It's been a positive review so far. I like the precious evolve app because I was able to use face recognition to open. With the new app I have to manually sign in so that's a little inconvenient. Other than that I like the overall services I'm still using the old app because it's more user friendly.

I shared emails and pictures of how bad our stay was paragraphs explaining, and how we had medical bills due to electricity regularly going out on one of their properties. Their "make it right promise" is complete bull! Don't let it fool you. They do not stand behind that and do not care about the people who stay.
Evolve collects sales tax for each rental and submits the payments to the state for me. At least, that's supposed to be the arrangement. My town requires a copy of the sales and use tax permit in order to rent property short term, and since Evolve is the one filing the taxes, it is their permit that is needed.
I have been trying nearly a month to get this information. Evolve refuses to give this information and also will not let me know if they can send the permit directly to my town. Every time I ask, they give me erroneous information and send me to websites that are not how I can get the information I need.
I was using another vendor to manage my property and they were awful for many other reasons but at least they got this part of it right. I need to submit the information within the next 22 days and am holding out hope that Evolve will get their act together by then but as it's taken them at least that long to get nowhere, I'm not optimistic.
We are rather new to Evolve (since 2022) but we feel confident knowing that we have chosen the perfect company to manage our property. The main reason we chose Evolve was the low management fee and great communication. They handle everything for us from bookings, taxes, renter issues, anything and everything! My only complaint is that it's quite difficult to get in touch with someone when we call but the live chat is appreciated and quickly connects us with a real person.

My small rental and I have been with Evolve for 8 years, and I have to say we have both benefitted and grown better each year! They have become very professional and treat my small business as they do much larger ones! In the beginning, it was very difficult to get them on the phone, but each year that has gotten much better—for which I am very grateful!
I've had a great start out the gate. Would like to see a little more creativity to get bookings during the slow down season. Knowing the area and promoting availability for the different events should offer more bookings.

I have liked Evolve with the STR rental most of the time. Since I've turned it into a 30+ day rental not so sure. I'm not sure if the correct key words are out there or not. Hard to tell since no reservations.
I rented a house with evolve and their " owner support" is basically non existent. They are there just to use your property for their gain. I had a client that rearranged all my furniture including an antique desk that was broke, a love seat leg that was broke. They never flowed through with the renter and ignored my repeated attempts to remedy my loss. Completely ghosted me. They could care less about your property and your losses.

We we had arrived to the home there were ants, live and dead all over in the home. Cockroaches by pool. Most of the toilet seats were broken (3 or 4) and one would not flush. Garbage disposal broke, Ice maker did not work, Shower was clogged, 1 recliner broken and other was taped with duct tape to fix tear, garbage by pool and skylights in home were disgusting. Mattresses for beds (5 bedrooms total) were extremely hard and one had broken piping around it, which was sharp. I complained and they did come and sprayed and cleaned up ants and fixed shower that was clogged. Wish I would have taken pictures of everything. I guess the cleaning people SAW NOTHING WRONG when they were in to clean prior to our arrival. (OMG) I WOULD NEVER BOOK ANYTHING WITH ENVLOVE AGAIN. They would not refund anything to me because I did not take pictures of everything wrong.
Very disappointed with home conditions and saved and traveled a far way to have this bad of an experience.

In order to provide fair and reasonable resolutions for both guests and homeowners, we do have policies in place that require our team to collect documentation of any reported concerns during their stay. Moving forward, we strongly encourage you to document any issues and concerns you experience during your stay, whether at an Evolve property or not, as this a requirement industry wide in order to be able to verify issues and provide nay reimbursement necessary.
Rented a place in Peoria, AZ last year. Description said Golf Haven. This is why I rented there. To golf (which was not disclosed), the membership fee was around $8,000.00. Was not going to pay that for a couple month snow bird visit.
I book a rental through Air BnB and Evolve was the management company. My rental had AC issues the week prior however I stated we were more than ok to still stay without the AC. They said that would be fine. Upon arriving at the rental for check-in the owner was there and refused to let us enter saying he canceled our reservation. I never received any calls or texts updates from Evolve about this situation. They then pushed me back to Air B n B to try and find support to book another location for my stay. I did finally talk to someone in "Trust and Safety" and she informed me it's their company policy not to allow guests to stay at a rental with a non working AC unit, so she was blown away none of the other 3 representatives I spoke with informed me on this. A week has now passed since this issued and they "reviewed" my case. They indicated it IS NOT their policy to not allow guests to stay, but it was the owner's decision to cancel at the very last minute, and they had to follow what he wanted.
As I stated the owner of the property was at the house when we tried to check in, and he was a very suspicious dude, and since we met him we decided to do some research, and found an interest criminal record on his background. We probably realized it was a good thing we didn't stay at this house, but if you want to work with an shady, uncommunicative, and non-supportive booking company, this is the one for you!
We booked a vacation home rental in Yucca Valley. I did not read the entire pet limit clause carefully, as it stated 4 pets max and we had 5. My mistake. When then trying to request a refund for my stay, which was a week long and cost me $1200, they only agreed to give 25% of the nightly stay. We were there only 15 mins. That's a LARGE amount of money to lose due to an oversight. I will never use Evolve again and would advise anyone to use any other vacation home rental site!
Evolve is more than a property management company, they are peace of mind. While you do what you need to, they are working in the background to get you bookings, answer guest questions as well as owner questions. I have yet to have a bad experience and recommend them 10/10!
We rented two homes for the bridal party weekend. One was from Evolve. The home was filthy, no cleaning supplies, a bucket of vomit under the sink and our feet stuck to the floor. Flies and ants. We wanted to cancel and move to a hotel. Evolve ghosted us and continues to be nonresponsive. HORRIBLE Customer Service! Never again would I rent from an Evolve rental!
I had to monitor my own pricing, because they did not pay attention to it at all. They took several weeks to address reviews. They made huge glaring errors in the actual listing but took weeks to correct it. And the corrections were also wrong. They lied to me about what would happen if I left evolve and tried to keep my pictures and copy. They cost my 1000s in missed bookings because of incorrect information on the listing and huge huge delays In assistance.
Booked a stay with them for a condo on Airbnb... listed as a nonsmoking property but recent reviews complained of terrible cigarette smoke in unit. Cancelled reservation and will not refund deposit. False advertising and hazardous to their guests. Will not respond to calls or messages.
You do NOT want to do business with this company. I have had my vacation rental listed with them for almost two years. My rental is owned by my IRA which means that the rental income has to be deposited in to the IRA custodian account. Evolve was able to handle this for a year and a half but now say that they can't deposit to an IRA custodian any more and are canceling my listing. Horrible, non-progressive company who cannot seem to work outside of the box in pursuit of resolution to system processing issues. HORRIBLE!
Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
