To avoid
October 5, 2018

To avoid!

Especially students like me in a precarious financial situation.
Arriving in Rome in mid-September to do an Erasmus, all the airbnb within reasonable distance of my college were taken or too expensive for me.
I turned to Uniplaces, in panic because I had no place to sleep I booked a room for the next day (what I had not done) afraid of sleeping on the street my choice went to a room barely larger than a parking space and without a window. Unfortunately my scholarships being late I could not pay the deposit on the moment, so I write an email to the owner by offering to sign a declaration on his honor with the sincere willingness to pay, I told him at passage that I had no other housing solution for the coming night. She did not want to hear me refused to give me the first rent paid, so I found myself on the street, with no money in my pocket and looking for a place to sleep. Uniplace played the mediators and got me to pay the deposit twice, so she knew very well that I did not have any more money, they did not want to help me anymore because the owner already had was magnanimous and had graciously offered to split the payment (big thank you) she then offered to rent a double room with a boy (no morals by the way)
Pass your way Uniplaces it's secure but not for renters

Dear Camille,

Thank you for leaving your feedback regarding our service.

We are sorry that you weren't able to pay the deposit, but it's in fact something mandatory to do upon move-in.
Following your request to approach the landlady for a solution, the landlady accepted to receive the security deposit in two instalments, which we believe it was a good compromise. Although we manage to find a solution to your problem, you still weren't able to meet the rules and rental conditions.

We are sorry that you weren't able to enjoy your booking, but we cannot go around our Terms and Conditions and agree to requests like yours.
Please note that all the information regarding the rental conditions are open for consultation on the listing page, as they are for all of our offers, even before sending a booking request.

If you ever need us in the future, we are here to assist you.

Kind Regards,
The Uniplaces Team

Dear Andrea,

Many thanks for the time you took to write your review.

We were extremely sorry to learn that your landlord needed to cancel your reservation, we truly did the best we could to try to mediate and keep it, but unfortunately it was not possible.
After your booking was cancelled you were, of course, entirely refunded.

Pure ROBBERY
September 29, 2018

Booking ID: *******

At the beginning, Uniplaces makes you believe that they are here for you, ready to help you finding accomodations.
But as soon as the fee has been paid, they disappear!

To sum up, "Uniplaces"only takes care about the landlord and do not take into account the rights of the tenants. They know that the gooes that lays the golden eggs is the landlord.

My experience: my boyfriend and me booked a flat to spend 6 months in Lisbon. After a few days, we noticed the presence of bedbugs in the flat. As our landlord didn't seem to be interested to help us finding solutions to our problem, we decided to leave the flat and we booked another flat in the same neighborhood. We contacted Uniplaces several times to explain our problem and we asked them to help us and advice us because we had good reasons to complain and we wanted to get our deposit back. They told us they would speak with the landlord and call us back. Nothing happened! And we are still waiting for the call!

As we finally could find a deal with the landlord, we had to cancel the second flat we had booked. At the end, we didn't even see the second flat but we lost more than 1600 euros because the cancellation was late.

Uniplaces doesn't respect the ordinary tenancy law. They are ment to protect the weaker party to the contract but in fact they protect the stronger party (the Landlords). They don't protect your rights at all and they won't help you to get back the first months rent you paid in advance, even if they still possess it. Giving the first month rent to the landlord before the check-in is a pure robbery!

Dear Benjamin and Louise,

Thank you for your comment and again for the time on the phone.

We are sorry to to know you were experiencing an unfortunate situation with your accommodation and that you feel we did not get back to you in the period of time you were expecting it.

As we discussed, Uniplaces contacts and assists both the landlord and tenant in every situation according to our procedures and facts provided. In your case, we did contact the landlady after you presented us the situation and we are glad that an agreement was found that let you stay in the property you first booked.

Nevertheless, at the moment we were in contact with you, you had already proceeded with a second booking to move-in on the next days and when you wanted to cancel, the cancellation policy applies, as in every booking.

We will continue our conversation on our email channel and we will keep doing our best to assist you.

Best regards,

I rented a room in Barcelona as of August until January. During my first 20 days in the room, bedbugs started biting me. When the landlord finally decided to fumigate, I sent her an email telling her that the other girls staying there and I were concerned about the cleaning in the apartment (we were charged an extra fee monthly for cleaning services). The landlord got angry with me, told me that I was creating problems between her and the other people staying at the apartment and that I had brought the bedbugs. She told me I had to leave! Uniplaces first told me that they weren't interested in deciding who had brought the bedbugs, but ended up defending her because they told me I had stayed at another place before going to the apartment. Landlord decided not to give me back my deposit and Uniplaces did nothing! My advice is not to rent via Uniplaces. If you have any problems, they will most likely end up defending the landlord. They dont care about the students AT ALL. The customer support guy who communicated with me told me that the landlord was giving me back 100 euros if I left on a certain date and since then no money was given to me. They havent even answered my last email. If anything goes wrong, the customer is the one who's going to have a bad time, believe me.

"Uniplaces" toke all the precautions to protect the rights of the landlord, while in the other hand, there no policy to protect the tenant.
In my case i booked a room in March 2018 to move-in at September 2018. I have got the confirmation and payed the required money, and i have my reservation cancelled by the landlord only 2 days before moving-in. At this time, at the beginning of a semester, it is absolutely impossible to find a room with good conditions. All what uniplaces has done is an apology and sending some suggestions with insanely high values of money. I have arrived to my destination and i have no where to stay. Uniplaces does not have a policy to protect the tenants or compensate them properly for the time and money they lose from this kind of situations.
My experience with Uniplaces is horrible, they are not reliable or respectful, and i would definately recommend to avoid them in your next reservation.

I booked an apartment in Milan around the beginning of this month. However, the owner changed some renting conditions in Uniplaces page after I had booked! I don't know why they let the owner do it and I think it's really not fair to me and my friend!

I've tried to contact Uniplaces by sending several emails and making a call since yesterday morning, until now there's still no answers even in the mail. The move in date is closer and closer and I still waitng for the solution. I don't want just to contact them only on the day I move because I don't want to take a risk if they were not answer within that 24hrs.

I've booked with Uniplaces 3 years before around this time and I have to say that I used to trust this platform a lot. The responses were much faster and helpful. If you see this review, at least, please give me some answer. I will not make any negotiation with this owner until I hear something from you.

Scam!
August 18, 2018

Do not book with uniplaces! Since they do not verify the property advertised nor do they verify the landlord! The apartment we rented in Porto was a scam! And it was so tiny that it was not even half of the floor area shown in uniplaces. On top of this, the lady who showed us the apartment has not yet returned the deposit. We had vacated the property in May. She's been dodging our emails and calls and now she's finally stopped responding. Advise you not to book on uniplaces to save yourselves from this agony!

I've rented an apartment that was advertised as an "Exclusive" offer, "This place is fully managed by Uniplaces". However, it turned out that the real manager of the flat was MadridEasy, a dilettante, vicious, hostile company; and moreover Uniplaces felt no responsibility for anything during my stay (neither after).

This "Exclusive" experience was terrible:

1.) False info in the Uniplaces listings:
* In reality, there was no internet in the flat.
* In reality, there was no oven in the flat.

2.) The flat was a nightmare:
* The maximum power rating was 3000 watts (you cannot even cook using two pots as the breaker will pop).
* Very next to my wall a secondary school was located => continuous screaming, shouting, loudspeaker announcements (!) from early morning to evening.
* The garbage was not collected inside the building but in a trash container on a public square 1000 feet away.
* The rain was leaking into the rooms through the faulty windows.

3.) MadridEasy tried to fool me several times.
* They said that the internet is not included in the contract (it is).
* They said that I have to pay a 100 cleaning cost, despite the fact that they signed a document proving that I left the apartmant in clean condition.
* They charged me for heating in May (!) (the coldest object in May was the heater -- the central heating of the whole building was switched off in April.).
* They tried to convince me that I have to pay the electricity bill for June as well (I left the house at 31 May).
* The deposit is still not transferred back to my account. (They had 2 months to complete the transaction...)

Reminder: This is the "Exclusive" place, "managed by Uniplaces".

4.) Uniplaces did nothing helpful.
* Regarding the internet, they said that I should talk with MadridEasy.
* Regarding the conditions of the flat, they said that I should talk with MadridEasy.
* Regarding the complaints, they said that I should resolve them directly with MadridEasy, as they can "only act as mediators, as it is an issue between landlords and tenants.".

WOW! So Uniplaces cannot help in case of an "Exclusive" place "managed by Uniplaces". What the hell?

5.) The legal actions:
* I had to turn to the Consumer Protection Agency of Madrid to justify the regulations of the Lease Agreement.
* I had to initiate a European Payment Order procedure to get the deposit back.

6.) Extras:
* MadridEasy turned off the rating on their facebook page (Guess why?)
* It is strictly forbidden to mention MadridEasy in any review on Uniplaces' website (Guess why?)

So that is the "Exclusive" experience.

Dear Márton,

First of all, we would like to thank you for your review.

We truly care about our customers' opinions, especially if presented in a constructive way, like you did.
All your feedback has been registered and will be used to improve the experience of future customers.

Nonetheless, we believe it's important to clarify a couple of things.
An exclusive offer is managed by Uniplaces in terms of the acceptance of bookings, as it's an offer that is exclusively advertised on our platform. However, it doesn't mean that Uniplaces' employees are administering the place.

With regards to the two times you reached us, an agent was personally put in charge of your case and we did our best to mediate between you and your accommodation provider, even if the issues were presented to us only after the 24-hour safety period.
Your cases were treated as top priority and, for the inconvenience you experienced, you were also refunded part of our service fees.

Your current support request is being treated with the same care and attention of your previous ones - at Uniplaces you'll always have a team ready to help you.

We truly hope we can improve your perspective about our company.

The Uniplaces Team

Recently I recieved a reply through email from a renter. She said that I can rent her apartment.

I was just so happy because I was looking for a place to live, so I can begin my first semester in Stuttgart, Germany. We spoke in Engish, because she said she lived in Spanish and is bad in German. She wrote for me some long emails and explained for me everything about the rent. I just believed in her until she explained about uniplaces. She said uniplace has a lot of professional worker, something like you can rely on them. I saw it as a marketing news. And when she said that I have to transfer money to them immediately, I woke up from my dream and looked for some rate about uniplace... And you know, beside many comments about this awful services, i saw a warning from a person who suffered exactly the same thing like me and he lost 750 euro already. I asked her about this stuff, she explained a little bot that she was offended and sent me her passport or something that proved she didnt lie to me. But it was still a cheat, a real cheat because I didnt recieve any futher explain for this sotuation. If she were real, she must have worried about this kind of thing, because nobody will rent this room anymore. I post this review here. I just suprise that the policy havent made anything about this company and a lot of cheating like that.

I booked my apartment with Uniplaces and the first one doesn't exist. Then I got a new one, a "Uniplaces Exclusive" place, as they name it. Uniplaces say that these are verified apartments. However if they verify apartments with mold, probably alls apartments are $#*! on this website. I contacted them within the 24 hours you have, to check your apartment. But they did nothing. I waited for another two weeks until I moved out. Now I am trying to get my money back, as they advertise it on their website. Though the only thing they offer me is to stay in the apartment with mold and they will reduce the rent by 10. This is disgusting!

I booked a flat and when I arrived I got another flat assigned to me with the explanation that mine was not ready. The flat I got was smaller, sold, dirty and $#*!ty. I called Uniplaces to freeze the payment (possible up to 24 hours after you move in). Then the landlord offered me another flat which was also not ready for more than a week. I was lucky, because I had a colleague that took me in his guest room, so I cancelled the payment and I got my money back. But Uniplaces could not offer me any help and without my new colleague I would have stood on the street without a place to stay in a new city without knowing anyone. They have no control over who is advertising a flat and they cannot help you if you are unlucky getting in contact with a scammer. Don't book via Uniplaces!

I've lost 500 euros with them or even more!

When I came to the room it was another than on pictures so I refused to stay there and called and wrote emails to the Uniplaces about it and I got a feedback that everything is ok!

I had to stay at the hotel for the first day in Barcelona and lost about 170 euro per night but this is not the point

Almost 3 weeks past and they still haven't return me money - 500 euro for the first stay while I didn't stay there even for an hour!

Now I am told that they transferred money to the landlord (nobody even called me back and asked if its ok!)

Don't use this service! Its better to stay at the hostel for a few days and find a place by your own!

Never use uniplaces
September 21, 2017

I came to Milan for study and had no apartment to stay. As I was tired of searching, I decided to use uniplaces (as it was recommended for me by some friends and also my Italian university). I have found a nice studio in a nice place. But, as you know, according to the policy of uniplaces you cannot see the precise address. So after my payment went away, I got the address and the contact of the landlord, I called him immediately. He was embarrassed and said he knew nothing about my booking. In some time (30 minutes) he finally understood what I am talking about (I found out that in fact it was his father renting it, they do not communicate much, so why there is his number?). Finally he made me a favour to enter next day, the beginning of the renting period. I was curious about the place and arrived the day before to see the district. It was awful! Near the metro means about 1 km from it, at 8 p.m. everything was closed, nothing was open, no bars, shops. Contradicted the description of a friendly full of people area. What is worse, the flat itself is situated in something similar to stock, where there was a production of something (actually I was so shocked that did not manage to understand what). Next day we decided to confirm a meeting via phone to probably discuss the cancellation, but after he did not answer the telephone! I was waiting for the answer from uniplaces, but they reacted only when I asked my university to contact them directly. So I lost my money without even moving in (820 euro rent plus 130 discounted uniplaces fee), the landlord referred to them, the uniplaced referred to him. The pollicy is strange and could have been correct, but the description doesn't match, so why do I have to pay for there (or the landlord's) cheating? I am going to police.
