Vacasa purchased Resort Vacation Properties on St. George Island, Florida in August of 2022. RVP managed my property for over 2 years but due to the fact that I had to tell them about damage and theft to my property constantly rather than the other way around and as a result I had to replace items large and small to the tune of thousands of dollars rather than the guests that damaged the property to I ended my contract. At the same time my contract was expiring Vacasa purchased RVP. So they own now all of the assets and liabilities of RVP. At the end of August I visited my property and found the couch broken, all patio furniture broken, hot tub cover damaged, the pool people told me that chlorine tablets were from the hot tub were scattered all over the yard and neighbors informed me the house was way over capacity. I had to inform RVP once again of all of this and they did not know about it confirming that they never managed the house. I am asking for the broken items to be replaced and Vacasa is saying it is not their responsibility and RVP doesn't really exist. Again, they own all assets and liabilities of RVP. I just want a company to do the right thing and Vacasa has flat out refused. This speaks volumes of the culture and character of the organization.
If you run into a problem, good luck.
You will wait for hrs and be bounced around leaving urgent messages for " managers" who will not call you back.
And if there is a situation that you can't get handled, someone will eventually tell you to go and find a local hotel... No kidding
This is what happened to me.
We stayed in a Vacasa property in Provincetown, MA in August. Its location could not have been better. The space is terrific, perfect for a single or couple staying in Provincetown. This said, from poor communication from Vacasa to cleaning blunders to unresolved problems with the unit, we felt that we would have been better served by staying elsewhere. Though our check-in time was for 4:00 pm, after that time Vacasa started sending annoying, automated text messages saying that we could check into the room early. Once we arrived at the unit we realized that the door look wasn't functioning and immediately called Vacasa. Though we were there for a week, despite the firm and local manager's promise to remedy the situation, the lock was never fixed. It presented a serious security issue. There's a lockbox with a key for the building's front door, but we were never informed of its existence until being locked out of the building and calling Vacasa at 10 pm on a Saturday night. There should be a guide — in print — for the unit. None exists. There was a sewer emergency in Provincetown while we were there. A day into the problem, I learned through my own searching that the unit was not on the affected sewer system. Vacasa should have been in touch with information. We never heard from them. The cleaning crew left an unwashed load of towels in the washer, which we wound up dealing with. The unit's deck is fine, but the back patio is an unpleasant mess of overgrown plants, weeds, and brush: there was nothing appealing about it. The living room sofa is outdated and uncomfortable. The washer/dryer has seen better days, and the oven is in need of calibration. For the price we paid to stay in Blumen House, I expect better maintenance, furnishings, and service than what we received. As much as we liked the location, I'm not at all sure we would stay at Blumen House — or any other Vacasa property — again.
We reviewed the property on Vacasa's site shortly after we left. Given that it was not positive, they never published it.
The only reason I gave it a 1 is because the unit was clean. The unit was so hot it was unsafe. Took 3 hours to get responses from texts during our stay. All we got was sorry and your issue has been escalated. To be transparent a fan was dropped off, but did not help in the slightest. The unit doesn't have air conditioning, but it was unbearable.
I also asked them to put the fan at the door and NOT enter the unit because my daughter was there, and they entered anyways! Not safe!
We literally had to leave the unit in the morning and not return until well after dark. We did not sleep at all. Spent 2 hours of our vacation at Costco buying industrial fans ($250) and it did not help either. Cooking was not an option because it was so hot. We feel mislead. The heat in the unit should have been divulged. I should have known there were issues when it was still available 2 days before our stay. I have asked for a refund (minus the fees). We are devastated. Our trip was ruined.
I am also shocked and bummed I didn't read these reviews ahead of time. Obviously vacasa has some issues.
We rented a place on the Oregon coast 8/2022 (high season,$$$ just over $500 a night which is a splurge for us) and were so unhappy with Vacasa. When we booked the place it was originally under management of a local property management company that sold out to Vacasa about 6 months ago. What a misfortune. The place had good reviews but has clearly not been well maintained. We arrived to find a unit with terrible carpet and furniture stains throughout which is especially disgusting because we have 2 little kids constantly playing/ crawling on the floors. The furniture was worn and in disrepair. The faucet leaked. There were no directions for how to work things like the TV (which had 4 remotes!) or gas fireplace (couldn't find a remote/switch). Etc. When I contacted the customer service I got platitudes from a central, non-local talking head and no actual help or compensation. Ugh.
Wow! That is all I can say after reading the numerous negative reviews. Lesson learned. We book our rental through Airbnb(a first for us). Our rental was handled locally through Vacasa. Did not think a thing about this, as since went through Airbnb all good right? No need to check out Vacasa. Well to start our original was cancelled a week prior to us due to arrive. Airbnb worked great to find a suitable substitute. However, roughly one hour prior to our check-in time we received a phone call. This call was to advise us that our linen service (part of our contract) was not going to be provided. Seriously, one hour til check-in. Not like we could travel back home six plus hours to get some. I was told they would credit us the cleaning fee. Nice. However I also requested and was told no problem to also be reimbursed the unplanned expense of purchasing bed linens, towels, wash cloths, dish towel and cloths for five adults. I was granted this, or so I thought. I spoke with the supervisor in charge at check in who also agreed with this. All verbally of course. Minor issue in the big picture all taken care of. Wrong. A day prior check out I again spoke with a a manager, got email address. Who advised steps for me to take. I sent via email our purchase receipt. A few days later, within the window I was promised she advised she had submitted the proper total, (cleaning fee + linens purchase). A couple weeks later, still no credit to our cc. Sent email, asking, no response received. Wife ended contacting her, was told it had been submitted. However she would not send her proof. Still nothing. After several calls to cc company. Ended up contacting Airbnb. Learned credit would have been sent through them. The very helpful Airbnb representative checked and found no record of a credit. They only found the credit we received at check-in since our substitute rental was less than the original. This is how respectful honest business is done by the way. We sent the Airbnb rep. Copies of emails from Vacasa that stated the amount and that it had been summitted, of our supposed credit. Airbnb ended up having to contact Vacasa to get this finally summited for credit to us. Now over two months later we have received our promised credit. Additionally, when we arrived at our rental the two cleaning ladies were still busy cleaning. Really? Did a poor job of sweeping too. Something she said they still need to do. Doubt they did. Also they left the previous renter's linens bagged up by the door. Never picked up. Wonder why your short linens?
Scanning through the reviews left it seems this is standard operation for Vacasa.
They (Vacasa) commonly:
1. Cancel rentals with short notice
2. Do a poor job of cleaning, including leaving used linens
3. Say they are giving a refund, credit, or reimbursement but do not without a fight
If you choose to rent anything managed by Vacasa, good luck! BUYER BEWARE!

Horrible customer service, I had to cancel my trip before 30days before and I still have not received a refund. They will just take your money and I've sent many emails and was told yea I would get a refund then that it was issued and would take 5-7 days then it was it depends on if it rebooks etc. Still waiting and no responses back after over 30 days. DO NOT RECOMMEND unless you just want to give your money away! Horrible company to deal with
I decided to use Vacasa for a recent stay in Idyllwild (property name: Idyllwild Overlook). The photos of the unit were beautiful, but when we arrived it wasn't as pictured. There were holes and stains on the couch cushion outside. Most of the chairs outside had bird poop on them. The fencing surrounding the deck was broken and most importantly the AC didn't work the entire time we were there.
I was willing to overlook the chairs/furniture outside and even the fence (we just made sure to block it as best we could so my dog couldn't fall through), we could not overlook the AC. It was over 80 degrees each day we were there and there was only 1 small tower fan inside.
We reached out to the local manager Bob and he came out the next day to look at the unit and thought changing a filter would resolve the issue. When it didn't and we let him know... he basically was like well we can't send someone out to look at it until after you leave.
At that point I asked for a credit of 20% off the stay, which I thought was more than fair. But they said they could only do $150 per day ($50 per night). Seeing as I spent over $1400 on the reservation, that was totally unacceptable to me. I reached out to Bob and the CS team multiple times over the past week to see if I could speak to the supervisor to see if they would be able to reconsider, and they refused.
Stay far away from Vacasa!
We rented a condo in Ketchum Idaho for a week this August. The entire condo smelled like dog urine. The bedrooms were better than the main area. We paid a pet deposit because we brought our 4lb dog with us, but really can't figure out why they bother with a pet deposit since they aren't using it to clean the carpets between rentals. We called and texted every day asking for help and got nothing but run-around and assurances they would "reach out to the local team." No one ever called or tried to fix this issue. Additionally I went to the "local office," and it was closed and there was construction going on inside. We also had a problem with the internet. I was told before I rented the unit that it had high speed internet, but when we got there it was a shared, building-wide wifi and the download speeds were about 5mps, not suitable for work which one person in our party was doing a few of the days. She had to move to another location to work. This company used to do a decent job, but they have really fallen off.
We booked a trip to Florida for our Fall Break with family and friends 8 plus months ago and today we received an email stating that our rental is no more available because the owners decided to use the rental during the dates we reserved, paid for and booked 8 plus months ago. Our fall break is in 6 weeks and now two families with kids are without a comparable option (they offered alternatives... no where in the location we booked or quality of house)... The company and owner should be ashamed of themselves for allowing this to happen. 4 plus months out - somewhat understandable... 6 weeks out... completely unprofessional. Pick up the phone and call and try to work through a reasonable solution instead of emailing a generic email without remorse. Will highly never use or recommend as I would never want to put a family in this position.
**I have read pages upon pages of reviews about Vacasa regarding similar situations that we have also experienced and it appears we have all received the same responses or communications from this company. A prime example of unprofessional businesses with terrible communication and business management and ethics is when a business is addressing issues and they consistently use copy and paste to address said situation instead of actually doing their job by addressing each person and situation differently, professionally, and with intention. First of all, a rating of 1 is extremely generous, -10 would be more appropriate.
We were notified 3 days prior to our arrival that our rental would not be ready due to a housekeeping issue and Vacasa took the liberty of delaying our arrival 1 day. Totally unacceptable! We were "compensated" 250.00 for the inconvenience. How is 250.00 compensation for a 4 bedroom rental for 7 people, some of whom were arriving by air?
I spent hours trying to reach a knowledgeable person of the situation unsuccessfully. I was repeatedly promised that when we arrived ( 1 day delayed) our unit 203A in the Sanctuary Sandbridge VIrginia Beach, VA, would be clean and ready. We arrived to find 203A a FILTHY DUMP!
Food and sand all over the floors and counters. Dirty sheets on the beds.
None of the bathrooms cleaned.
Soiled bedspread on top of the dryer.
Foul smelling washer making it useable.
Windows filthy with fingerprints making it impossible to see out.
Freezer filled with old food and dirty.
Freezer door handle hanging off making it difficult to open.
Door knob broken off laundry door.
The list goes on and on.
I spent hours on the phone trying to reach someone followed by hours cleaning over 2 days. Finally a cleaning crew came in AFTER I spent hours cleaning.
Eventually, I was compensated 1 day rent and 250.00. BIG DEAL, VACASA IS A SCAM AND RUINED MY VACATION!
After I was told I would be compensated, it took 3 more calls until it actually happened. I should not have paid one cent for that dump.
I wrote a review to Vacasa and never heard 1 word from them. Not surprising - professional thieves.
Vacasa should be called Vacluster because that is what they are!
Worst stay in 35 years of going to Destin... it has always been magical until last weeks' train wreck. All appliances are broken, rusty or dirty. Mold in the tub. Dirty, dusty vents. Drape rod broken on the floor with drapes laying on the floor. Walk in closet filled with someone's storage. Closet filled with old sand toys, floats etc... smells like rotten fish. Dirty stained old matted carpet. 24" living room TV with exposed wires. A "#2" left in the toilet without being flushed. Feminine hygiene products in the bathroom waste basket. Nasty kitchen ware and not a coffee cup on site. I could furnish the living room better with $300 spent in a Goodwill. Dirty, broken and disgusting... Terribly insulting that someone would call this a luxury property.
I would not ever use the serivce or recommend to anyone. Do yourself a favor, save your money and go somewhere else. Horrible customer serivce; once they have your money; good luck getting anything done if the services supposed to be provided were not up to par.
This was our third year going down to Sandbridge Va staying at the Sanctuary Condominiums and it was the first year that Vacasa managed the property. This year was very disappointing because the check-in procedures where not clear and were hidden in a lot of small print where to go for checking in. Also, the records that were transferred over from Sanctuary Realty (where the original reservation where made) to Vacasa when they took over were not correct and I had to call them numerous times to get it corrected. Once were arrived, two of the three elevators were not working in building 'A' and all the gas grills were also not working and there were no notes indicating they were out of service. The cleanliness of the building could use some TLC, the doorways going in/out of the elevators areas needed a major cleaning, no COVID protocol going on here. Sorry to say, we will no longer be going back to the Sanctuary as long as Vacasa is managing the property.
I rented a home in Galveston for a family vacation, when we arrived the AC was out! 115° out side, late June! We didn't complain much, I mean things happen. They offered me a refund for that one night. Great! 2 and 1/2 months later, multiple text, promises and still no refund! And now won't answer! Not happy! And not good business! Will not use Vacasa again nor will the other 10 who came with me!
The worst company ever, I hope they go out of business soon because of their dishonesty, lies promises, poor customer service, and behavior. I really I'm speechless of how many cuss words I have but I will stay calm and post this pic Here is some pic of the nasty casa Del Mar hotel we were at for the worst two days ever staying in my life.
I called about several problems - all I got in response was "we are escalating to local management". We ran out of propane gas for the grill in the middle of cooking burgers the first night - no gas replacement ever showed up for the rest of the week. We were missing two blankets -- They never showed up. A towel bar came off the wall in one of the bathrooms. We were allocated one towel per person, This was really the WORST service - actually, lack of service - that I have ever experienced. This rental was not cheap, by the way. And, they expect you to bring your own toilet paper. AVOID THIS COMPANY.
Vacasa's sales consultant gave us bad information about the cancellation fee. $531 was charged for a booking fee and they would not allow us to credit that to another property. DO NOT USE this service in anyway. They are awful to work with. I did not even want to give them one star...

The property we booked is a beautiful one but the management really does not exist, you are on your own. Tried to contact the management several times with no answer. Notified for leaking fridge, no one came. Notified for cleaning robot in the pool not working, nobody did nothing thus the pool is not clean to say the least. Asked for someone to remove the trash in the totally neglected backyard ( plastic, bottles, pieces of metal) no one took care of it. Just 2 pool loungers on a 5 bedrooms rental…they're filthy. BBQ's propane? Had to buy myself!
Again this a beautiful summer rental and I'm very sorry for the owner who's having his property mismanaged, I personally hate to see that as I treat someone else property as mine (yes, the floor under the fridge is rotting), hopefully things will change but for now, the lack of assistance and care for such an expensive rent is unforgivable.
We were renting a house at showboat on the lake in NY. THEY REQUESTED $1200. CHECK WAS SENT IN MAY FOR AN AUGUST WEDDING. THEY CASHED THE CHECK. THEY WERE FIRED BY SHOW OAT. BECAUSE THEY DIDNT DO THEIR JOB. WE HAVE BEEN TRYING TO GET THE $1200 BACK. TO THIS DAY, THEY KEEP GIVING EXCUSES. HAD TO GO BORROW THE MONEY TO PAY SHOWBOAT OFF... THEY NEED TO BE REMOVED FROM THEIR SERVICES... THEY WERE TURNED IN TO BBB YESTERDAY. TIRED OF THESE BIG COMPANIES. THEY HAD NO PROBLEM IN CASHING THE CHECK ALMOST 4 MONTHS BEFORE THE WEDDING... THERE WERE SEVERAL PEOPLE AT THE WEDDING WHO ALSO DEALT WITH THESE IDIOTS. THEY EVEN SAID THE CHECK WAS CUT AND WOULD TAKE 4 WEEKS TO RECIVE IT. STILL WAITING!
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
