of the day. It's our 3rd time staying there. Twice with the guys and once with the wives for winter weekend.

Ormond By The Sea is quiet, beautiful, and not far from area attractions. I really enjoyed having the whole beach to myself! I watched osprey fishing, shrimp boats working in the distance, and while I was there, a wonderful full moon rising over the water. Magical! On the practical side, the unit had the moist water pressure I have ever experienced!

The kitchen, outdoor BBQ/seating, and game barn are the stars of the property. Both will keep a multi-generational trip well entertained and well fed. We had 24 hours together as a family coming from all directions and ranged in ages from 6 to 78. Everyone had fun. We grilled, had a bonfire, watched movies, played pool, and still didn't use all of the space. The home is historic, on the river, and in the woods, so expect that type of vibe; some spaces have been well-loved. The kitchen is brand-new and well stocked with utensils, crockery, etc. A flock of wild turkeys wandered through in the morning while we enjoyed our coffee. It was pretty cool! Communication was great and immediate. An easy drive to Salida or the Royal Gorge.

Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
