THIS HOA COMPANY IS ABSOLUTELY TRASH! THESE PEOPLE ARE HUMAN GARBAGE! THEY HAVE ROBBED OUR COMMUNITY OF MONEY, SAFETY, BEAUTY, EQUITY, HEAT & HOT WATER. THEY NEVER VISITED THE PROPERTY TO ASSESS DAMAGE, GRAFFITI OR ANYTHING THAT WAS IMPORTANT TO THE PEOPLE THAT LIVED THERE AND CALLED ASPEN GARDENS HOME. ASSOCIA PADDED EXPENSES BECAUSE THE FLAT RATE WASN'T ENOUGH TO SATIATE THEIR INFINITE GREED, SOMETIMES TO THE TUNE OF $3,000-$5000 MONTHLY. WE DON'T HAVE A POOL, HOT TUB, GYM OR ANY AMENITIES THAT WOULD JUSTIFY $300 A MONTH HOA DUES. NOW WE ARE STRUGGLING TO PAY OFF LIENS AND MAKE REPAIRS THAT SHOULD HAVE BEEN HANDLED BY ASSOCIA. PEOPLE VET YOUR HOA & WHEN THEY LAUGH IN YOUR FACE WHEN YOU ASK ABOUT SITE VISITS BECAUSE THEY LIVE IN LITTLETON, TAKE THE HINT, IT'S AN OBVIOUS RED FLAG.
Rude representative. Their inability to be successful is our fault, they say. What are we paying for.
The employees sent by Associa to serve our HOA are terrible. They let a board member steal ballots and not give a tally. The portfolio manager pretends to be a HOA board member in open meetings and mutes owners. The general manager doesn't know the difference between Xmas decorations and trash. I could go on and on... If you are thinking of using this company don't.
We have had several snowstorms this winter and the team at Evergreen Management Group is still asleep at the wheel. Evergreen is supposed to be managing the snow plowing services and treatment of the road surfaces by Appleblossom Landscaping, but you would never know it.
Several times this year, the plows didn't even show up until a day or two after the snow had stopped. That was the case this past weekend. When they did finally show up, they only removed snow from half of the driveways on our street. The services provided by Evergreen are of the lowest possible quality with absolutely no effort being made to communicate what the expectations should be for the timely removal of snow. We have requested this information from Bruno at Evergreen numerous times, yet he remains non-responsive and declines all our requests for information.
Our community, StoneArch Condominiums, is an over 55 community with 27 free standing condo units. Many owners like myself are in their late 60's-70's with many physical ailments. It will only be a matter of time before someone is seriously hurt clearing snow from their driveways and walkways because of Evergreen's inability to do their job. Evergreen's parent company, Associa, needs to investigate these matters and take swift action to fix the problems.
After reading other Google and Sitejabber reviews of Evergreen, I realize they are very consistent with their unprofessional, non-responsive and rude business acumen. If you are considering buying or renting from a property run by this company, save yourself a lot of misery, money, and frustration by taking your business elsewhere.
We currently have them in Herriman skyline phase 2 and Amber D. Is about as bad as they get. While towing a vehicle which was parked in a parking stall and provided no information to the homeowner eventually waived the fees with no explanation as to why it was towed in the first place. To continually harassing me claiming I'm in violation because my truck is backed into my driveway impeding traffic. Makes no sense since my vehicle is in my driveway not touching the street at all. It has been a constant battle and harassing situation from one person. We are currently looking to vote them out and or change association's. Steer clear of this company. The cost is outrageous and we can't get anything done as per guidelines as set fourth in their own bylaws. Anyone wants emails for the last six years of harassment I would be happy to provide them.
I've been trying to get my Master Insurance Policy for 7 days. I have to sit on the phone on hold, for over and hour every time I call "Community Archives". The first time I called I was given a womans email address to email, and she has not responded to 2 emails in 7 days. This company is complete garbage. I'm asking for 1 paper. Is it really that hard? Not only that, my HOA price went up when they switched to this management company, they requested info when they acquired my HOA which I gave and then they acted like I never gave them the info... I had signed up for autopay and they didn't ever start charging me. This is a mess. Then, when I sold my villa (2 weeks ago), they contacted my real estate agent saying my buyer needed to put down 15% because that's what they require. There was no "requirement" before this company came along. Really, this company is worse than the one we had before. Why even use a management company if they don't manage anything? By the way I'm on hold right now, it's been 36 minutes so far. Let me predict the future of this conversation, nobody will be able to help me even though it's their job. I wonder what would happen to me if I didn't do my job?...
Associa recently took over as the management company for our HOA and quite frankly the nicest thing I can say about them is they are inept. We pay our HOA fees quarterly. We had our bank account debited twice in October. We just received our reimbursement for over $750 3 months later. Yes, 3 months they sat on our money without returning it. Currently our HOA gave all residents a $35+ credit that was to be deducted off our January assessment. Did the incompetents at Associa do the math? Of course not! So once again Associa holds our money hostage. They failed to pay our common area electric bills so our front gate had to be propped open in our "gated" community. Then they failed to pay the electric bill in the pool area so that gate was left propped open as well. Talk about a safety issue with no lifeguards, leaving a pool area open where little ones could wander in!. Now let's talk about their nonexistent response to requests. We had a bug kill our lawn thus allowing an opportunistic crab grass to infiltrate. I emailed a request to address this 2 months ago and weed killer has yet to be sprayed. We had to resort to pulling it out ourselves, picture attached of what we have pulled to date. Other requests from neighbors fall on deaf ears as well. Neighbors have also had the same issue with the HOA fees so these problems are not unique to me, they are a cancer spread throughout our community. Our board is wasting their time with an "action plan" with Associa. They are having to have weekly meetings with them to get them to do the job promised. If Associa's name is mentioned at your board meeting as a possible contender, stand up on your chair and tell then HELL NO! Please feel free to reference this post from someone who was impressed with Associa's bait and switch presentation to our board.
I have contacted Associa 4 times about updating their records to show me as the responsible party of my residence. Each time they were provided a death certificate and court order showing me as owner via life estate. After more than a month, the request hasn't been completed. No one has offered to take ownership of the issue and when I contacted the supervisor over the settlement group, she questioned why I was calling her direct line. I would not recommend this company to any community shopping for a management company.
As a home owner, a request was put into Associa HRW in Raleigh two years ago and three different times in total to please remove my prior address and to the mail the HOA coupon to my present address and still, it is being mailed to prior home. One also places a request for work to be done, HRW in Raleigh signs it off as completed on their website and here it is three months later and the work has not been completed. We are unable to find folks who want to be President of the HOA because all of the real work falls on the President who is not compensated to do their work. It is a mess. Same thing with gutter cleaning. Crazy rules... tree limbs will be removed if they are on your home, but 3"-6" above your home, (a great bridge for squirrels or raccoons) nope, it is your responsibility. Read the fine print before getting sucked into this group. Over grown shrubs that need to be replaced as the roots are growing into the home foundations... they do not deal with that problem even though the trees were planted by the builders. Pretty ornamentals may not be planted like weeping cherry trees, dwarf Japanese maples, Japanese Magnolias, etc. If buying into one of their communities, talk to people who live there, ask for their honest opinions, do your own research & homework.
First off, my association was under Associa for about 1.5 years and if I ask that you consider what I am saying seriously. They are absolutely the worst property management company on the planet. I can document that their staff is totally unprepared. In the nearly 18 months under them we had 7, yes, count them, 7 CAMS. One of them only lasted 2 weeks. They will tell you one thing and then either forget about it, mishandle it, or just outright ignore you. There staff is ill trained if they are trained at all. Turnover is the only consistent item for them. They use a software called TownSq and it is completely inadequate. Not because of TownSq, but the way that Associa uses it. In 2020 we received 11 financials, and more than half of them were found to be not final versions, yet they represented to us that they were. In 2021 they found the problem and presented them to us, but a year later.
For our budget meeting they totally misrepresented 5 of our reserves for the end of the year numbers.
Picking them as your management company would not only be a mistake for you and your association, but for any of the vendors you chose, for the owners of your units, and for your nerves.
Bottom line is this: we were promised welcome packets to be delivered in two weeks, it took two months. We went from a management company managing our association, to working for the association because of their inadequacies, to managing the management company.
STAY AWAY FROM THEM!
Association managers who don't do $#*! and then hire their own subsidiaries to "fix" problems. Conflict of interest in the extreme. That's why the owner is a billionaire.

I think it unconscionable to charge a late fee when Associa takes 12 to 15 days to process a bank draft! They are very inefficient, probably on purpose just so they can charge late fees! I am mad.
These people do not respond to phone calls, emails, or online portal submissions! Very frustrating! Other residents have responded to my requests telling me that they have also not received responses. I don't understand how this can even happen to this level. I think they are selected because they are big, but they are certainly not any good. I hope our HOA will go with another company. It's rediculous.
I've been in Eagle Creek for years now and in dealing with over 1200 homeowners I can only imagine the pressure. But Kelly@ Associa handles the pressure very well and she should be commended. What a great manager to have at Eagle Creek! Thank you Kelly!
WARNING: I would suggest you look for another community to move into besides PARKVIEW. The HOA company ran by Mike Talmarkes has been no help in solving my HOA dues issue and the extra $800 added on as a collection fee for sending me five letters.
We own a rental home in Clayton in the PARKVIEW COMMUNITY neighborhood. The HOA fees were supposed to be auto-drafted out of my account. They didn't draft my account, and nobody bothered to call me, Email me, or send me a letter until I owed $2000!
They sent the amount owed to collections without contacting me. The collection agency then sent mail to an older home we no longer owned. When we finally got the mail and amount owed, I called the collection agency to ask why it had a fee marked as $800 EXTRAS? The lady on the phone said that was the collection cost. I wondered why it was so much, and she said because they sent me many letters and that's the fee.
I called the HOA manager, and he said I had to deal with it in collections. I called Jaclyn Smith Properties, and she said I had to deal with the HOA people. If you look up other reviews, the HOA is horrible, and they don't work with anyone.
When I first got the collection letter, I had COVID and told them I was sick and couldn't take care of it right then. The collection company ended up adding another $100 to the fee. The HOA and Jaclyn Smith Properties did not work with me, help me, or do anything to make things right. Instead of paying the money owed, I have to hire a lawyer to get rid of the outrageous $800 collection fee.
I highly suggest you stay far away from doing business with Associa® HRW, Inc. and Mike Talmarkes
There is no way to reach a live human being and they don't post your payments, then bill you for being late! I always pay my bills in advance but I can't get anyone to post the payment until it's late. I've even hand delivered payments to their office, which no one is ever there. Then they assess a late fee. STAY AWAY FROM THIS COMPANY! Their business practices are reprehensible!
One of the worst property management company I had ever see. Typical corporate culture, worst customer care, no call back if message left, no response on email, and if you catch the property manager on phone, they have ready answers not to have updates as system is down. I reported the issue on Jan 22,6 weeks are over no resolution. I would strongly recommended to stay away from this business and I am going to talk to my HOA members to switch over
Dad has alzheimer's and when it became clear he could no longer handle is affairs I began to assist with his finances. He was late on his HOA dues to the point a lien was placed on his townhouse. Once I was aware of this, I immediately paid the delinquent dues, fees, and penalties which was over a year ago. As my dad's alzheimer's worsened, it was clear we need to sell his property for his care. Through this process, we determined Associa never release the lien. I have been trying for months to get this resolved with Associa. Today, I spoke with an individual by the name of Mika. When I explained the situation, he stated my dad's account reflected a zero balance and didn't understand why there would still be a lien. He stated it was probably an error on my part. I explained my dad's attorney and the title company have confirmed the lien. He then stated "they must be lazy and didn't read the document correctly because my record does not show it." I asked what needed to be done as I didn't believe the attorney and title were wrong. He said he didn't know and would have to check into it. I asked him when someone would call me back. He said, he didn't know. I asked to speak with a supervisor and he laughed. I told him, I didn't think it was funny because my dad was a veteran with alzheimer's and we needed to sell the house for my dad's care. He then told me "well I think it's funny." I was mortified. I asked for his supervisor's name. He laughed again. He gave me her name but refused to give me her phone number or email address. I told him this must be resolved. He then hung up on me. How is it acceptable for a company to treat their customers or even another human being in such a manner.
I would never recommend your home owners association hire this company for any property management.
This company has no business managing companies. They do nothing. No maintenance, do not respond to homeowners, don't give notice for meetings, just to mention a few. I could hon for hours. Our property is in such decline and Associa doesn't seem to care at all.
We trying to get rid of them.
Don't ever hire this company.
