Trying to steal property
September 30, 2020

Just received a card in the mail offering to buy my house for half of the value it was appraised at 2 years previously. According to statistics our area has shown an increase of over 12 % since that appraisal, Their offer was some $******* less than what we pad about 25 years ago. I understand that they are entitled to a profit, but is the convenience worth over $200,000 loss to homeowner to be able to close within a week or so?
We are approaching 80 years of age but in spite of that are not senile. Wonder if they are targeting their "Steal your House" offers at old people? Maybe, it must work and is completely legal but totally unethical!

SCAM*SCAM*SCAM* They tell you the entire time that there's no risk for you - you can back out any time without cost... YEAH RIGHT! My son is selling his first home - had Offer Pad provide a price for his house. This way they could avoid the whole showing of the property and just move. Offer Pad sent their estimators out to take a look at the property and would come back with the final offer(remember - there is no obligation AT ALL)! The estimators wanted them to do cosmetic work to the house or they would remove 4K from the price. My son has only lived in the home for 2yrs so there is nothing structurally wrong with the home and no damage to the home itself. They wanted them to fix issues that would bring them more money - they just wanted the yard/patio fixed to their liking. My son advised they did not want to invest any money into the home. In the meantime - they reached out to their realtor on options to just list the home and decided to just list it. NOW they owe offer pad 1% of the listing price given to them... WHAT HAPPENED TO NO OBLIGATION? SELLERS BEWARE - MAKE SURE TO READ THE FINE PRINT... PLEASE WARN ANY AND EVERYONE ABOUT OFFER PAD UNTIL THE CAN BE TRUTHFUL TO THEIR CUSTOMERS! Taking advantage of people like that is shameful and unethical... SCUM BAGS! DO NOT USE WITHOUT DUE DILIGENCE!

Beware if buying a home from offerpad. They paint over kitchen cabinets, bathroom cabinets and doors. Must be cheap paint too because it chips and just falls off. Some places you can just peal it off. In addition, to cover up mold in the bathroom they used caulking that was not waterproof as it is pealing away after a few showers. Our kitchen faucet was a trickle with no hot water. Home warranty company has been great so far by unclogging the faucet and opening the downstairs AC and heat vents that were closed. Too many concealed issues with paint and caulk to buy from Offerpad. We like the home and area but did not anticipate the rework and issues we have had.

Trying to work with this business has been one of the most frustrating experiences of my life! We found a house that we fell in love with, and immediately made an offer. They rejected our offer based on our approved mortgage type. We came back with a conventional mortgage approval, and offered their full asking price.
First, they tried to steer us to their lender, which i rejected because i am very happy with my current lender.
When we submitted the new offer with the mortgage type they wanted, at full listing price, we were told they had another offer and they asked for each highest and best offer. We complied with their request immediately, again.
My realtor got a very abrupt email from them stating that they were not moving forward with either offer.
I would love to understand why they rejected our offer of full asking price. Their website says how invested they are in customer satisfaction, yet their responses are snippy and impolite, to say the least. WHY do they list for a certain price then refuse full offers? If they want a higher price, why would they not just list what they want?
I believe that they just want to engage in a bidding war, and have no intention to sell at their listed price. This is an unethical business. They have turned this buying experience into a disappointment for my family. And it is clear that they have no regard for potential buyers. Thanks Offerpad. You made this such an ugly experience!

MY HOUSE IS NOT FOR SALE and I don't know where you get off assuming that I would want to do business with you slimeballs even if it were. It doesn't take much time these days to research a company and after reading reviews here and elsewhere, I am amazed any of your employees has a license to drive, much less broker real estate.

Well I received an offer 2 days ago for my condo and an email directing me to call Chris. I have called for two days with no return call though his email states he's available "7 days a week until 9pm". I finally call the office yo voice my concern who with no words or care for my aggravation just sent me to the same voicemail of Chris that has already not returned my call for 2 days! This is not worth the trouble for such a big red flag so early in the process. I thought the idea was to make it easier to sell you house. Very frustrating! By the way I was forced to choose a min of one star in order to post my review or it would be zero

I bought an offerpad house in Keller TX. The sale went decently despite them being quite unresponsive. We bought the house and moved in and ran the dishwasher 3 days later and the sewer backed up. We used their home warranty which was a joke. They sent out two plumbers who took 5 days to come out (cant use any water during this time because the downstairs toilets are overflowing.) One of them broke off his auger and left us with a quote for $5600 and said the clog was in the pipe in the front yard... so the home warranty doesn't cover anything outside of the foundation. I hired my own plumber who pulled out a 2x4, rocks and a rope that were too big to flush but fit perfectly into the plumbing clean out. They had to dig 7 feet down and this cost $2350 (luckily I have an awesome plumber Ive used for 10 years.) They also found a second clean out that was uncapped so offerpad concluded that the building debris must have fallen down that pipe and clogged it in the 3 days that we lived in the house. A more realistic scenario is that the previous buyer was disgruntled (read some of the offerpad reviews) and put them in the clean house out and then when we started using the house they drifted down to the street clean out where they wedged and started the clog. This is why the neither mine nor offerpad's inspectors caught it. I have attached pictures of what came out of the pipe. Does that look like it spent 10 years in the mud under a driveway?
Bottom line is the house is sold "as is" and the legality of the seller's disclosure stops with offerpad since my contract is with them. I believe Offerpad didn't know about the clog but in either scenario, the previous owner had to know about it. But I have no recourse and am out the $2350.
I guess i should be happy that it only cost me $2350 and wasn't something more serious. If your house house has some sort of house cancer, sell it to offferpad and hope the inspectors misses it. If you can make it through the inspection then you are home free.
If your a buyer then understand that you have no legal recourse and for that reason I would not buy from these guys again.

Scam alert!

Offer pad home listings are not appraised.
Made an offer on a home owned by offer pad, and it had no comps, no reason for the high price and the appraisal came back in over 20k less than the listing price, after taking my 750$ in earnest money, 250$ in diligence, me paying 500$ for home inspection, and 100$ for termite inspection,
I won't get back any money except the earnest money. All because they bought a house that they did not get appraised and paid way too much for and when my appraisal came back $27,000 less, they said that I would have to pay the rest out of pocket, we can't reduce our price.
What a rip off! Make sure if you're gonna make an offer, get the appraisal done first to find out if the listing price is even anywhere close to what the houses around it are going for these are known as "comparables".
Listing a Home $27,000 above an appraisal is just insane nobody is going to pay $27,000 more for a Home that doesn't appraise at the listed value! BUYER BE AWARE!
They took my Money and RAN!

On their website it says its easy and fast. Not true. They do an onsite inspection, then they send out other inspectors and inform you of the issues they found and deduct from the price that was quoted. They do not locally move you, they send a couple of men (without a truck) to help with the move. Their title company is a joke and unwilling to help. With their 7.5% fee it is definitely not worth it. Takes too long if you are in a hurry. Waited 6 months still no close and today said they would have to cancel our contract because of the overall condition of the property. We had a fire in 2011 and had to rebuild so how could it be that bad in only 8 years. Inspectors don't know what they are doing.

Dishonest cover up

After purchasing the Condo, this is what I found in the Master Bathroom (See Photos). My first time buying a home and I encounter this. The inspection and Appraisal comes out of my pocket to which it didn't benefit me one bit. The Condo cost 165,000 and now I have to pay close to 1,200.00 to get this fixed. As photo shows they covered it up with wood. Be careful when purchasing from OfferPad... To me this is dishonest and completely wrong to do to a buyer. The owner makes all the profit and it cost the buyer more money for the cover up.

They gave us a fair offer and we were all set to close. Until THE DAY BEFORE we were to close they emailed us a termination agreement out of the blue. No phone call, no other communication. Just the day before closing they cancelled the contract. We had to reinstate all of our utilities and start all over again, and this is after we moved out of state. SHADY company in our opinion. I hope no one else has to experience this.

This people are sharks, reeling people off, taking advantage of people in need or desperate situations. Not onset people. They low ball you and than low ball you raven more and than low ball you raven more and than at the end like in my situation you have to pay them to buy your house. They say you don't have to pay realtor fees, which can be up to 6%, but you pay them transaction fee, which is 7.5 %, and fees on top of fees. Do not deal with them, call them. Waste of time. They have no license at all. Stay away. They are cons under the umbrella of business.

We were okay with the idea of giving up some cash in exchange for the convenience of not have to show our home. We got a fair offer on our home and even expected we'd be asked to pay a few thousand dollars for repairs (minor things like pool light bulb, broken screen door latch, etc. - big stuff like roof, hvac, all fairly new).

We made an offer on a new home (not through Offerpad) but at the very last minute (literally 45 minutes before the deadline), Offerpad advised us they're cancelling the contract. This despite several emails saying "don't worry if it takes a while, that is normal."

We were forced to cancel our purchase contract but were out the $1,000 already paid for inspection & appraisal. Also our house is now 1/2 packed so to market our home we need to either unpack everything or move it into storage. Not to mention we've now lost our on a new home we were really excited about.

It's clear Offerpad offered too much $ to us originally and weren't going to be able to flip for the profit they wanted. Not certain if they misjudged or were hoping for more major repairs they could mark up to boost the profit.

While I understand they're in business to make a profit, their last minute cancellation really screwed us over. It's a shame because their coordinator we worked with (Scott) was a great guy and had the deal gone through I think I would have been a huge fan. Instead I have a bitter taste in my mouth and plan to spend the next decade telling everyone I know to stay away from Offerpad.
