Do your self a favor and avoid this company at ALL COSTS!

We had them manage our STR properties and they were absolutely the worst choice we could have made. Unprofessional, never gave the guests enough towels and essentials. Would ask me (the owner) to deal with guests needs (what were we paying them for)? So we fired them and now I host the properties myself and make TRIPLE what they made when managing it! I will never use or recommend them to anyone.

Run away if you see a home listed with Vacasa!

Worst customer service ever
September 20, 2023

Rented a home in VT for a three day weekend with a group of people in their late 60's who were having a reunion. Was looking forward to spending the weekend cooking, eating and enjoying each others company for the first time on 40+ years. People were coming from various parts of the country. Got a call less than 24 hours before checking that the oven was not operational, which put a big damper on our weekend plans. All the shopping had already been done and paid for so we had to replan meals and start again with more trips to the grocery store and more expense. It took someone from Vacasa 5 days to get back to me (after numerous calls and texts asking to speak to a supervisor) and in their infinite wisdom, give us back $20 a day for the loss of this "amenity". That's $60 out of an $1,800 fee, about 3% of the total rental. Not sure about you, but I consider a functional oven part of a house, not an amenity. Will NEVER deal with them again. Be careful on other rental sites as they list on VBRO and others and then you are stuck. Much better to deal directly with the owner that a big, faceless corporation who only seems to care about the bottom line and doesn't care about their customers satisfaction one iota.

If I could give this company 0 stars I would.

Vacasa canceled our stay ( via email) 3 weeks out in the busiest summer season due to construction. Who does construction during the busiest time of year?
They took our deposit, I found out, the day before the construction started, pretty sketchy. They would not give me any info why there was construction. Also, found out there was construction on the whole building. Than why would you rent out the condos?
They said, the owners have full control and can do whatever they want. But...if you cancel 30 days out on them, you lose any refund.
They offered 2 options that weren't even near where we stayed or even comparable. The customer service person, Lauren was horrible and rude who worked under Will Huckaby. No one even contacted us to apologize. Lauren said it could take up to 5- 10 days for a refund in which I said, not acceptable. I needed it asap since we had to find another place, thankfully through another agency, but ended up spending $1000 more because it's last minute & summer!
This company is not trustworthy nor professional. Don't bother, it's not worth the stress! You should not have to worry about your vacation when it was booked months before. Go thru VRBO or airbnb instead or local company

The place was dirty and cluttered, no wine or drinking glasses, no wine opener, one sharp knife (big and dull), no pot holders for removing pans from oven or stove. No stopper in the sink or dish pan for washing dishes. We had to wash dishes before we used them. Other issues: bathroom sink clogged, light burned out, no pillowcases and bed was made sloppy. Floors were uneven causing tripping hazard, the last 6 of approximately 25 steps are dangerous especially when carrying heavy items like suitcases and ice chest. There are approximately 25 steps to get into the unit which are not ADA compliant, this may not be required by law but would be good to know before you agree to purchase. Also parking is on a very narrow and busy road. Conditions were so bad we left early. Very disappointing to say the least,

DO NOT BOOK VACATION HOMES

Do not book your vacation homes through their site! I reserved a home with 9 bedrooms and only allowed "two parking spaces" with no street parking! The nearest parking lot is like 20 minutes away. This limitation was not specified in the confirmation email body when I reserved the house. Since my party has 6 cars, I ended up canceled my reservation and paid a fee of $235. I called and complained and they said there is nothing they can do about it. There is no manager that you can complain to. Be aware!

I rented a Vacasa property. After I paid and signed rental agreement, they changed the policy from 2 dogs allowed to no dogs allowed and let me know 2 weeks later.

Worst experience ever

We rented a beach home in Hilton Head this past week in row two off the water. We booked it through Marriott homes and Villas. It was then converted to Vacasa as the management company. When we arrived to the 3 BR, 3 Bath beach home it was covered in saw dust from the recently refinished hardwood floors. The construction team had also used the first floor toilet and did not flush, and the home wreaked of varnish from the refinishing. We immediately contacted the local management team who had a maid come and sweep and mop the floors, but did not clean any of the surfaces such as the leather couch, chairs, kitchen counters, etc. We did this ourselves but quickly got headaches from the fumes. We also discovered that the refinishing team disconnected all the wiring for the WiFi and piled it into a rats nest on the floor. We attempted to reconnect this, to no avail. Every TV in the home required WiFi in order to work. The local management initiated a relocation for us immediately and this took 4 hours until that department contacted us. Mind you, we drove 4 hours to this location already. At 8:30pm, we were finally contacted and told the only accommodation they could provide would be a 2 BR 1-1/2 bath condo blocks from the ocean. We told them this was unacceptable and we were treated with a curt and dismissive employee who then hung up on us and did not call back. We called back and got a "supervisor" who was equally rude and dismissive and told if we did decided to stay the night as it was now approaching 9pm, we would be charged for the night if we chose to cancel our reservation. So….we packed up and drove the 4 hours home arriving at 1am and then contacted Marriott the following day. Needless to say, we will NEVER use Vacasa again. The reviews of this company are completely understandable. Worst rental company ever. Our home was not in rentable condition, no one visited our home prior to our 4pm arrival. We know this since we arrived in Hilton Head at 2pm to check the address and no cars were in the driveway. Stay away from any property they manage.

Does not care about safety

We booked a weekend stay at a Vacasa home for a wedding in Provincetown, MA on cape cod. Unfortunately, Hurricane Lee forced the wedding to be postponed a week. Massachusetts is under a state of emergency with the cape looking to sustain tropical storm forced winds, coastal flooding, downed trees and power outages. Yet because we don't have trip insurance, we were told we could not get a full refund and were charged an $800 cancellation fee for canceling less than 30 days out ( hello, we didn't know about the storm a month ago!). We were given an option to move our stay to a different Vacasa home not on the cape within the next 30 days which was not very helpful. We asked to move the reservation to the following weekend for the new wedding date but was told Provincetown was booked and now we likely won't be able to attend given the money we are all out. All in all, it's been a miserable experience trying to work with the customer service team who clearly do not care about customer safety or satisfaction. I am extremely disappointed in their guest service and cancellation policies. I will never be booking with Vacasa again and would highly recommend others think twice before booking.

We booked a end on Aug 2023 for Mrytle Beach Oct 4th. 4 nights $788.05
Car broke down last week. Refuse to change the dates or Refund our money.
I've called 4 times with No exceptions
I have begged and pleaded but it's a No.

Horrible company

My son came home from school sick. His school had a vivid break out so we kept him home. But our vacation was in 3 days. My other three children started to not feel well as well. I called and explained what was going on and asked to move the dates or cancel they would not do either and said I could give it to a friend. I told them I'll just take my kids there sick and let the condo know what's going on. They said that's fine too. This is the worst company and don't ever book anything through them. They were rude and did not care about anything. So, I lost out on 700 dollars because of this theiving company.

Lack of Compassion

We booked a cabin in Rhododendron, Oregon last minute as my wife is having her second ovarian cancer surgery next week. We understood the cancellation policy, however we received notice that they can do the surgery earlier, so we called to see if they would be willing to offer a partial refund or credit towards a future stay. The representative we spoke with was wonderful, but she was told by corporate that they were sticking to policy and were unwilling to offer any refund or credit. This is very sad and lacks any compassion! We will not be staying at any of their properties in the future or recommending them to anyone!

Undisclosed Fees

I happen to select a rental on VRBO, that I found out later is through Vacasa. I had to pay a service fee of $500.00 to Vacasa plus a $580.00 service fee to VRBO. These fees are in addition to the cleaning fee, owner fees, plus they charged me for insurance that I do not need. This was not disclosed anywhere. I am so MAD. Then I found out that my dog is not welcome unless I pay $$; the only reason I rented this property is because it is pet friendly. The fees and taxes are more than the actual cost of the rental. GREED,GREED, GREED.

Asked to come 40 mins early bc we drove 6 hours and they wouldnt allow it bc we didn't pay for early check in. What a joke. Terrible company. Sends generic message replies. Don't book anything through them. You will waste your time if an issue ever a happens. Such a big company therefore they do not have hospitality.

I had a rental through Vacasa for a weekend at a Cape Cod home last weekend; their agreement stated that it could be modified if other dates were available. Unfortunately my father passed away last week, so I went to use that modification. I was told rudely that it wasn't an option and that I could not cancel and get a refund. I followed up by stating that a death couldn't be scheduled 30 days in advance and asked to rebook at a different time. Again was told absolutely not. DESPICABLE business. Will NEVER use the company or service.

After paying $1,000 for a rental, we arrived to find it in unsanitary conditions. There were black pubic hairs all over, dirt lining the walls and floorboards, dried food on the stove, linens "thrown" into the closet, and highly suspicious white crusted stains on the couch.

This was for the Decatur House 406 in Ocean City, MD.

We were on the phone for 3 hours the night we got there trying to get someone to move us rooms or come clean. Sent pictures. Did everything they asked of us. No one ever came the next day. We ended up buying a different room and paying double what we had already paid to Vacasa. We never stayed at this dump. Vacasa completely refused to provide any refund, they didn't provide any information regarding whether they investigated or resolved it. They refused to provide any sort of justification as to why the refund was denied. The customer service is absolutely awful. Pedro A., Juicy J, Hannah B., Mannex B., Kurt A., were some of the rando clowns that did absolutely nothing but sent a patronizing email about "how sorry they were for any inconvenience this may have caused".

I will never deal with Vacasa again. What a pathetic company. I hope they go down and go down hard.

Horrible

Vacasa offered the Daytona Resort with 3 pools, Deck side bar, restaurant, all the amenities you want on a beach side vacation. What we got was destruction from last years storms. The pools were empty or green, the deck area had huge holes and tiles scattered everywhere, the sea wall was partially broken and falling. The whole area was taped up and closed. When we complained that it was not as advertised, I was told the pool and outdoor areas are not considered amenities so I would not receive a refund.

NO RENTAL WHEN ARRIVED

I rented the Grand Sarasota Getaway, prepaid for a two week vacation, only to find another family in this home once I arrived. Vacasa did little to help me resolve the situation. They decided it would be best to recommend I rent a home through Airbnb for my vacation. The are an unreliable company that only takes your money and gives nothing in return. Imagine your vacation, pre-planned and paid for. You are all packed and ready to arrive, just to find no home available for you - DO NO RENT FROM THIS COMPANY - they cannot be trusted.

Cockroach infested OBX rental

Cockroach infested.

I'll start by saying my family has visited The Villas at Nags Head for decades and has stayed in 10+ units over the years. We have never had a more disgusting, unclean or unacceptable experience. Do not stay in L6.

We thought the uncleanliness and careless disarray of the kitchen/condo was bad enough until we realized we were also in a cockroach infested environment. We killed several in the kitchen, dining area, living room, hallways and front bedroom. They're also in the light fixture above the bed.

We had to keep our plates and silverware in the refrigerator and our food tightly wrapped up and stored in the oven. We had to keep all of our clothing packed in our suitcases and up off the floors. We ended up having to share one room instead of using both as planned, since one of the rooms seemed to have more cockroaches than the other.

We notified Vacasa & Airbnb immediately and while general customer service was always apologetic, stating that the local team had been made aware and would "fix the issue" (spray), that unfortunately never happened.

When it rained, one of the bedroom floors became soaking wet with the windows locked, and no moisture leaking in or on the wall. This likely means there is also mold.

This condo is currently not in any condition to be rented out, and should not be posted on Airbnb. - Stay in another unit. This one is not habitable until it is fumigated and thoroughly cleaned.

I, of course, submitted for a refund and was declined stating that they had dealt with all the reported issues. I can assure that did not happen. This was an overall atrocious experience.

Place had lights out, power outlets that didn't work. Spent bunch of our time on the phone or texted them to get it fixed. Couldn't get early check in even though we were sitting there watching the place lol we asked for check out at 11 like our paper work said, but they said no it had to be 10. We brought up the issues and they said sorry but for 20 dollars you can check out at 11. We already hate using Vrbo or Airbnb with all the fees but from here on out if vacasa is attached to anything we won't click it. Be smart and do the same thin. If the owner can't manage there own place so be it.
