I purchased the best plan that they offered thinking that would benefit me in the long run. Three weeks into it and dealing with outside temperatures of 20° I have been told I need three years of maintenance records. When I tried to explain to them I do not have the maintenance records because I purchased this house through my father's estate and he is passed away I do not have it. They did not care and offered me $150 for me to have the furnace repaired on my own or offered me $150 to replace the furnace. They also told me that it would take up to 30 days to process the reimbursement of $150. They state their corporate offices in New Jersey but every time you call them you will get a call center in the Philippines. I live in Indiana and it's 20° I was on the phone for 30 minutes trying to explain to someone in the Philippines what it was like for it to be cold outside and snow on the ground because she had never experienced that. The original repair person they sent out was from Sears and I had to wait five days for him. He ordered the part and came back and sit in front of the house for three hours trying to get approval from this company to put the part on the furnace. Then and only then I was told about the maintenance records and they even needed a video of the furnace I guess the furnace was gonna do a TikTok act I really didn't understand that one. When I spoke to one person in the Philippines and told him I would like to speak to somebody in the corporate office he became a laughing joke with him and the other workers in the office that I actually wanted to speak to somebody in corporate. I am now in the process of going to switch to a new company and if I were you I would go elsewhere. This company is not there when you need them!

BOUGHT A POLICY TOLD THEY REPAIRED OR REPLACED MY DISHWASHER QUIT CALLED THEM GUY CAME 9 DAYS LATER LOOKED AT IT FOR 5 MINS COLLECTED THE SERVICE CALL FEE LEFT TWO DAYS LATER SHW EMAILS ME THEY ARE GOING TO GIVE ME $275 TOWARD A NEW DISHWASHER BECAUSE THE ESTIMATE FOR REPAIR EXCEEDS THE VALUE OF THE DISHWASHER. THIS IS NOT WHAT THE SALESMAN TOLD ME WHEN I SIGNED UP. I AM NOW SUPPOSED TO GO BUY THE DISHWASHER AND INSTALL IT. THIS IS NOT WHAT I SIGNED UP FOR I GOT THIS POLICY SO I WOULD NOT HAVE TO GO THRU THIS TYPE OF HASSLE AND WHERE AM I GOING TO GET A DISHWASHER INSTALLED FOR $275. DO NOT BUY FROM THIS OUTFIT AND IF YOU HAVE A POLICY JUST CANCEL IT NOW AND BE AHEAD IN THE LONG RUN. I AM.
Had lightning hit my A/C and the google smart thermostat also. Select home warranty sent out a tech to band aid the ac and replaced my thermostat with an analog non programmable unit. The a/c worked for about three min and then stop after the tech left. There words " it is not cost efficient to replace things with like kind. And this is not our policy." It is set up with loop hold in all contract. Ask them to send in a written email there contract. (They won't do it.) if that is not shady. At best they will do the bear minim to "fix " the problem.
I have had multiple home warranties and never as bad as Select. The sellers gave us, unfortunately, this warranty. It is a completely worthless home warranty. They didn't cover emergency plumbing. They said a home inspector should have taken apart our toilet to discover that it was missing a phlange. They refused to pay for water damage as well. Don't waste your time. I've filed complaints with the NJ Attorney General's Office & in the State where I live. The BBB complaint in case anyone reads, as well as the NY Jets that they've partnered with and the NJ Department of Consumer Affairs. Stay away. Run. Read other review sites. 1-star from people who have submitted claims. Good ratings are from people who most likely were given a discount.
Dishonest sale representative. Most claims denied. Would rate this company ZERO. Don't waste your money
Very bad claims service, I had a problem with my heating system, I called them and they took two days to get me a contractor, very disappointed and decided to close my account.
I am extremely disappointed in the integrity of this company. When I signed up, I felt confident in my purchase and that I was making a great financial decision. Unbeknownst to me, I did not receive the fine print stating that they only cover up to $500 for projects (such as broken duct work that was estimated $1,450 to fix) and if there is any mention of maintenance work, in addition to the issue at hand on the estimate, they will automatically deny the claim, leaving you responsible to fix the entire issue yourself. Once a claim is denied, you can't open up a claim on the same system again. I also had to find my own service technician where I was told that I would be getting reimbursed for anything over $60, which was a lie. So what's the point? The overall lack of transparency regarding their policies and unwillingness of their claim representatives to do what is right and cover issues that are clearly broken (as documented in pictures provided to them) is unacceptable and I will never do business with this company again. If you are on the fence about using Select Home Warranty, I would suggest you look else where.

I purchased the full 5 year plan thinking I would be covered for anything, like the very enthusiastic salesman said (eyes rolling). NOPE! First claim was to fix my icemaker - no sorry that's not part of your platinum coverage? Really? I gave them my model number of my fridge to make sure it was all covered! Still a NO... Second claim try,, microwave went out. It's a $400 built in microwave that they said isn't worth repairing and they cannot replace it because it's too old so the gave me $95 towards a new one? HA-HA, laughable at best! I was so frustrated I asked for a refund of my policy and then for the last slap in the face, $75 to cancel and it's prorated, and a few more things they subtract I could barley get my money back! DO NOT USE THIS SCAM OF A PLACE!
The company is a DISGRACE, Please read your contract carefully, charging customers a $75.00 termination fee should be an EMBARRASSMENT to the CEO. Having to wait days before any technician to come out and fix the Problem. Half of star for this company... the company is just Terrible, NEVER AGAIN.
Horrible company to deal with! I had claims and both were denied. One was July 2021 central a/c unit not working properly. I reported my claim. They sent out a technician to look at the a/c unit. He tells me it is a maintenance issue. After being at my house
Several times I don't think their technician owns any tools but a cell phone. I had to hire an hvac company on my own to fix my a/c unit. It was more than a maintenance issue. Claim two Nov 2021 my furnace pilot light kept going out. They sent out the same technician with his cell phone to fix my furnace. This claim went on for months. Feb 2022 I hired another company on my own to fix the furnace. It turned out the furnace was bad. I had to purchase a new furnace on my own. Select home warranty denied my claims and paid nothing. Stay away from this company. In their contract, there are so many stipulations that they will not have to pay a claim. STAY AWAY FROM THIS COMPANY!
This is your typical bait and switch company! They get you to buy the policy. You file a claim and you find out the service is not covered or covered at a low cap forcing you to pay out of pocket. Do not use the company!
I have tried to utilize this company many times, but there is always a 3 day wait. One time a pipe had busted and was flooding the basement, didn't care, still had to wait. So in November my boiler went down, I live in Minnesota and we were looking at a pretty sever cold snap, still told of a three day wait. I decided to go for a reimbursement. Now my boiler covers my whole house, but the company who installed made the mistake of saying zone. Although there is only one zone (the whole house) they would not cover because this was said. I have come unglued over this. Cheating the customers out of the money paid or services promised is wrong! Especially if the employees cannot use their own common sense to make decisions. I called customer service, they stated that they didn't understand why living in Minnesota would make a difference in the winter. OMG! I couldn't understand most of what she was saying, so had to pass on a lot of her comments... I would tell others to stay away from this company, they are the worst!
This company will find some way to tell you that your claim is not covered. Even if your item is listed on your contract and/or in their description of claim items. Do not do business with them
Buyer beware. This company is lousy, they do not disclose fees up front, they hire shoddy unprofessionals to do work and they take too long to dispatch services. Do not use them, I guarantee you will regret it. Remember you get what you pay for, consider another warranty company if you want it done right. See photos of work from a plumber they recommended Sawmaw Services and would not make it right.
This is my second year with select home warranty. Even though I have never filed a claim. So far their customer service is very great. If I get a chance to have to file a claim I'll write a review on the service given.
I have had this company for the last year. Out of all my claims I hve put in, they literally only accepted or fixed 1. All the others were not approved for repair, either bc it was too new or too old. One of Which was only 2.5 yrs old, it wasn't even broken just clogged. They offered $75 to put towards replacing it. My service fee is $60 so they literally offered $15.
Also I live in Nebraska they have vary limited repairmen that even work them. Such a waste of money.
If Select Home Warranty decides that your 3 year old dishwasher should be replaced/repaired. The dishwasher is replaced/ repaired@$150.00 only and I replaced installed sent receipt back. Over 2 months I have not received the $150. Reimbursement check. Has anyone seen a dishwasher for $150.?
The Select Home Warranty representative, Ed Coleman, was very pleasant and polite. He gave me a wonderful deal for the contract, which works out to 32 dollars a month, and the service call will be 65 dollars a month for the life of the contract!

Answer: After filing 5 claims, and one tech that wanted to pad his pocket resulting in me fixing my own leak in a toilet at my expense after paying their tech. And another tech wanting to get my pool setup for summer at150. More than I already gave for deductible she didn't fix my pump or water line to my pool. Both denied by select home Warrenty. And 3 more that I paid their techs for then had to fix it myself. Now my freezers compressor is out and they took money out of my bank account without my permission after saying they would go ahead and fix the freezer well guess what they declined it. And said it wasn't covered when in the contract it says it is. List all meat and others because of 3 weeks if waiting for them
