I accepted Offerpads offer. They messed up the square footage, not me, then after the inspection they wanted to reduce the offer by 20% because of their error re: the size. I wasted time getting it on the market because of them. Opendoor had the correct size and offered more than Offerpad.

Beware of the "promises" OfferPad relies upon as inducements,... For example, Offerpad's promise of a "free local move" is a lie.

Red Flag #1: Offerpad's "Free Local Move" offer is not included in the Offerpad purchase contract. The limitations, restrictions, and exclusions associated with the Offerpad's bogus "Free Local Move" promise would render the purchase contract useless. There is no "free local move" with OfferPad.

Red Flag #2: Offerpad's purchase contract extends the normal 10 day inspection period. Offerpad's contract extends the inspection period 10 days past the date of the actual physical inspection. This unusual, self-serving stipulation ties up the subject property for crucial additional days, sometimes weeks or months, rendering the property owner powerless to market their property to other interested buyers. This is their goal!

Red Flag #3: The Number One complaint of Offerpad customers is Offerpad's reliance upon and frequent utilization of a punitive 1% late cancellation fee. On a $500,000 purchase contract, Offerpad charges the customer $5,000 and will not hesitate to tie up the customer's property with a lien, rendering your property unsellable.

Red Flag #4: Your initial contact with Offerpad is designed to engender false hope of an offer close to market value. In reality, you should expect your final offer to be WELL BELOW the low end of like properties in your area. After wasting weeks, maybe months of your time, expect a ridiculous, insulting, low-ball offer from OfferPad.

DO NOT USE OFFERPAD

I would not recommend offerpad I received an offer from offerpad for 267,000 they claim you pay no closing cost but wanted to charge me $16,000 in fees. I webt with a local realtor who sold my home 3 minutes after listing it for 310,000. I saved thousands by not using offerpad

Repair credit is a joke!

I have mixed feelings about Offerpad.
I wish I could give it a two and a half stars and not a full three.
I am currently selling my home to Offerpad (Today's date 10/19/2021 closing 10/25/2021)
At first everything was going amazing.
I was expecting the worst because of all of the negative reviews. The offer was decent so I decided to sell.
If I had a question or concern it was answered very quickly. I received courtesy calls with updates on what to expect next. Everything was going good that is until the inspection results came in.
I received the inspection results with a list of things that needed to be repaired with a total of $12,900.
A few of the things I expected and a few I did not!
A carpet replacement threw me off. I was shocked but not surprised. Let me explain.
2 years ago my husband sold his house to Offerpad (612 Ironstone Dr Fairburn Georgia) when we moved in the carpet was awful. Because we didn't plan on staying long we decided not to replace it. Fast forward to us getting ready to sell. He decided to go with Offerpad for the convenience.
We were not surprised when the repair bill came back and a carpet replacement was on there.
Okay he gave Offerpad the credit for the carpet because we knew it needed to be replaced.
It was so close to school being out we decided to allow our children to finish out the school year. So we would drop them off at the bus stop down the street from the house.
With some of Offerpads homes you can do a walkthrough without an agent.
We thought it would be fun to walk through the house one last time.
To my surprise the carpet was not replaced, but cleaned.
I could still see stains on the carpet. It was also a burn on the carpet in my daughter's old room it was still there.
We decided to let it go because we had already sold the house.
However I've only been living in my current house that I'm selling to Offerpad for 2 years and the carpet was brand new when we moved in. It's still in excellent condition, but once again they're asking for a credit to replace the carpet.
I know damn well they're not going to replace it but have it clean. I believe that to be deceitful and unfair.
The second repair was for the bathroom floors there's absolutely nothing wrong with the floors but if they want to upgrade fine I seriously doubt there will be any upgrades done to the floors.
The convenience of Offerpad is great and the agents are very nice but super busy/forgetful... I say that because I was supposed to receive a call to go over the repair list. No one ever called me. Instead I had to email about my concerns with the repair credit. After the email I was called right away.
They were super nice and offered a $500 credit back to me for the carpet that they're not going to replace. That's not enough I think I should be credited for the full amount because the carpet is new and just needs to be cleaned. If they want to charge a credit for a cleaning then that I understand because that is the only thing they're going to do.
It really sucks the way they do people when it comes to the repair credit.
The idea of Offerpad is awesome the execution is way off.

Not a good experience

We bought our home via Offerpad, and I would not recommend them. They did minimal cosmetic changes to make the house seem appealing, but after moving in, we realized how poor the quality was. Peeling trim paint that was improperly applied, misleading age of AC compressor- in general, a lot of unexpected large items from the home inspection that were very expensive to repair. They just want to sell a house fast for maximum profit, with the least investment. Buyers beware.

We had an appointment with 'Jordan' for a 2:15 pm on 9/6/21 for a virtual walkthrough. He forgot... Can't trust a company who can't even get it right on the first step... Thank goodness for Open Door and Zillow who know how to do it right.

I can't speak to other markets but It is a complete waste of time to get an offer if you are in the Carmel/Westfield/Hamilton County Indiana Market. Their offer was approximately 50k+ lower than the CMA performed by my realtor. I wasn't expecting the offer to be over market but I definitely wasn't expecting it to be 50k+ below! I know the company just started doing business in Indiana and it is clear that they definitely do not have a good grasp on what the market is like here.

Very shocked to see so many positive reviews. My experience unfortunately has been horrendous. I was assured when I listed with Offerpad that they would handle all of the details as I was out of state. Dave Webster, the realtor explained that they would take care of the pool and the yard and get our beautiful home sold ASAP. Well, my first red flag was the photos used for the listing... the images were horrible as the yard looked unkept. Eventually my husband and I had to hire our own individuals to avoid being cited by the city for a green pool. I can remember Dave telling us that everything looked great and that there was no need to worry as he had sent out pool people and yard workers. As we suspected something was awry and our cameras did not detect any movement or improvements we decided to drive back to Texas and check on our home and found that our back yard was a forest and our pool was a swamp and that the city had put a notice on our door. Nothing that this group informed us of or said that they would do was done. We would be informed there would be an open house and then it would be cancelled. Once our listing was about to expire, we were told no worries and that they would extend the listing and had a new strategy. We were told that they would inform us when the listing was back up. Then there was complete silence with no updates, returned calls, or emails for two weeks. After asking for my keys via text as we could not get a return call, I finally received a text from the realtor stating he had been traveling. Moments later I received an email stating that the keys were under the front door's mat. So basically, my home was unsecured while I was waiting and thinking that the agency was strategizing the sale of the home. I completely wasted two-three months dealing with these people. Please go elsewhere as this group will not value your property. If it doesn't sale the first week, I do not believe they will work hard for you. I normally don't like to leave negative reviews, but I do not want anyone else to find themself in this mess. Fortunately for us, we are not in a financial strain and have about 6 more months to try to get this house sold, but I can't imagine what would have been our fate if we needed it sold immediately. I really wanted to trust these guys... the realtor consistently expressed his belief in God and how he prayed the home would sell. Thanks for reading. You have been warned!

Let me start by saying I have sold probably 15 houses in my time so I am familiar with a 'normal' process. You will find many reviews, both good and bad, on OfferPad. Mine is no different, it's just an actual account so you know where the pitfalls could be.

OfferPad, as you know, is in the business of buying and selling real estate for a profit.

Let's start with the offer. The offer you received will definitely be less than you would receive on the open market. Let's make this easy, you are taking a lower offer for the convenience of their process. For me, the offer was low but was reasonable, so we decided to take it. We did so by first asking them to explain their negative ratings on excessing repair fees and canceling their offer ahead of time. We were assured these cases were rare, yada yada. There is only one condition to where you both can back out, once you have signed your contract, and that's when they do an inspection. If you don't agree on costs then you can walk away no fee. After that, you are both legally bound to complete the transaction.

Overall communication was decent, there were times it was difficult to reach team members, but that was early on and quickly resolved.
Everything was fine for us, until the inspection. We have a very lovely and large house, backed up to a pound, and we own the empty lot next to us. Our renters just exited so of course there are things you need/want to fix here and there, but their report came back with several items identified. Some were so crazy, we just put a new 30,000 roof on it and they complained about chips on the chimney and metal fencing being too low around the chimney and thus subject to leak (that is put there to deter squirrels from entering, not water:-)).
We reviewed the items on the report, and then the lady told us the repair costs would be $23,800.00. I told her we did not agree. She stated that the report clearly states what must be fixed in order to sell the house. I challenged her because the report is to cover the buyer, but it by no means every single item 'must' be handled. My biggest problem was her attitude, basically, take it or leave it. In one instance I told her "so this is take it or leave it" and she replied "yes". I asked for a detailed list of what repairs were required, she said refer to the report. But the report says "resurface the pool", it does not say with what. The price difference between basic and diamond brite could be $5,000.00. She said this is the bid that their contractors provided, but would not provide details of what those repairs would be. I then said I think I can get the repairs cheaper, I'll elect the option to repair it myself. She said I could not get the prices lower, and that she would have to get approval from her supervisor. I told her that I had the option of doing the repairs myself, so please provide an itemized list so I know what to repair, and to what level. She again stated she could not and would have to ask her supervisor. She then told me I would have to provide receipts for repairs, on and on. I told her fine, but when it comes to receipts, you are asking for $23,800.00 for repairs, cannot tell me exactly what needs fixing and to what level, and what guarantee do I have that the repairs will be made? She she we're reputable, on and on, but would not provide receipts or a guarantee that they would do the work instead of just take the money. In the end, their offer that you can do the repairs yourself is bogus, so definitely watch out for the inflated fees. They say, "sorry, take it or leave it" and that's their entire answer. There was no willingness to work, they made you feel like crap.

The rest of the process is so smooth you don't even know someone is working on it. Contracts are notarized and signed digitally, the next day the money is in your account.

Although they definitely simplify the process, the do so in a very informal, and in some cases, disrespectful manner. They assume you have never had to deal with an inspection report, they definitely do inflate the fees. Their job is to just flip the house so they will make a profit for sure. Their fee is 7.5% for the deal. You have to pay doc stamps, which is either. 5 or 1.0 percent of the value of your house probably. So closely calculate up the money coming back to your report. When you see the settlement sheet you may very well be getting back less than you think!

Look, overall it's definitely simple and easy. Because the renters were still in out house, I think from signing to closing was 48 days, but I think they could have done it a lot faster if they wanted to. They know what to do, have a team prepared to execute, and do execute. I had it put into our contract that if we didn't agree to repair costs we can get out of the contract with no penalty or fee, you should as well. My main issue is with the going over of the inspection report. I think it could have been handled with much better skill and interpersonal relations. They do not like to give an inch, and give all kinds of excuses. There's nothing major in an inspection report unless it says its major. Hold them to task. If they are quoting you $5000 for a repair and you think it's $1000, they will say "sucks to be you, do you want to cancel"? I hear that so many times I thought once that perhaps they were intentionally trying to get us to cancel the contract. So like anything else, "seller" beware in this case!

*EDIT* The realtor finally got ahold of them, and apparently the person assigned to our case was out. They said they would fix the sewer, whether we purchase or someone else does. *END EDIT*

After reading reviews we were hesitant to try purchasing through Offerpad, but we decided to give it a try. They responded to our initial offer right away, but when a sewer inspection revealed major issues (basically the piping had to be entirely replaced) they said "We will gather bids and get back to you as soon as possible."

Well we waited the 5 business days required on the contract, and they never deigned to get back to us. A huge waste of time and effort. Beware of purchasing in North Phoenix - it wouldn't surprise me if they try to sell it without fixing the issue.

Scam!

We set up an appointment. We don't them don't bother coming unless you can make an offer - we don't want a realtor. We drove 30 minutes to our former home to meet them - no one showed up. After waiting 30 minutes - finally got ahold of them and the person who was supposed to come said "oh - sorry - didn't see it on my calender". Nice waste of our morning... He wanted to reschedule and we said ONLY if you can make an offer - and then they said "oh we aren't making offers where you live". TOTAL SCAM!

Truely Satisfied

A trusted new friend of mine suggested Offerpad to me. I just lost my significant other and I wanted to move back North near my family and young grandchildren. It was the right time to sell in today's market. I never like to fill out my information online. I decided late at night to give it a try. When Offerpad mentioned photo's I just signed out and went to bed. Shortly after, one morning I received a phone call from a polite cheerful lady who introduced herself from Offerpad. She ask if she could come by and take some photos. Well let me tell you, I hit the cream of the crop. I told Ms Kim Nestor my financial situation because I'm retired and on a limited income and moving back north will be very expensive (the very reason I moved to FLin the first place). I needed every penny I could get). She listen to my story and my encounter with another realtor whom I didn't trust. I ask her if she would be able to act as my personal realtor herself. I trusted her from the get go. I don't make many new friends but I will never let this new one go. She is a GEM! Thank You Offerpad for sending her my way. If you had more Kim's you'd be booming in the business. We had 6 offers in record timing, I went with a cash offer and I had to to pack in thirty days to get it. Thanks a million Kim. We utilized offer pads real estate services to list my house in Tampa, FL on the market, make a few upgrades and sell it from beginning to end the process was seamless and simple. I wanted to give a shout out to my realtor Sonja for making everything happen, thank you so much for making this process so easy for us you are the best! My realtor and her team had great communication throughout the entire home selling process and home modification process for the upgrades we made. They handled all the contractors and all the pricing all the negotiations on our behalf so we did not have to get in the weeds with any of that. Our realtor did a great job of keeping us in the loop on what was going on every step of the way! When it comes to negotiations Sonja is the one you want in your corner!

Unethical practice

Read a lot of bad reviews here but mine is not even on their "buy or sell" business. How unethical can a company be when they sent out UNSOLICITED emails in Yahoo mail and "rigged" it so that you can not delete their emails. For that alone, I can not trust them on anything, much less on a real estate transaction..
