I have registered to bid for a property on Auction.com Feb 29-March 2 and have an email from them with registration. I have checked Feb 27 every 30mins, if the auction still on. And it was. Last time I've checked was at 11pm at night. And I did a screenshot with it.
1st thing in the morning I see, that Auction ended on Feb 27, when the Start Date Feb 29 and now has a Pending Status! And property was never auction on Feb 27 since I was checking and have the screenshot to prove that!
I called Auction.com and Reps were lying to me that Auction did happened and somebody won it! But I have prove that this is a lie! I have contacted a lawyer specializing in auctions and he said, they have seen that happened before with Auction.com and advised to report to Real Estate Commission and they will start investigation since Auction.com performs as an agent on these deals.
I called multiple times to Auction.com just to hear lies that Auction did happened and they can't accept any offers and there's nothing they can do. Even though Auction was still showing Start Date as next day!
I'm going to report to Real Estate Commission and start the investigation since it is so obvious and I have all the proof.
Plus I never saw the email that auction has ended on Feb 27 and $2500 not realized, since Auction suppose to end tomorrow...
So I had a bid on a house and one day before the bidding ends they postponed the auction... Who does that? NO one even informed me. I went to the website to see if anyone had bid and it said that it was postponed. I was already not happy because it stated the opening bid was 56,000 but when I went to bid I had to bid 61,000. VERY misleading. One last thing, start the bid at what the house has to go for... SERIOUSLY, who has time to mess around.
I won a property on 2/6/2020 after a call from auction.com saying the buyer would accept the minimum bid of 52,250. I completed due diligence including deposit through service link. One week later I get an email from Zachary Melvin at Auction.com saying the house was going to HUD and I would get my deposit back. After 2 weeks and multiple attempts to contact Zachary and Service Link, I still have no deposit returned. BUT... They relisted the property on auction.com. CRAZY, HORRIBLE. I have purchased homes on HUBZU, HUD, and REO but NEVER experienced such craziness! RUN AWAY FROM THIS COMPANY no matter how tempting the property may seem. Go into the tax rolls, get the banks/owners name and contact them directly if you really like a property but DO NOT USE AUCTION.COM.

There were 29 properties for sale yesterday and barely any left this morning when we went to the auction. Ok right, stuff changes.
The Auction was supposed to have started at 9:00 am. As of right now at noon all have been pulled or cancelled except one that still has not been auctioned off!
I was fine with this until I found out two of the houses were actually sold days before the auction! Give me a break, of 29 properties none ended up being "cleared". What an extreme waste of time and what an extremely either unprofessional or unorganized company.
We will not be using auction.com again.
A foreclosure sale can be cancelled for several reasons. Some of the more common ones include:
When a homeowner and lender reach an agreement so the homeowner can keep the property.
When a homeowner files for bankruptcy protection, this results in an automatic stay being placed on the property. The bankruptcy doesn’t stop the foreclosure but delays it until the homeowner resolves the debt or the lender gets approval from the bankruptcy court to proceed with the sale.
The beneficiary (lender) can decide to cancel the sale for any reason. The lender may not be ready to sell the property; may sell it elsewhere or may get paid off by the homeowner.
Unfortunately, Auction.com is not privy to the reasons behind a cancellation.

I had multiple questions and Tyler answer them all perfectly. Really helpful. And this is my first time going to an auction so I wanted to learn a lot and was confused but Tyler helped me all out.

This company is absolutely horrible and unethical. I won a house at auction, and i went to pay. They sent me over a ridiculous contract that stated, specifically, that I agreed and acknowledged that they had been given me 7 days to inspect the property, including the inside, and that I had access to the property and had completed a thorough interior and exterior inspeciton.
Of course, I did NOT have access to the inside, and Auction.com refused to provide me with access! They refused to strike that part of the contract. They DEMANDED that I sign a statement saying they had provided me with access, while simultaneously in the same email, denying me access! Totally unethical!

Tyler was Great! He provided quick, easy, professional answers to my questions. This is my first time to 'possibly' win a bid with your company, for that matter, any company; and Tyler was a perfect introduction to the process. He set the bar high for all others to reach.
What a nightmare! I was the winner on property that I took time to check out. The seller agent sign my bid They told me closing would be with in two to three weeks. I have made many many calls and two months later I get a email that seller canceled. Auction. Com should not list property's that they know should not for sale. They tide up 100.000 of my money for over two months just to say we are sorry. STAY AWAY!

Answer: I believe that the average potential buyer does not do their DUE diligence AHEAD of time. I first, read all the documents attached to the property I was interested in. Second, I drove by the property to check things out. Third, I went to the county recording office to see if there were any liens against them. Fourth, I ran the comps for the houses in the neighborhood and look at the rating for the schools within the district. Fifth, know what your limit is on what your final bid will be and do not bid over that amount just to win the auction. Other tips, try to get ahold of the agent that is representing the property and just ask them if they are willing to let you see the property inside, all they can say is no, right? I hope this helps. Wait, miscellaneous stuff, It is true, all auctions on this site are STRICKLY in favor of the seller... Negotiating is near to none.
Answer: The bank can and will bid against you to get a higher price (shilling). Read the web site. This practice is illegal everywhere else. But get the banks a higher price.
Answer: If you win the auction it is a binding contract. Contracts are to be E signed within like 2hrs I think. Most are sold as is. Due your homework before you buy! Mark
Answer: Have your real estate agent search title. If the property is occupied, you will have to get the people out yourself.

Answer: It means that the sale did not go though, there could be many reasons. And they are so opaque you will never find out what the reason was... maybe no financing, maybe spam bidding, maybe the seller backed out...
