Walked into worn out, extremely outdated, dirty furniture, dirty floors,! Wall clock in shower didn't work (only one in the unit) No safety features (grab bars, tub floor grips) in bathroom to prevent falls in tub. Under microwave light did not work. Bed mattresses are at least 20 years old. 6 mismatched chairs on balcony with NO table to enjoy meals or drinks alfresco. Glass dining table top moved freely on the wood table surface because of the sand accumulated between the surfaces; a clear hazard. No tv devices to adjust preferred settings for contrast, color, sound, etc. Had to fix living room tv because it was plugged into the wrong HDMI port according to the setting. Dirty and loose floor tiles. Furniture was mismatched outdated and appeared as if it was all acquired from a low end thrift shop. Pros were location and view (although view was obstructed by a huge adhesive window decal on the balcony door). For the price, this unit did not come even close to the lowest standards of expectation. VRBO and Vacasa Booking and Management fees added to unit price are exorbitant, representing ($1000. 00) or 1/3 of the total cost of the total for 1 week stay.

Poor Customer Service

I booked a vacation rental in North Carolina. Upon arrival learned that the hot tub was not working. After inquiry we learned that it had not been working for quite some time, yet we were not informed in advance of arrival.
I requested to be moved to another location since the hot tub is an amenity we look forward to in a vacation destination.
I requested to speak with the local manager who never called me back.

Unlike Airbnb, Vacasa's policies don't allow for relocating a dissappointed customer.
While they did offer a $200 credit to compensate, I'm still waiting for the credit to appear on my credit card two weeks later.

Also, found the same home listed
With a different vacation rental service for $400 less!

They have a corporate business model that says: no cats: that's their policy
A few rentals I was looking at were unaware that vacasa didn't even ask the owners if they'd make an exception, for long term rental: I was going to rent for three months, around $6-7000 / per month
Vacasa says: corporate policy: no cats
Owners said of course they'd take the cat
Vacasa charges 25-30% vs vrbo charge of 3-5%
People must be nuts to rent from them
And renters must be nuts to book through them and pay for crazy fees

Vacasa is pretty much the only resource for my family to rent a condo in OC Maryland which sucks because they suck. They charge exorbitant fees and offer no amenities. No linen service. LATE check in at 4pm which takes up your while first day and seems unnecessary to me since check out is 10am. They're a greedy company and it's too bad condo owners in OCMD have to use them. Customer service is terrible. The check in people are always grumpy and treat you like an annoyance.

Besides the cool neighbors and short walk to the beach. The condition of the property was lackluster and well below standards! The pictures of the location looked wonderful! But once inside it was not as advertised. Not properly cleaned, hairs on floor and in bedding, dirty towels, unkempt counters, broken cabinet fixings, rug was absolutely dirty, outside accommodations up stairs had no lighting and pictures did not represent what was thought to be accessible to myself and family. The maintenance man did come by and brought us new towels. But he did mention that the property should not have been rented out due to its condition. To which I agreed and asked why it was rented to me and my family in such bad conditions? Vacasa as a first time customer of your company I'm not pleased. The little refund you presented is not even close to what we paid for the 4 day stay. This was my mistake for not doing my dudeligence. But I'm more angry about you allowing that property to be rented knowing that owners needed to do work on it extensive work I might add. I would have moved our family to another hotel, but that would have been too expensive. So, I will not be going with you company again. A full refund is warranted for myself and family.

BEWARE VACASA

Absolutely filthy rental upon checkin. Stank of mold. Spider webs and mosquito nests in every room. Oven caked with grime. It was clear no one had been to place in years, yet misleading reviews suggested people had been staying there. Customer service was USELESS. We are working on getting a refund. We are reporting Vacasa and the property they rented us to the city board that oversees rentals.

Vacasa is still screwing me

I own a condo in East Nashville which is managed by Vacasa. My condo is used by guests 15-20 nights per week. Vacasa is supposed to take a handsome fee for booking, managing, customer service, etc and pay me the rest of the money from those staying in the condos. They stopped paying May 8th 2022 so I have been paying the mortgage, utilities, Insurance maintenance taxes and all else associated with owning these condos and Vacasa has been keeping 100% of the money. Their customer service is the absolute worst and no one at the company can tell me why this is happening or how to fix it.
The employees there particularly Johanna Ortega may "account manager" has told me that there is no one in chare of finance and they don't have a legal department I can talk to, but she will take care of it and get back to me. She told me that ACH transfer has been initiated and money will be in your account within 24-48 hours…. 10 days ago! And i dont even have a pending transaction. I even Messaged Eric Browen the founder and CEO of the company on Linked In and asked if there was anything he would be willing to do to help me and got nothing back. These guys are crooks and based on all the negative customer reviews they suck on both sides. Flee, don't use these people for any reason!

HORRIBLE PLACE TO RENT FROM

Wouldn't recommend this company at all. They charge for cleaning fee's and their properties are filthy, it was stressful trying to get into the property. Took us just over three hours trying to get into the property. No one at the office was helpful. It took at a house keeper taking me serious to get any help at all! The refrigerator wasnt cold, dead bugs in window sill, mold and dust every where in the condo, mold on the pillows, trash in the apartment, just horrible. Stay at hotel, better service there. There was no customer service professionalism at all. They only interested in money, not u being comfortable.if they were a HONEST company, they would refund the cleaning fees and more the stress they put us through.

I have stayed in two rental properties now that are managed by Vacasa. Both homes were not clean. If you look at their website about all they do to help people renting their properties, one of the things they claim is how clean they are and how they use covid cleaning guidelines set by the CDC. This is absolutely false. In the first home we stayed in, the toilet wasn't even flushed in one of the bathrooms. Both places has fingerprints on the appliances which tells me those high touch areas were never even wiped down. The second place had fingerprints and handprints all over the doors and windows. The microwave and conventional oven were not clean in the second home. In the second rental we also had problems with wifi not working which we reported and got no response, ants, a sink that did not drain properly, a second garbage that was never emptied, left behind beer can and bottle in the master bedroom and living room. To top it off, if you try to leave a review that they do not like, they won't post it saying it is against their "guidelines". So, basically the only reviews you are going to see are the ones they like and approve of.

Mountainside Village Bartlett, NH

My daughter, her husband and three children flew in from the Bay area to spend 3 nights in the area where my daughter spent her formative years. She looked forward to showing her husband and three children the area she loved for 13 years, skiing, hiking and generally enjoying the Mount Washington Valley. Upon arrival we found that the refrigerator was not working along with a few other minor inconveniences. We contacted Vacassa and they because of the weekend they could not repair the fridge but they did bring in a mini fridge but not until the end of the 2nd day and then it took another 12 hours for it to work properly, after our stay I have reached out to Vacassa at several times (>6) and each time they would document the call and indicate that the NH mgr will reach out. It has been three weeks and after 3 more calls today I'm finally giving up. It is clear Vacassa is happy to take your $$$ but when it comes to any remedial action they choose to ignore the inconvenience / hardship and simply not respond. I'd think twice about using them ever again!

Cockroaches, massive mould issue in the washing machine, broken appliances, disgustingly dirty on arrival, broken chair legs, etc. Worst of all the property management company fires off generic 'join the queue' responses except they never follow up in over a week. We can cook or clean at this rental bc of the state of the house and it's over $500 per night. Absolutely impacted our vacation is a negative manner and they have no concerns and no response. DO NOT RENT ONE OF THEIR PROPERTIES OR HIRE AS A MANAGEMENT FIRE.

We listed our property with VACASA under the pretense that we would pay a 20% commision. After all of their hidden fees to the customer, VACASA is keeping a total of 42% of what the customer pays before tax. Good thing that we negotiated down from their quoted 28% commissions.
We are dropping them.

Beware

Owners BEWARE. Trusting your property to this company. Sales will lie and tell owners everything they want to hear just to bring them on board. Sales will set a property Live before it should be just for the commission. Upper management do not care about this area. ORM'S are all overwhelmed managing 70-80 property with no one in the field to assist. They have released all INSPECTORS so the cleaners are the last one's in the homes.
The homes arent being inspected before guest arrival. They will lie and say they are but they aren't. There are so many guest complaints and issues.
Owners are paying for Linen but they aren't getting linen service the cleaners are washing in the homes, owners are over charged for maintenance because vendors are being used, instead of maintenance. The maintenance team sits around all day. Vacasa maintenance trucks are sitting ALL day at the Linen Center no work is being performed.
General manager doesn't have experience in this field and doesn't have a clue how to run the area.
If your home is with vacasa BEWARE

House was disappointing. Not really clean. My son had to clean the bathroom and kitchen floors and had to wash floor mats before letting his kids play on the floor. The master bath shower curtain was moldy/stained. Some window blinds were broken. Floor molding was coming loose. The yard was dry and dusty (probably why the place wasn't really clean). The house needs an update to support the high price I paid.

Not sure I would trust Vacasa on a future home rental.

Don't walk, RUN AWAY!

We stayed at a Vascasa property in Savannah, GA in Mid June and when we arrived the air conditioner did not work. After dozens of phone calls where nobody did anything more that "make a note in the system."and three full days of staying in a house whose temperature was 85 the whole time, they finally got someone out to fix the air conditioner. I told them then that I wanted a refund for the days I had to stay there without A/C and at the time I was told I would get something back, by after a couple of weeks being back home and no contact from Vasvasa I emailed them and a couple of weeks later I got a response about high email volumes and when I still hadn't heard back a couple of more weeks later I emailed them asking for an update and they responded with my request for a refund was denied due to fans in the house. The fans they are referring to were two pathetic box fans that were running when we got to the house, which tells me they knew the air was out prior to us getting there and they did nothing about it.

Terrible experience

We love visiting OC but after this years experience renting through Vacasa I don't think we'll be back. We rented a very expensive condo in Golden Sands thinking it was well kept, clean and renovated. Sadly once we arrived we learned Vacasa's listing for this unit was complete fraud. The pictures of the condo must have been from years ago. The rental was disgusting filthy. Kitchen was covered with roach droppings. Live roaches found in refrigerator. Bedding under the sheets provided was beyond disgusting- dirty and stained. Air conditioner was not working well. It was a disgrace. I contacted Vacasa several times on our trip and also several times once getting home. We left early bc we were way to uncomfortable there in filth. They only agreed to refund a couple of hundred and that was with a fight. We paid over 3 grand for the week. Shameful! We will never rent through Vacasa again.

Vacasa should be shut down by the BBB

The house we rented in Corolla NC was an absolute disaster. Kitchen sink faucet was broken, the toaster oven was disgusting, the pots and pans were not clean, we had to buy a grill as the one with the house was gross and not usable, the bed sheets did not fit the beds (all of the beds were not a fit?) and you ended up sleeping on a nasty bare mattress, the porch swing broke and cut my arm and injured my jaw (see pics - and we had a total of 2 people on the swing one person 170 lbs and one 106 lbs), no instructions on how to use any appliance (and the TVs were confusing), no warning that if it rains then the carport is flooded thus washing away our chairs and shoes, the freezer ice machine did not work, the decks have splinters as they need to be stained, mold in the bathrooms, the internet/cable TV went out 2 days before we left and we called Vacasa and the response was "operations" would call us (still waiting...) etc. etc. I could go on and on but am now getting frustrated that we paid $1,000 a night for this piece of crap so I need to stop before I let my emotions outweigh the pure facts of the condition of this place. So never rent *
Corolla, NC and hope one day the BBB shuts down Vacasa

Poor communication and unclean property.

When we arrived, the property inspector was leaving and told us some dirty towels had been left on the floor and they would be picked up. That same evening, I received a text asking how the property was. I told them we were waiting to hand dirty towels picked up and were told that they would be picked up in the morning. Aside from that, my son had also found a dirty woman's thong in his room.
Neither the towels or thong were ever picked up. In fact, my repeated attempts at communication were ignored. I finally was able to get a response, asked for a phone number, and was told they don't give a phone number out.
I'm sure t today, in response to this review, the company will respond that this is unusual and not their policy. However, considering I had numerous attempts to contact them over several days and were told specifically that I can't contact them verbally, I am fairly sure the service I received is completely the norm for this company

I unfortunetly had used Vacasa three times. They lie on the homes they rent, blamed me for something that we did not break and tried to collect, and overall their management is the worst. If Vacasa rents it... save your self the headache.

After 2 weeks of trying to handle it professionally and privately, I am going public. We rented a place called Mountainside Condo #4 in Granby CO. There was a picture of a bed in the Vacasa photos and it was in the Virtual Tour but was not actually there when we arrived. It was one of the main reasons we booked there. Vacasa could have simply asked the rental agent to go to the condo and facetime a whole tour to see what we were complaining about - but they didn't. TO THIS DAY, they still have the condo falsely advertised with a bed that isn't there anymore. It was understood that there was no AC but not mentioned that all the beautiful windows are SEALED and no way to get ventilation except a small window in the kitchen and the balcony door which doesn't have a screen so you can't leave it open at night because mosquitos will get in. And there are a lot of mosquitos. There was some fire or carbon monoxide alarm that flashed BRIGHTLY every 10 seconds at both sleeping areas. My partner smelled animal urine near his side of the bed. There was a cat scratched chair leg that no one replaced. A lampshade was cracked in many places... and not in a "rustic way". We had to wipe off the patio/balcony furniture ourselves because it was filthy. We paid WAY too much for what we got - and feel that we were lied to. It was especially insulting that Vacasa didn't really look into it. I think we are getting a laughable $100 back and 15% off a future Vacasa stay - but we would never use them again. I hope this review helps someone else avoid what we went through. In the virtual tour - the cat scratched chair leg and fire alarms are blurred out... Why? I included a picture of the bed in the kitchen that is not actually there.
