Been using evolve/vrbo for over 8 years with multiple rentals with thousands of dollars with no issues. These moose management folks check in requirements were beyond-intrusive, very annoying,, and downright unnecessary.for someone who has used the product many times and has a long track record with evolve/vrbo. I had to send my passport a picture of myself addresses e mails and names of all my guest on and on. I will Never use any service associated with this management company again. In fact I may never use evolve again!

We had an amazing experience in the house rental in Cincinnati. The property manager was amazing, answered emails immediately, was very helpful etc. Will definitely rent with Evolve again!

Thanksgiving

No response to emails. Door locks unacceptable, weren't made aware of issue until I called directly about parking permit. Several blinds on floor behind TV, shower door badly bent and fell off while attempting to use. Transition pieces not attached, 2 can openers both broken and unusable. Needs updating and replacement pieces in kitchen as baking sheets rather disgusting looking.

Staff sucks

Staff was incredibly rude and unhelpful

Unfortunately there was an emergency in a different room, and security didn't know how to call 911
Made that room call for themselves
Said wasnt their responsibility
WTF?

Heads up... hotel WILL CHARGE U To STAY THERE. It's not listed anywhere just get that surprise when checking in

The owner of our unit was very nice and helpful. She was displeased with the staffing as well. To point she needed to speak to them.
Last night there found out why cable wasn't working whole week. Staff had unplugged it and noone knew how to connect it back
So no AC BECAUSE ENTIRE HOTEL for the whole week too, UNIT WASNT WORKING! Staff wouldn't answer and questions
They suck

Right on the beach... pretty interior... only connivence store within couple miles is located directly across the street.
Used that store a lot lol

Wonderful Thanksgiving stay

We had a great time gathering with family for Thanksgiving in this beautiful home. The view of the misty lake in the mornings set the tone for a peaceful and relaxing time! I highly recommend this location and will definitely stay here again next time we are in town.

TN Family Christmas

3 grandchildren, son, & my husband & I traveled for family gathering. We enjoyed hanging out and playing games. Having kitchen with snacks available was key to comfort. Beautiful setting on the lake.

Great place for a vacation.

The home was very spacious for our group. The bonus/entertainment rooms downstairs were a huge plus for the 4 grandkids. The home was very well equipped from the kitchen to the linens. Would book this home again. The only negative I have- and I sure hope y'all can improve on this- the communication between the renter and you is lacking. With VRBO, Airbnb and other smaller rental companies, communication is immediate! With Evolve, that part is not good, enough so that I will try to stay clear from booking through Evolve again.

They will call you for any little issue then basically give the guest staying at your property a 50% discount for any little issue

I've had a disappointing experience with the property management service for my Lake Tahoe rental over the past year. Despite hiring them to manage guest interactions, they frequently redirected guest inquiries to me, leaving me to manage the property. The local service company they recommended was often unavailable to assist guests, leading to further complications.

Shockingly, I discovered that our listing had been removed from Airbnb, which went unnoticed for months until a friend pointed it out. My attempts to resolve this with the management service were met with a month-long silence, only breaking after persistent calls and documented emails from my side. Even then, they failed to reinstate the listing on Airbnb, offering the weak consolation that it was still on VRBO and their own website.

This series of mismanagements has resulted in significant revenue loss, compelling me to seek a more reliable management company. Overall, my experience has been extremely unsatisfactory and far below my expected professional standard.

Scammers

This company are scammers and they won't pay for the property damage. Refused to pay for damages and just keep playing games to not reimburse me for the damage that was done by the tents. And they are very cheap I canceled my account with them because I can't trust them anymore with my property

DO NOT USE Evolve!They use your property to make them rich. I signed up for a service with them on 08/2023. They set up a rate without my approval, when I saw $175 per night, they did not include county tax. Only the clean fee, and after paying to evolve not even enough to pay the utility bill. I was really shocked, this is a $1.5m townhome, 2 blocks to the beach, the long term lease $6000 a month. They have my credit card and checking account on file, one day a guest was complaining, and they took my money from my bank account and refunded it to the guest without my permission!I called my bank and made disputed, after that, evolve was holding my funds from other booking, they do not want payout to my account, many times calls and emails finally they deducted amount $631 from my payout. That was 3 nights, my neighborhood rate, average $350 per night. They will steal your money.This is Sissy from San Diego.

As agreed upon at the start of our partnership, rates are determined by a dynamic pricing algorithm. To gain traction on your listing, rates typically start at a lower than expected pricing until demand is generated. However, you as the owner are also able to set a minimum nightly rate to ensure we are not renting your home for less than what you are comfortable with. We hope this is helpful! Additionally, we are sorry to hear of any frustrations regarding the way in which a guess issue was handled, as well as any errors in collecting the appropriate taxes. This company deserves negative stars. I wish I would have read all these negative reviews prior to booking. This company is a SCAM. I had a sudden surgery that limited me to attend my stay at one of there Airbnb's and they declined my reimbursement. Mind you the place had already been re-rented out for new years at double the cost within hours of canceling. GREED IS UGLY, upon booking it stayed a FULL REFUND was eligible within a 48 hour notice. I let them know 3 weeks prior. DO NOT BOOK WITH THESE PEOPLE.
