I just made reservations, called to confirm, women told me I would be emailed a new confirmation number on top of the one I was already emailed to confirm our reservation. My family and I were so happy to have secured this location, until. About 10 minutes later I received a call from another rep telling me that they were unable to verify my identity. The first women only asked simple questions and I answered all. Once I asked what was searched to find my identity and what is this based on because I assure you I am me. She said I don't know, it's in our system and you were not approved. I said, so you all took my 2249. 00 dollars, denied me based on no information to confirm identity, and now will not be refunded until 3rd party processes a refund request to you all, and you all will approve a full refund but I will be responsible for any interest accrued from my credit card company, if any accrued while this is processing. I and family are extremely indignant with this company and I will continue to boycott and write reviews WARNING ALL if you see ***VACASA*** DO NOT TRUST THIS COMPANY. Find another company to make your reservations. I should have heeded the 1 star rating for this company.

I had my reservation in Destin cancelled the day of check in. I was notified 4 hours after the cancellation and was told that I will be accommodated in full. My prior reservation that was cancelled was a condo and I was told that I was being accommodated with a full beach house with 5 bedroom for me and my guests. Turns out that we were only given 1 bedroom out of the 5 in house because the other 4 rooms had residents already. We got screwed over and were basically given 2 options, take what I'm given and get no refund or get a refund and a petty sorry knowing that it was a holiday weekend and this was all late notices. Many agent on the phone also mentioned that they had no other places around Destin or Panama City Beach, which is next door of Destin, so we just took a full refund only to book through booking.com. Booking.com gave a us a condo that was owned by "Vacasa" because we spoke to the same agent from Vacasa, named Samantha and her team lead Brandy. She answered the phone and immediately remembered our voices and she was giggling because she was the one that claimed there were no other places from Vacasa available to accommodate us. They didn't even accommodate us this room and give us the differences, instead they told us to request a full refund and pay for this condo in full. We were tired and exhausted due to driving 9 hrs to get here in Destin. We took the room only to find out the a/c was not working and we still had to pay the price in full! Bad business and very unprofessional! Vacasa gave us the worst experience, Samantha, Brandy, and their local operations manager here in Vacasa Florida!

Poorly Mangaged

Our management company was bought out by Vacasa. We never had an issue renting our beautiful Florida home until Vacasa took over. They assured me the transition would be seamless, but they didn't follow up on anything. They did not ensure the garbage was taken out. Our pool was solid green and they never noticed. I would feel terrible if someone rented our home and walked into heaping garbage cans, green pool, and linens tossed in the closet. I would NOT recommend you trust your home with Vacasa. Even after I pointed things out and they apologized, nothing improved. I had to hire a local company to double check on everything to insure it's right so guests wouldn't arrive disappointed.

When speaking wit the Vacasa representative, we were told the property owner decided to cancel our reservation. No further explanation. We received email notification of the cancellation with a note our credit card had been refunded, however no such refund has been processed. This is not a professional property management company. We'd give them 0 stars if allowable. BEWARE!

One star is not bad enough

Vacasa cancelled our vacation rental one hour before check in. 8 family members and all adults arrived early in the day only to find out their unit was not available. It was under construction. How on earth did they not know that way before we spent money on flights. When I got home and shared this story with my sister in law, she said she had the exact experience but thankfully it was a week before she got to her destination. They do not care about you, your family or your vacation.

Review that asks only for what we loved seems as disingenuous as Vacasa's advertising. Claim of 24/7 support is false; zero response to several calls and an email over a 5 night stay at a property they call Dream Catcher in Idyllwild.

Hot tub locked/nonfunctional and "maintenance" # provided reported that last service was 3 years prior; a major disappointment because rehabbing a knee injury. Gas grill would not get hot; no extra propane tank; unusable, and meals had been planned around its use; another major disappointment. Unstoppable flow of hot water into tub, limiting availability for showers, and clearly not a new problem; forced to repeatedly exit home to turn off water at meter to allow HWH to recover; daytime, not so much of a problem; nighttime, huge problem. Dead trees and dead branches on roof; gutters overflowing with dead pine needles creating fire hazard; general lack of exterior maintenance. The location was nice. Too bad Vacasa dropped the ball.

Absolutely horrendous! They don't even deserve one star. I am a property owner and it has been a painful experience from the start. First of all they never shared the fact that they take money from not only my rent but also they add extra "fees" to the top resulting in listing the property at almost double of what I was told, hence, eliminating a significant buying market and resulting in a lot of vacancy (not to mention that I received no portion of the 2nd set of fees!). To make matters worse, due to local ordinances, the property has a minimum of a 30 day rental period, and they never mentioned the fact that there would also be significant vacancies between renters because they have no algorithms/control in their reservation system for when people can book the house so a prospective renter can block out a chunk of time that leaves vacant gaps between renters that are less than 30 days and hence the house becomes un-rentable, but shame on me for not figuring that out ahead of time. When I was first interviewing Vacasa to manage my property, they had told me they would cover all costs of housekeeping and laundry but then started charging me - and I'm really not sure if the person who promised that just didn't have a clue? I also had serious issues with the lack of quality of the pictures that were posted so I when an email came to my inbox asking how they were doing, I shared my disappointment and sure enough someone from corporate called me and promised a lot of things which were never delivered upon.
The final straw was when they "mysteriously" deducted $4500 from my account and have still not refunded it, and I now have to involve my lawyer. They simply have no follow through and will tell you what you want to hear to get your business. It's shameful. There was however one person who was very helpful, the assigned property manager but unfortunately it was not nearly enough to keep my business.

Poorly managed!

All our Vacasa rooms for our out of town family wedding were stressful. No room keys were available and required multiple calls and follow ups. My son's room to prepare for the wedding with groomsmen was given to someone else and had to jump through hoops to get another. One relative arrived at midnight and couldn't get a room until 3 am after traveling cross country. Also only one key was provided per room despite having two or more occupancy - so inconvenient. Major issues with water - often no water or only cold water for shower. Avoid if you want a smooth vacation.

Should have read the google results. We read their results. Totally different. We are here now. The place is terrible. Construction is awful. I use to work with OSHA. I'm sure I can find some violations. The manager would not speak with us only the ladies answering the phones. We asked for an upgrade. Sounds like they want us to pay full price for both.

Vacasa keep my money over $3500. 00 cad and I got nothing. Why a company would do this is beyond me. I booked a rental and it was cancelled because of covid. They said I had a credit and I check just before I made a new reservation. It was still there and I got an email to confirm it. I then made a new reservation, but did not get the credit. When I was able to check, the credit was expired a month before I got the email. It looks like they back dated it after I got the email. AVOID DOING BUSINESS WITH VACASA.

I rented this unit through VRBO and it was managed by Vacasa. Although I rented it weeks ago, it was not ready. When we were able to check in, the housekeeper was here and had to clean the entire 3BR unit while we had to wait! She was short a set of sheets so two of our guests had to share a double bed@ we were told someone would be there to finish momentarily but this never happened. I called the 24 hour service number and someone answered from Texas and was absolutely no help. Here I am 24 hours later and no help. I paid almost $700.00 for two nights and these jerks don't care! The parking situation was a nightmare as there is construction going on on the building and heavy equipment blocking many spaces and no information about alternatives or even that construction was going on here! RUN AWAY FROM ANYTHING TO DO WITH RENTING FROM THIS COMPANY!

$2,500 lesson learned. Fraud alert!

I wish I had read these reviews sooner. I contacted customer service to verify pets were allowed and the weight limit, customer service said "yes" and the reviews indicated pets were allowed. After I paid $2500. 00 I was told they were not.
Update: I received a phone call and a text message from Vacasa offering other choices. They corrected the issue.

Awful -No Key and dirty sheets

I will never use this company again. We arrived to find no key in the lockbox and a broken backup lockbox. It took an hour to resolve, with me having to explain, 4 times to 2 people, the problem They treated me as if I was just stupid and couldn't figure it out.
Then, when I went to bed, I discovered the sheets were slept in with blood and hair on them. Thankfully there was a clean set in the closet and I had to strip the bed and remake it.

I paid $160 in fees for a three-night stay. I emailed Vacasa and told them of my experience with the missing key, broken lockbox and dirty sheets. I requested that they refund me the $160. I haven't heard a word and it's been a month. They also did not post the review that I wrote, so I tried to write a new one, but they say it's too late.

In short: high fees for crappy service and edited reviews. Vacasa is a SHAM

Horrible Customer Service

The property was great, clean, and just as described in Atlantic Beach, NC. We love to travel and this is our first time using Vacasa. The Vacasa experience was terrible and unfortunately, there is no way for the homeowner to know. I would love to rent their home again but not through Vacasa. First, every single phone number goes to a call center in which you must wait 20-45 minutes for someone to answer. The call center people have no idea what is going on unless it has to do with your reservation. There is no local number. What if there was an appliance to break? I am supposed to sit on the phone for 40 mins to tell them the refrigerator broke because they refuse to give me the number to the local office down the street? The local office? Opens at 9 am. So if you need to get on the road and leave early there is no one to take the keys. So you just randomly leave them on the porch because there is no dropbox. If I was a homeowner I would not feel safe knowing the keys to my house were just on a doorstep. Never received confirmation that they received the keys so I called Vacasa, and customer service said they had no idea. I should just assume so.

Also, we received various emails, texts, and instructions from the local office that all contradicted itself regarding what to do when leaving. Called to clarify the instructions but after 34 mins I just hung up and hoped I did everything correctly. This was a terrible experience. I should not spend my vacation trying to chase down information. That is what I do during my 9-5. No thank you,

I used Vacasa to rent my cabin in Lake Arrowhead, CA and learned quickly (unfortunately not quickly enough) that they essentially treat your place like a cheap motel. They offer your place for rent at well below market so that they can bring in volume. If you're just paying attention to your monthly statements and you're making some money you might not realize it, but if you look at the details you will see what I'm talking about. I ran some exact calculations and discovered that after accounting for cleaning fees, dog fees (which don't go to you even though the wear and tear is on your property) and the management fee, on a typical weekend I was making $85 on my place and they were making $190. They don't care about you and they don't care about your place, they go for volume and rent it so cheap that you get renters that treat your place like the value that they rented it for (which is often less than a cheap motel room). I had speakers and other items stolen from my cabin and when I wrote *, the local area manager about it, she responded to other concerns in my email that pertained to her, but never responded to my concern about the stolen items. When I responded to her and pointed this out, she again did not respond to the stolen items concern. It's amazing how terrible this company is. I wish I had done my research before going with them. Hopefully this word of warning will prevent you from making the same mistake. I should add that I was referred to Vacasa by a friend in Lake Arrowhead who was using them and he also quit using them around the same I did for pretty much the same reasons... underpricing his place and offering terrible service.

Dishonest and deceitful company

My family and I stayed in a Vacasa rental in March and I immediately submitted a review for the listing after our stay. Certain issues - such as a broken water heater, blinds that wouldn't close, missing furniture... - made our stay uncomfortable. In addition, they misrepresented the property by describing it as a quiet, isolated property, when it is actually in a crowded neighborhood. Six weeks later, my review still has not been posted. Meanwhile, other glowing reviews have gone up instead.

I was very upset that my review was withheld and I tried to contact Vacasa directly about that. However, I received no word from them – except on another consumer review site where they urged me to contact them (again). I did – and still no response. Clearly, their public statement is disingenuous and they have no intention of following up with me. This action, after continuing to censor my negative review and disclosing only positive reviews, confirms Vacasa's deceit and dishonesty. This company has no conscience and no accountability to the public.
