I booked my vacation via Vrbo in full. Then start getting random emails from different people to fill in docu sign and being felt as scam didnt fill up. Called Vrbo said, you good to go. Called vacasa, said hey received full money so you good to go. Told them to email me with confirmation as i am getting random emails about booking. Finally said, hey your reservation is cancelled. Then get a email with Partial refund only.
They scammed me with $231.32. Also Vrbo tried to help but overall pathetic experience, where I lost 4 hours on phone email and also lost money. I will never go back with Vacasa or Vrbo any more

Would not recommend this company at all. Did not take care of proper cleaning, cancel guests on us without notice, costing us thousands in lost fees.
They did not take care of our property either, but I do not believe that was the fault of the staff, more likely corporate policy from our experience.
We gave our 90 day notice we were cancelling to list our place for sale and they decided to move guests 3 days before our busiest rental time and did not give us any notice.
Stay away from these clowns
At first, this seemed like a great place. Don't be fooled. The private hot tub was completely inaccessible with the code that was given. I called and confirmed that the code I had was the only code with the Vacasa team. We tried many other possible codes, and none of them worked. We were completely unable to use the hot tub during our trip. They mention that there's another pool and hot tub available, but it's not as nice as a private hot tub that should be accessible any hours. The couch was coming apart, you could see the wood framing after sitting on it. All of the showers dripped, and the primary shower barely drained so you were standing in a pool of water even for a short shower. The pictures made it seem like there was a tub in the primary bathroom but that must have been a trick. We found an old used Band-Aid stuck to the ceiling. This is disgusting. When I reached out to Vacasa during my stay, they agreed that I should receive a refund. Today Vacasa tells me no refund. Gross
Had my reservations cancelled. They offered significantly inferior alternatives and failed to answer any questions. I guess I wouldn't hire smart people either if it meant I had to pay them m ore.
Vacasa booked my house with some people that stole property from me, stole my belongings, bedding towels, broken into my owners closet, found some personal paperwork applied for credit in my name, laid cigarettes on top of all my dressers, and let them burn down to the tune of $17,000 of damage.
They use an insurance company called rental Guardian. The only thing worse than Vacasa is the insurance company rental # Guardian do not walk away from this company run very fast. I blame Vacasa because they've booked these people they took no deposit. They didn't back charge them anything they wouldn't help me assist me in anyway with the insurance that they provide through rental guardian. Rental Guardian paid me $1000 for my damages and my missing property from a $17,000 claim. Therefore how many of these losses can a homeowner afford before he is out of business that's my point of Vacasa how many times can I endure this much of a loss and stay in business? They were no help and rental. Guardian is a scam. They're not even a state regulated insurance company. Therefore run.
My wife and I haven't had a vacation in over 9 years so I was bound and determined to get a great vacation for us. I booked first class tickets to Salt Lake City, limo to get us to the airport, and what we thought was a great vacation home to rent in park city Utah. First, this wasn't a house it was a condo. Second there isn't anywhere close to enough parking, third, the toilet wouldn't flush, and the hot tub screamed at all hours of the night making sleep impossible. Vacasa sent a plumber, who told us that it was the building and not his issue. The hot tub cannot be shut off so just put up with the noise. More calls later and Vacasa did send a real tech who fixed the toilet and shut off the power to the hot tub. Today, we tried to use the in room washer and drier… now we're at a laundromat drying wet clothes. The dryer doesn't work. A call to Vacasa said that they would send someone to fix the problem after we leave. No parking, no services like fresh towels, hot tub, dryer, toilet won't work… I've spent three days on the phone or waiting for a tech instead of enjoying our vacation. NEVER AGAIN.
No better words to describe Vacasa and Ocean park resort but bad business. From the start agent made claims and promises that were never kept. We paid for a clean/safe/bug free room and received nothing but our money being taken. Read the reviews! Nobody checks to make sure the rooms are clean or even meet any kind of standard. Not even Myrtle Beach code or health inspections... not regulated. Only rated 1 star because it wouldn't let me choose 0.
The mother of two of our vacationers passed very suddenly and tragically. It was past the date of full refund by one week, but still 3 weeks from our date of stay. We emailed explaining the situation and asking for them to reconsider as our tragedy had happened literally the same day we would have needed to cancel by.
The response read "sorry for the inconvenience and sorry for your loss, but policy states you're only eligible for the 50% refund. Let us know if you want to continue with the cancellation."
We booked a place for the beach for Xmas in April through VRBO and the unit itself was managed by VACASA. I luckily happened to check the resorts website in which it stated it was having renovations done at different times for different floors. Long story short our unit was under renovation one of the weeks we were there and therefore wouldnt be able to stay. They were notified by the resort of this but still did not do their due diligence. It took multi calls for them to finally tell us that in fact the unit could not be rented and gave us a few back up options that were not of the same quality. They offered no other incentives just a credit for the difference for a crappier unit. This is a trip for our entire family of 15 plus people. Obviously the reviews on this site tell it all and mind boggling they are still in business. I would avoid at all costs.
Total nightmare. Came to property and gound out that provided door lock code does not work. Called customer service and tried with them bunch of different codes but none worked. Customer service texted us direction to main office where we can get real key. There is no main office at that address. Asked people in next door shop and they told me ghat people coming every couple of days looking for that office. Three more phone calls to customer service that is outsourced and not in States and no help. Finally met couple at the property who went through 4 hours trying to get into their rental property and they provided new address of main office where we. Finally got the key after more then 2 hours spent outside locked out. Next is spa center. Vacasa advertises that property with sauna and you would expect that its on the premises. Unfortunately there is no sauna here. It is in the spa center half mile away and you need to use access card that not is in the rental home. Customer service is totally useless. Have no idea how they can operate in the manner that just lie to customers and let customer service just calm down pissed off customers. Please let me know if its going to be class action law suit so I can join. Avoid them at any cost. All good reviews you can find online is scam and bought by management. Out trip is total disaster. You can trust real customer like me of judge yourself and deal with such a bad company after booking. You have been warned.
Used this company as property managers. Every time damage was done to property we were told it was wear and tear. Was finally told to submit receipts for missing items but never received reimbursement which totals over $200. In addition, we were charged for repairs that were due to damage from tenants ($70). Charged over $90 for someone to get ant traps while we have pest control that would have sprayed as part of our contract. Cleaners didn't do a very good job. Filed complaint with BBB and Vacasa responded that the case was closed without doing anything.
Upon arrival on Thursday, we had no heat or ac. I called Vasaca and spoke with customer service. They advised me we only had central air. So customer service is not knowledgeable of knowing what the house actually has. It has central heat and air and has a heatpump unit that controls both. We cold not get the thernostat to work. It has no power. They sent out maintenance and she called and advised it needed a new Thermostat but the owner would not approve the repair. She wanted her HVAC company to come and fix it next week. Maintenance also told me that the owner was aware prior to our arrival that she disconnected the thermostat due to efficiency. The filter to the HVAC was filthy. I have pictures. So she's not concerned that we don't have any heat or a/c. I had my 82yr old parents with me who are both sick now staying in a cold house. I purchased electric blankets and electric heaters for the stay and could not run all of them in each room because it tripped the breakers. We tried to put in the bathroom, hallway and breakers tripped. Moved to living room and breaker tripped. They offered to relocate us to a home that has a flight of stairs that my 82yr old parents can't climb and had no parking and was an addtional 16 miles away from our planned destination for the morning. So that didn't work out and they didn't have any other homes to offer. We tried to go to a hotel and it was booked. I have asked the company Vasaca and Vrbo for a full refund no management has contacted me yet. The toilet in the guest bathroom runs continuously and we had dirty towels, and the bunkroom has no top sheets on the bed. No extra blankets in the home and no blanket on the beds. Nothing was fixed while we where there. I've called complained, ask for a full refund and no manager has responded. Poor ownership of the owner of the home and the management company Vasaca is no better because they don't have mangement willing to address issues. I highly do not recommend to rent thru Vasaca. They obviously don't care about the customer.
Do not recommend Vacasa. They cancelled our booking 6 months later when all other properties were full for our dates. This trip was a big deal due to my parents' health and likely the last time our entire family could travel together. Please go with a more reliable company and don't support this them.
I have had Vacasa manage my property for 7 years in San Diego. Vacasa has tried to grow too quickly and has ruined their once great reputation. They haven't reinvested in my local community employees who used to clean my property and local handymen to fix issues. They fired all of them and created lucrative contracts with large commercial cleaners and doubled the cost to the vacation home renters. Their booking fees are exorbitant. Their management fee was greater than 30%. The upper management aren't responsive. I would not recommend any homeowner entertain allowing them to manage their property.
We asked that the Hot Tub be cleaned because there was a lot of sand in it. Within 2 hours we were told we had to leave because we had a dog (very creepy how many cameras and audio...borderline stalking and creeping). My daughter in laws SERVICE DOG. Then when they found that out they told us we had to leave, the house would only allow 8 guests and we had 10. They told us it was a LEGAL issue. ILLEGAL in that County for 10 guests in a 7500 sq ft house. NOT TRUE. Then on Thanksgiving Day they offered to let us stay if we paid and additional $2100...seriously? We can stay and be illegal if we pay you! So I said no we are no longer comfortable here and they agreed in writing to give me back $7600 of the $14,000 that I paid. Then when the vehicles were all loaded, as I'm sure they saw with the cameras, they called me and said "Actually, we are not giving you any money back" Their reason was because my son GAVE THEM THE FINGER IN THE CAMERA. Why wouldn't he, his mother is crying, his children are crying and our vacation totally ruined. RUN as far and fast as you can from these scammers and non ethical people. EVIL
After having our reservation for a 5 bedroom house cancelled due to the owner deciding they no longer wanted to rent their property through Vacasa, our family ended up having to be separated in 2 condos. When the reservation was made it was a noted requirement that it had to be handicap accessible. Had I not brought my rails and shower seat from home it would have been impossible for me to safely use the bathroom or get a shower.
This review is strictly on Vacasa, the property it self was nicely decorated and was very well maintained.
We have issues with the local Tucson Vacasa team not responding to any of our requests for repair on the unit we are currently staying in. We are on day three of repeated requests and continue to get canned response from the help line that they are sending messages to the local team. I keep telling them the local team isn't responding. Today I can add dishwasher leaking all over kitchen floor and large nocturnal rodent somewhere in unit keeping us awake last night. I doubt they will respond to this since no heat in the unit and please bring more blankets for the last two days hasn't garnered a response either. Horrible rental management company.
Staying in Sunriver Oregon for the Thanksgiving holidays. Nice house, over $1000 for just 2 nights. No heat, no hot water. Called Vacasa multiple times over 24 hours with no help at all. A neighborhood plumber took pity on us and found that the vacasa folks had space heaters. Vacasa was crap and did not help out. Seems they just care about getting money from folks. I will never stay with a vacasa property again.
I rented a studio in Belize on the island of Caye Caulker. ( Willow 2 /island Cabanas) The place appeared to be in good condition. HOWEVER the place had NO hot water at all. On the second day there was no water at all. The bed was good. The AC was good. So I didn't make a big deal out of it. I was hardly in the room anyway. I just needed it to sleep and shower. The hair dryer didn't work. The windows were plexiglass. So they couldn't be opened. The outside of the windows were typical island style shutters. But I couldn't even open them because of the plexiglass. Anyway no big deal right? I get home to the United States and receive an email saying I damaged the room to the tune of $135 dollars US VACASA sent me a picture of a watermark ring from a cup that was left on the table. Like did I make the ring? Should I have set the cup on the floor instead of the table? Should I buy Vacasa some coasters? After all the place has like 90% humidity. Maybe a wood table isn't a good choice for the room? I only paired $147 USD total for the room. I feel like they were phishing to double charge me. I told them I would cancel payment and report them to better business bureau. Then Vacasa replied that they didn't charge me for the damages and they COULDNT charge me without my consent.
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
