I will be contacting the BBB first thought I'd try and warn anyone out there do not give this company any money. Tried claiming 2 things. Was told no. They have a loop hole written in fine print on everything and why the claim shall be denied. Do not use them. They may only let a claim threw on tuesday between 1 and 2 pm durring a full moon. RIP off company designed to make someone rich.
Select Home Warranty - BEWARE!
We have paid this company $301.64 since April of this year (2019) with zero satisfactory service. Countless hours have been wasted on the phone with Select Home Warranty trying to get repairs / resolution and reimbursement for two claims (Plumbing Stoppage which we had to wait 7 weeks for the repair and ultimately had to get our own repair company; and Water Heater replacement).
The Select Home Warranty website indicates they are number one in customer satisfaction, available 24/7 and have a large network of professionals throughout the country. Quote, "We'll repair or replace your covered item. You pay a minimal service fee. Simple as that."
They send emails rather than call the customer and /or service technicians so results are very slow. The emails sent by this company are not factual and are very redundant. They do not cover most claims and state that it is in the contract. They use canned reviews and logos indicating they are number one in the country.
Be advised, stay clear of Select Home Warranty, they do not repair, replace or reimburse! Customer Satisfaction is not important. This company is a SCAM!

This warranty was the result of purchasing a home that was covered by Select Home Warranty and it was transferred to me. I cannot find the specific details about the ice maker not being covered. The representative I spoke to claims it is an option, an "add on" and an extra fee is required for it to be covered. The service contract agreement does not explain this. I will not renew it and am warning others to be aware of the stipulations they don't explain in detail.
They never have a repair man in our area which means we get our own, they have to call from our residence with the quote, which they will pay only a portion of, then you have to send the bill "paid in full" and they will send you a reimbursement check. ONLY, they sent the check to the wrong address and after 2 months of waiting, I'm on hold while they call the person at the address we don't live at and the work wasn't done at, to see if they have the check. I've already done that and they don't have a check with our name and address on it. I was also appalled to find out they don't pay the full amount for the repairs, less than 1/3 of the repairs. Now I get to find out how to get my money back for the several years I paid for in advance.
This is an scam, I paid 3 years of my warranty (my bad) first claim my a/c and the ask for the last 5 years records of service, ending in a 750 dollars claim I got 250, second claim my dishwasher broke, to fix it was 230, so they decide to paid 175 because the depreciation, but they just pay if I bought a new one so I have to spend 700 to get 175 from this scam, so I cancel the policy after 1 year out of the 3 I paid 1055, my reimbursed was 106.00, stay away from the big guste scam ever, this people just want your money and that is all. I learn from my mistake don't let you happen the same
Made one claim in a year, they sent out a very unprofessional, late technician who spent 15 min to tell me my A/C was out. He collected $60 and left. SHW did nothing to repair my unit because it was a leak and they don't cover Freon leaks. Come renewal time they called me everyday, 3-4 times a day and then when I addressed my reasons for not renewing the customer service rep got an attitude. Don't waste your time or money with these people. This is the first warranty I've ever purchased and I won't buy another one. BEWARE
Hey Select! It's absolutely freezing in my home tonight - just like it's been for over a week, since I discovered my furnace wasn't working and filed a claim with you.
Not that you care - You managed to make the already terrible, freezing-cold week absolutely miserable with promises to "call me back" and assurances that my claim would be reviewed in the "next 24 hours" only for NO ONE to ever call me back!
I was promised my claim would be escalated on numerous occasions, since it was for my FURNACE at the beginning of winter and I have TWO SMALL CHILDREN, only to find out, days later, that it was never escalated!
After a freezing week of getting nothing but empty promises, I spoke to 3 different people on Saturday November 9th who all assured me that they would call back with an answer from the claims department THAT DAY; only to find out from the 4th person that the claims department IS NOT EVEN OPEN ON SATURDAYS!
This means that I was NEVER going to get a call back that day and was LIED TO THREE TIMES BY THREE DIFFERENT PEOPLE AT SELECT!
And finally, all this abuse ends with my claim being DENIED because I don't have 3 YEARS worth of maintenance records - I only purchased the house LAST YEAR!?!?!? NOT ONLY THAT, BUT I TOLD YOU I DIDNT HAVE THOSE RECORDS ON DAY 1 AND WAS TOLD THAT IT WOULDNT BE A PROBLEM!
WHY PUT MY FAMILY THROUGH 11 DAYS OF LIVING IN A FREEZING COLD HOUSE WITH NO FURNACE, FOR A CLAIM YOU WERE NEVER GOING TO APPROVE!?!?
YOU CANNOT TREAT YOUR PAYING CUSTOMERS LIKE THIS! WHY WOULD YOU DO THIS TO MY FAMILY AND THEN REFUSE TO MAKE IT RIGHT!?!?!?
So the 'repair' process on my air conditioner took from 5/31/19 to 9/6/19 involving dozens of phone calls and being stood up 5 times by their contractor. Now we're at 2 months later and the fourth time submitting the invoice, trying to get the $250 reimbursement against a $706 repair bill. Frustrated doesn't even begin to describe how I am feeling about this company.
I hope to hell we never need to use their service again. In fact, our furnace stopped working this Monday & we called a local company who came out & had it repaired within 6 hours. I gladly paid them the extra $47 to not have to deal with Select Home Warranty.

This company is nothing but a fraud. They are offering services but can't provide them. They have techs who don't even have a license to practice. They rip me off by $3500. Low suit was filed and won as they never even came to court. SAVE YOUR MONEY!
They obviously don't understand the request to stop calling or texting phone numbers. They don't abide by the FTC guideline nor DNC. I suspect that everyone of the aholes at their call center were either used car or timeshare sales personnel that failed t their first endevor! I would never consider a company nor their services that use these marketing tactics!
I bought a home warranty to cover my very old HVAC. The HVAC broke and I put in a claim. The HVAC repair tech noted that the motor was broken, and that the system was low on freon. SHW declined to cover the repair/replacement because their contract covers broken motors, but not freon leaks. I called to object and was told to pay for other HVAC repair personnel to evaluate the system, and submit their evaluations in writing. I paid for, coordinated, collected and submitted 3 separate professional HVAC evaluations that all state the problem was a broken and unrepairable motor. SHW still refused to pay, when I asked why now, they stated that they needed 3 years of maintenance records before they can pay. I produced 3 years of maintenance records and they still refused to pay claiming that the problem was a freon leak, and as such is not covered. This completely ignores/contrdicts multiple written testimonials by professional HVAC repair personnel.
Have to say Select Home Warranty did have a repair man respond very quick, The operator I had spoken with was understanding, No complaint there but has been down hill since, I received this email this morning needless to say I am not a happy camper,

You have been approved for a cash reimbursement in the amount of $150.00, which you may use towards repair or replacement of your current unit. After Email I received stated a Review of the information and diagnosis relating to your claim, it has been determined that the cost of repairs exceeds the current value of your unit. In the event the repairs or replacement exceeds this amount you will be responsible for the balance. Please see section 8 of your policy. Please review your contract carefully for limitations and exclusions. 8.2 Select's Option. Select shall have the sole and exclusive option to:
I. Select the Independent service technician to perform repair and/or replacement services;
Ii. In the event a covered system or appliance is deemed irreparable or it is not cost effective to repair, Select may replace the system or appliance with a system or appliance of like capacity, the price of which shall not exceed the depreciated value of the system or appliance being replaced;
Iii. In lieu of replacing a system or appliance that is deemed irreparable or it is not cost effective to repair, said determination being made by Select, Select may choose to pay a cash settlement for the irreparable component of the system or appliance,
For what ever reason, Your telling me my washer is worth $150.00, This just doesn't seem fair to me.as when I selected I did so with the understanding that; I My understanding was as follow Your covered item is repaired or replaced Simple as that. Get back to your life without the worry of what breakdown may be on the horizon, what your allowing me $150 to replace. We have had select for one year now. When we call for a repair they never have anyone available and want you to pay for the technician before they send someone out. If I have to do that what is the use of having this home warranty plan. Roof leak claim been waiting for someone 3 months or more to come out still no one available to take the claim. Just ridiculous if you ask me. JT
Terrible! I called to make a claim on my fridge and they said the icemaker wasn't covered. When I tried to cancel they said I could add the service and they GUARANTEED it would be covered if I pay the extra fees. I did... I shouldn't have listened but I did. They came out to repair my icemaker and then Select Home Warranty wouldn't cover the repair over $150! This is roughly what I paid to "upgrade" my policy and then pay the deductible. Now I've been on hold for hours with them trying to convince me that I'm wrong and are only offering $30 as a resolution.
The manager that "upgraded" my account flat out lied to me and they won't approve my repair.

No hot water was coming out of the water heater. We applied for a claim and it was a four day process to get the claim accepted for repair work. I received a call the very first thing in the morning and lucky for us we and the contractor were available and I got same day service.
I called Select Home Warranty about my dishwasher. My dishwasher cost 600.00.
SHW sent out a company called TMT for the repair. The technician diagnosed the problem bad pump, heater and wand. Then for some reason TMT fired him. We called TMT asking why it was taking two weeks to get back to us. They said that they fired the technician. Then we waited another week. I called TMT back and she said they had the parts and were ready to come and finish the job. Well a young boy showed up without all the parts. My wife had to find and play a youtube video so the guy could replace the wand in the dishwasher. He tried to get us to sign off on the job saying the repair was finished. So then when we called TMT back she said she was not aware of the parts list because the technician that they fired never turned in the parts list. This went on for 2 months. After that I cancelled TMT and SHW let me know that I was entitled to a $185 for the repair and to send me a check. I decided to go back to my old company American Home Shield - WHY? My dishwasher was 4-5 years old SHW pro-rated the dishwasher so if I wanted it fixed I would have had to pay the difference between what they said it was worth and what the technician was going to charge. I sent them 1000. 00 for a 3yr contract, never turned in a claim and I had their service for about 6 months. So they took back the 185.00 they said I deserved to get for the dishwasher repair and they said all that was left from my 3 year contract was 400.00. Needless to say I would never recommend SHW for any property owner. I explained the same scenario to my old company American Home shield and they said that if the repair was more expensive than the appliance they would have replaced the dishwasher. I am glad I learned about SHW now, instead of when my two heat pumps went out, then I would really be stuck. SHW offers NO benefits to the home owner. They hire inexperienced labor, they prorate the repair and make the customer pay the rest.
I felt good in no small part from my salesman when I signed up in January for a platinum care package. It covered all my major appliance purchases. I used my plan to find a appliance repair house that specialized in various components. They covered a really nicely done dish washing leak in two weeks.
Next to my garage is our HVAC and a small leak rusted the fan inside. Select was very fair in working with the claim and replacing it after two weeks and special approval. The service lived up to the reviews I read before ordering.
Satisfied that I was treated wonderfully in my service call inquiry. During the summer and winter I know my appliances are all taken care of very well.
I placed a claim online for air conditioning repair. I received a response in 24 hours that a repair person would be out the next day. The technician texted to say he was on the way, and arrived as stated. He repaired the problem and showed me how to handle the problem myself in the future. I would give five stars but I think an eight-hour window to wait for a repairman excessive. Overall I'm very pleased with my warranty and happy I purchased it.

Answer: After filing 5 claims, and one tech that wanted to pad his pocket resulting in me fixing my own leak in a toilet at my expense after paying their tech. And another tech wanting to get my pool setup for summer at150. More than I already gave for deductible she didn't fix my pump or water line to my pool. Both denied by select home Warrenty. And 3 more that I paid their techs for then had to fix it myself. Now my freezers compressor is out and they took money out of my bank account without my permission after saying they would go ahead and fix the freezer well guess what they declined it. And said it wasn't covered when in the contract it says it is. List all meat and others because of 3 weeks if waiting for them
