I was denied a claim for a blocked water drain in my attached patio. They insist it's outside and they only cover inside. I asked why they don't say "inside"? It says " living area" I live in the desert, my attached patio is my living area. Home owners insurance considers attached patios, decks and balconies as part of your living area. I will not be renewing.

I put in a claim to have them fix the ac unit. They asked for 4 years of maintenance and I was able to find that documentation, and they still refuse the claim. I've been waiting for over a week to get this approved and they drag their feet and try to wear you down to the point you want to just give up because you're not getting anywhere and you're wasting your time. I recommend you save your money and gamble with fixing repairs on your own. You're pretty much guaranteed to pay much more than you get back in repairs and this company is a hassle and not very professional. I don't recommend giving them your money.

Complete Rip Off

Select Home Warranty just to GARBAGE service to a completely different level and proved to me that they are nothing but a SCAM and a complete RIP OFF. First of all, when I called Select Home Warranty to buy home warranty, they gave me a high price which I rejected. Then, they started to lower their prices, multiple times, which I rejected until we reached an offer that I thought was reasonable and within my budget. So, I went ahead and purchase their services. Mind you, I purchased their services on November of 2021 and they still haven't sent me the paperwork of anything like terms or conditions. Anyways, around eight months pass by and my fridge starts to have problems. It's not as cold as it used to be. I called the company and they sent out a technician to check it out. He found the issue and said to unplug the fridge to defrost while he orders the parts. A few days later I receive an email from Select Home Warranty offering reimbursement of $185 saying that the fix costs more than the fridge. Just imagine a 6 years old Samsung Fridge which costed me $3000 is costing now $185! Ironically, they forwarded me to section 8 which I never received. Finally I came to understand Select Home Warranty is a BIG SCAM.

We filed a claim on pur refrigerator. They did not replace it. Second, we filed a claim because our septic system backed up. It ran on our floor. We waited 48 hours and we did not hear from shw. We called and they said they could not find someone in our area. They told us to get our own plumber and they would reimburse the full amount. We did. They have refused to cover the amount. This is not a good co. We are going to use a company we used on a previous home, America home warranty.

They charge you $60 to $100 to have someone to come to your home and examine the problem. The expert they send you to your home puts together a report so that SelectHomeWarranty does not have to pay anything. When you try to follow the case, they tell you the decision is final.

They will not pay unless you get their service technician.

My septic line was leaking into my basement. I was in a rush to get it fixed and called several septic service companies. I finally found one that could come in a few hours.

I wasn't thinking of my Select Home Warrantee insurance. Later in the month when I had a different plumbing problem, I remembered I had this type of insurance. I looked and don't remember getting an email policy when I signed up, so I never read the policy. I called to get a copy and make the claims. They denied paying to fix the Septic line problem because I didn't call them first.

Insurance and waiting for their technician wasn't something you think about when your basement is filling with waste water. Pew!

Waste of money

The salesperson lied and lied and lied. He said everything would be covered. I submitted a claim for a couple light switches that we're improperly wired, as I was assured by the lying salesman that this was covered. The claim was denied. I paid $600 for the coverage and $75 for a technician to come out for the diagnostic. A complete waste of money! I could have used the money for actual repairs. I'm sick over this! Buyer beware! Do not purchase a warranty from this company!

This is the worst company! DO NOT USE THEM! This company does not disclose what is covered and not covered in the policy and will do anything to deny your claim. The customer service is awful!

If I could give them zero stars I would. Any one considering select home warranty STAY far away from this company. No customer service help, they just give you the go around when you need to submit a claim and will not replace appliances they just keep charging you $60 for service fee and keep sending a technician to temporary fix your problem. Look else where for home warranty. You will thank me and save future headaches.

We filed two claims and never got them taken care of. These people are very irresponsible and in considerate. We paid extra for roof leaks but when we had one and we filed a claim they never took care of it. They sure were quick to take our money when we bought the warranty though. We also filed a claim on our water heater and our claim was rejected. I was so very disappointed with these people. Please do not waste your money with these people.

Customer service reps are polite. However, labor charges are Not covered! Our $450 a year policy is now costing us $675 because we had to pay labor charges to have our washer repaired in addition to the service call charge! Know what you are getting before you buy...

Worst home warranty company

I selected Select Home Warranty after reading several review and several conversations with the company. Everything they say is false. I've submitted 3 claims so far and all of them have been denied. Isn't it there job to cover a items when it breaks Read the fine print because nothing is covered and I mean nothing. Our A/C kept freezing up. We called and they denied it because it was a maintenance issue. What are they? Unless you have all new appliances and a one year coverage by another company don't sign up with them. Terrible company and nothing but lies. We also filed a claim for our hot water heater that had an issue. They came and said it was leaking and that they don't cover it. Each time you file a claim you get charged $65 dollars to the tech only to have them deny it each time. It appears they have a deal with the maintenance companies to not fix anything collect $65 dollars and then Select Home Warranty sends them a check for a good job of not costing them money to replace or repair anything. All so they aren't timely. When you file a claim it's 24-48 hours normally more before they respond. The call for the A/C was 4 days. I was overseas and so the phone call charges were over $200. I think the government needs to investigate this company. You pay good money for nothing.

Bought coverage on two properties. Attempted to use them on three or four occasions over a three year period. Not one single positive experience with them. Most egregious was an AC issue that was relatively minor. Out of the blue, they asked for historical maintenance records on the unit. Most don't have those on items requiring repair, nor should they. Just so happens, I had them as yearly maintenance was part of my coverage with my previous home warranty company. They tried every tactic possible to not accept the information they requested, and it finally took BBB and a state insurance group involvement to get them to pay out. This is just one example, they attempt to find a way out if paying on every single claim.

Scam Alert

Select Home warranty go out of there way to avoid paying for your repairs. When a technician comes to your home they only evaluate the situation than submit a claim to SHW to have the work done. They will never do a repair when they first come out. The call center is in the Philippines and the workers are scripted. No getting through to them never a resolution. One of there upper management team members called and told me to contact him if I run into problems again, that was a joke. Mr James Wilson do not receive call nor does to return them. His VM says to email him only.

3 weeks to hear back

They sent a second rate plumber and took 3 weeks to get back to me after I filed the claim. I'm starting to wonder if this is a legitimate business.
Then the tell me to get to the pipe they need to fix they will have to cut in to the dry wall but will not cover the cutting of it or repair of it.
Maybe I should just file a claim to have the hole in the drywall repaired afterwards? Just sounds like they have to cut corners to be so cheap.

Do not get ripped off!

Customer service is in India or some other foreign place. They do not understand what you are saying and are responding from a script which is frustrating and a waste of your time. They also deny claims that should be paid. For example, the thermostat in my water heater exploded and caused a leak, and when I filed the claim they stated they don't cover leaks. But they cover thermostats which caused the leak. If you cancel your membership they call you from the US to collect. But no one in the US is available to take your claim or assist you in any other way.
