Finding a VRBO property in the middle of Pt Loma is fabulous. Great restaurants, marina facilities, views, ambiance,all within walking distance and only 10 minutes from the airport!
This little home in Patagonia was perfect for my two friends, my husband and me: the right number of beds, the ceiling fans, the good shower, the supply of coffee beans and coffee maker. Sitting outside in the morning sun/shade felt so good after a midwest winter.
We had great trip. The house was perfect, with plenty of seating, gorgeous view from sunroom windows, great kitchen and very comfortable mattresses. Extremely accommodating host. We hope to go again!
A group of 12 enjoyed a relaxing weekend away. This house had everything we needed and was located by the beach boardwalk for easy access. Clean and well kept. We would book again for future trips.

This was great had everything we needed. Was an excellent way to spend time in Pompano. We were diving so the backyard really helped with drying out our equipment. And the washer dryer setup was excellent. Overall was a great stay

As the owner of the property I feel I should be able to set fees for special weekends/occasions where I live. I Wanted to up nightly rental fees 2 weekends in June-1 for a Mexico/Brazil international soccer tournament and the other for a George Strait outdoor concert. There Has never been an outdoor international soccer game in Texas and the George Strait concert would be his largest outdoor concert ever! Also wanted to up prices on special Aggie football game weekends. I know they say they use smart rates but it appears that Smart Rates don't even look at my area (rates have only been adjusted a very small amount on a few days since I signed up with Evolve (18 months ago). (After I complained because they wouldn't up my fees and told them that Smart Rates hadn't upped fees for any of the special dates I wanted and after I owner blocked the dates they went back in and changed dates on 2 nights of George Strait weekend. I've been totally satisfied with Evolve with everything else but this one issue but it's a HUGE issue to me.
Enjoyed a four day family getaway: home is roomy & family friendly - especially sitting in the lakeside porch with incredible scenery. Very restful!
These guests broke my shower door by snapping off the roller.

Evolve smart rate system allowed our place to be booked for just slightly over half price for Memorial weekend. Yes, the window was closing, however some sort of involvement on my side would have been helpful.
We owners don't have recourse when guest comes and steal or destroy our properties. We can't get the reimbursement for the cost of replacement of it's less than a certain value and the cost to call for service people to come in and repair which is not fair. There should be incidental charges like when these guest check into a hotel.

Great space for family stay while attending my son's wedding. Convenient location to venue and dinner options.
The unit we rented was perfect in many ways. First and foremost it was handicap accessible; both with an elevator to the unit and within the rental unit as well. This can be a challenge to find! The unit was clean, nicely spacious and well appointed. And as a unique feature; it perfect for the total eclipse at a reasonable price point! Thank you.
Answer: Avoid Evolve it will be a major mistake listing your property with them. The client support is all flash with no substance. The owner protection insurance is a scam! The listing description was never correct, my Financial lost was over $6000 due to guest damages that were supposedly covered. The corporate infrastructure is amateurish and segmented without leadership.
