My family booked a reservation last Thanksgiving. I was contacted a day prior to the booking and the representative stated that the booking was no longer available because of "robberies" in the area. Then another representative told me it was because of a plumbing issue. I was offered alternatives (still near the supposed robberies lol) with less rooms and no ocean view. Needless to say this was infuriating and quite obvious that the owners decided to use the property. Not only did I have to fight to get refunded but they said I would need to pay the 30% cancelation fee. Obviously I didn't cancel and so I shouldn't have to pay for their incompetence. I was not offered any compensation for the trouble or any future credit. The really crappy part is I had family that had flown in and we had no where for them to sleep... I will never again consider this company and will continue going out of my way to warn others unless meredith decides to make this right.

This a terrible business! They are rude, do not communicate and do not care about your comfort! They will not issue any refunds either!
We had no main heat source and my daughter is special needs and requires a comfortable temperature. They provided space heaters, but if more than one was on a time the breakers blew! They did not even apologize for the inconvenience. I wrote an honest and fair review, their reply to me was petty.
I am personally boycotting this business, and recommend others do the same.

If I could give this place CERO stars I would. STAY SOMEWHERE ELSE. On our arrival the water system was shut down and the internet didn't work, but the main reason I'll strongly advise against this place is the same day of our check out I realized I forgot my BRAND NEW GoPro 11 at the cabin (still in it's original packaging). I called as soon as I arrived home to let them know and figure out how to get it back. Unfortunately after calling and emailing them EVERYDAY for over a week, they told me my camara was NOT found in the cabin. They NEVER followed up with me by email or by phone calls, I've been calling daily trying to speak to the manager to figure this out, but they keep ditching me and promising a call back which never arrives. Save your money and DO NOT STAY HERE.

The Worst Customer Service Experience of My Life!
September 7, 2023

Last week I was driving down the Oregon Coast with my wife to celebrate her birthday. Vacancies were looking a little tight so we decided to splurge and book two nights at a nice home on the beach the night before our arrival.

The reservation was made online. My bank can sometimes be finicky with large charges when they are made out of state so we used my wife's credit card. I was entering her information in on either my iPhone or iPad and may have unknowingly misspelled her last name "Biggs" instead of "Briggs". Either way, the charge went through and we received a email confirming the reservation.

The next morning at 9am (our check in day) I called Meredith Lodging and asked to switch the charge over to my credit card (it was a birthday gift for my wife after all). The agent took my credit card number and my name. I spelled my name to her over the phone. Note that the spelling of my last name has been misspelled my whole life, no matter how many F as in Franks, D as in Davids I use. But the agent put the charge through and said we were good. She also said that for last minute bookings Meredith Lodging required us to send in a photo ID and asked for us text in images of the front and back of both of our drivers licenses. No problem, by 11am the pictures were sent and we were good to go for our 4pm check in.

Or so I thought. At 3:58, two minutes before check in, without the courtesy of even a call, I received the following text:

"Thank you for reaching out. We do apologize but due to information not matching up between your CC, ID not matching up we are unable to accommodate this stay."

Wow! They were polite enough to follow with:

"We will of course provide you a full refund".

I was blown away, upset and angry. I was shocked that not only did we not receive the courtesy of a call, but also that they waited until TWO minutes before our check in to notify us.

But of course I presumed a call could resolve whatever issue there was.

I called, explained that I had received a text that our reservation had been cancelled and was transferred to someone who could "help" me. I then spent the next 40 minutes on the phone having one of the most frustrating calls of my life. The woman cryptically explained that there were discrepancies with the names and credit card numbers they had on file for us and the drivers license images we provided. She would not tell us anything else (what was mismatched?) or give us any way to correct it. She only repeatedly insisted that their policy was to not accommodate last minute reservations if any information did not align. Around and around we went but she refused to entertain that there might be a understandable reason for the discrepancies or a way to correct it. Nor would she give us any insight into what the "discrepancies" were. We felt like we were being accused of fraud!

At about 30 minutes into the call we said we would re-photograph my wife's credit card and drivers license and text them so the woman could see they matched. The woman said OK, and we sent them in. I felt like we made the first tiny step toward progress. The woman then said to please hold. This is where if I had not been so upset I would have found things funny. The woman then put the phone down, or muted us instead of herself. We could then hear the conversation she was having with another woman in the office but she could not hear us. Bizarre. We then learned:

1. My wife's last name had been mis-spelled "Biggs" instead of "Briggs" on the online reservation.
2. My wife looked to young in her drivers license photo! And, the woman seriously thought this was grounds for cancelation!
3. One of the security features in the drivers license was not showing up in the photo—again fraud was implied.
4. The spelling of my last name had been mangled.
5. If my wife were willing to sign a contract she might consider allowing us to rent the home.

The woman returned to the line and I informed her we had heard her conversation. I then (excitedly, angrily) walked her through how each item could reasonably be explained (except my wife appearance, she is beautiful and does look really young for her age! I cant explain it!)

The woman had had enough of me (understandably) and asked to speak to my wife, whom she had been alternately speaking with throughout the conversation. Miraculously my wife convinced the woman to cancel the existing reservation and let us re-book it. No "I am sorry" no "I could see how this could happen". More of "I think this is fraud of some sort but if you sign the contract I can reasonably cover my $#*!".

My wife remained amazingly calm as the woman made her recite back all the information we had just sent her— name, address, credit card number etc. Finally, 40 minutes later, the reservation the woman had repeatedly insisted could not be "accommodated" was rebooked and we were on our way to check in.

The home was great and the location and view were beautiful. Unfortunately our experience with the Meredith Lodging agent unquestionably affected our ability to relax and truly enjoy ourself. Neither one of us could forget or escape the frustration of the experience.

I hope Meredith Lodging can take a seriously look at how they train their employees and what first class customer service looks like. In our case, the enjoyment of our two night stay was seriously effected by a Meredith Lodging agent who refused to entertain that typos might be a more reasonable explanation than fraud.

Don't rent from these scammers

I rented a home for 8 people for a destination wedding. I had people coming from 3 different states. On the day we were to arrive Meredith lodging called and told me that our rental was cancelled. The home had issues and the county had pulled their rental license. What? I have 8 out of town guests arriving for a wedding and you are canceling on me in the middle of tourist season. No attempt was made to see how they could help me with finding sufficient lodging. The woman was sarcastic and kept offering for us to go to California. 3 times she offered that, and when I told her attempt at being funny was disgusting she got mad at me. Worthless crap company don't use them unless you want your vacation ruined and your money wasted.

Very disappointing

I recently stayed at a vacation rental in Netarts, Oregon, and unfortunately, my experience was less than satisfactory. While the location had potential, there were numerous flaws and shortcomings that significantly affected my overall impression.

First and foremost, upon arrival, it was evident that the rental had not been properly cleaned. The dirty carpet and numerous stains throughout the house were immediately off-putting. This lack of cleanliness was further exemplified by the presence of shoes left behind by previous guests, which indicated a lack of attention to detail from the management.

The rentals lack of several basic necessities that one would expect from an accommodation. The absence of essentials such as toilet paper, hand towels, bath mats, and kitchen utensils was both inconvenient and disappointing. There was a lack of basic kitchen items such as salt and pepper, baking dishes and measuring cups. All utensils appeared to be from the Dollar Store so they were flimsy and worn down. In addition having 3 rolls of toilet paper for 2 bathrooms for a group of 10 was unrealistic and it created unnecessary hassle and discomfort during our stay, as we had to make additional purchases to fulfill our basic needs.

Furthermore, the beds in the vacation rental were extremely uncomfortable and hard. This made it difficult to get a good night's sleep and added to our overall discomfort during the stay. Additionally, the lack of fans or air conditioning made the house feel stuffy and unpleasant, especially during the warmer parts of the day. Proper ventilation would have greatly improved the comfort level and made the stay more enjoyable.

Adding to the frustration was the broken foosball table, which was a feature we were looking forward to enjoying. Its inoperable condition prevented us from having the fun we had anticipated.

There was also a shortage of seating options especially given that the rental is best suited for a large group. Some of us ended up sitting on the floor or sitting on hard dining room chairs in order to enjoy a movie with the family. The furniture provided appeared to be second-hand, broken, and mismatched. Which wouldn't be an issue but when there is huge pieces missing out of night stands, coffee tables and other items it becomes very noticeable. The couch and chairs in the main living area were comfortable but also old, stained and dirty, further diminishing the appeal of the rental.

Another issue that caught our attention was the haphazard nature of the decor. The use of thumbtacks to hang posters (not framed pictures) throughout the house not only looked unprofessional but also posed a safety hazard especially because our group had small children. It was clear that little effort had been put into creating a visually appealing and well-maintained environment.

Additionally, another disappointment was the management's failure to properly handle the garbage. Despite being informed that it would be picked up, it was neglected until halfway through our stay. Even then, the job was only half done, leaving the garbage can overflowing by the end of our trip. This lack of attention to such a basic service forced us to store additional garbage in the garage, which was far from ideal.

In contrast to our previous experiences at other vacation rentals along the Oregon coast, where we were greeted with thoughtful touches and well-equipped accommodations, this rental fell short in many aspects. The absence of board games, movies, and other forms of entertainment made it challenging to unwind and enjoy leisure time within the property. Additionally, the lack of quality kitchen essentials hindered our ability to prepare meals comfortably. Access to additional supplies such as toilet paper, towels, and blankets, which were readily available in other rentals, was sorely missed. These small "touches" greatly contribute to a memorable vacation experience, providing a respite after a long day at the beach or exploring the town.

Regrettably, this rental failed to provide any of those elements, resulting in an overall vacation experience that was extremely lacking.

Overall, my experience at this Netarts vacation rental was below average. The lack of cleanliness, absence of basic necessities, broken amenities, and subpar furniture left a lot to be desired. I sincerely hope that the management addresses these issues and takes steps to improve the overall quality of the rental, as it has the potential to be a charming getaway with the right attention and care.

Read this before you rent from Meredith Lodging

I wanted to post my experience with Meredith Lodging to warn others to beware, but I see I don't need to. The one-star reviews here are overwhelming. This has clearly been going on for a long time, so the only conclusion I can come to is…THEY DON'T CARE! This is how they ride. They are just sticking it to customers and brushing off the complainers.

Although it has all been said by many before me, I'll add my experience.
1) The place was just FILTHY. Disgusting. And it was not hidden dirt, it was out in the open. Areas that could easily be vacuumed or wiped off in two minutes. Indicators that the place was not cleaned at all.

2)The grill was dripping with fresh food from the previous tenant. We called about the grill and they told us they would send someone over right away to clean it, but no one ever showed up and there was no follow up call. We had to run out and buy a hibachi as we had brought food to grill both nights.

3) We were told one day before we arrived that the dishwasher was broken. They played like it was a recent occurrence, but clearly it had been broken for a long time. People had been hand washing the dishes and not very well. We had to wash all the dishes before we used them. Then we left them on the counter because the outside of the cupboards had caked on dirt and grime that had not been washed off in years. We could not bear to touch them. I won't even bother to describe how disgusting it was inside the kitchen drawers.

4) This was a "pets OK" place. Considering that pets might come with fleas, we were conscious of that now that we realized how dirty the place was kept. To our surprise, the clean bed linens and towels (we think they were clean) were thrown unfolded in a heap on the floor in the carpeted closet. We started to be grossed out by the thought of what was on the bed…

5) Even if it had been clean, the place was falling apart. Missing baseboards, wood peeling off the doors. Two of the chairs on the deck were broken with rusted metal parts sticking out waiting for someone to get injured. And the furniture was sad and tired.

We have stayed in some 50+ private homes all over the US and Europe and never have we encountered one as disgusting as this one. They have all been pristine, or close to it, and far cheaper (we paid more for this one than we have ever paid). It's not hard to maintain a certain level of cleanliness. Meredith Lodging doesn't even try, and they don't care judging from the fact that complaints like mine have been going on for a long time.

Before I wrote this review, I complained to them directly. I received a form letter back telling me they were refunding HALF of the cleaning fee (so far, they haven't) and a $75 coupon off our next stay (as if!). Half of the cleaning fee is pathetic.

No beach access not a house not comfortable

Arrived just before 4pm and our space was parked in by cleaners. Called the main office and they couldn't get a hold of the cleaners but called back after we were suppose to check in and said the cleaners had finished the room a long time ago…yeah NO. They were in the room when we pulled up. Unloaded the car and tried to get in, no key in the lockbox. The door was open though and ten minutes we got inside the cleaners said they needed to get us a key because the other cleaner had taken it. Waited over a half hour to get our key so we could go eat. The furniture was so u comfortable. Zero beach access because of erosion that's been like that forever. More than a mile to get to the beach safely. THIS IS NOT A HOUSE AS DEPICTED. This is a townhouse and you'll get to listen to people bang around all night.

Worst stay ever!

Kitchen pipes were frozen and they wouldn't do anything about it, had to leave early and they've ghosted us about a proper refund. I will never use this company again! Obviously the MT. Hood office and manager Cari could care less about their customers or any repeat business. Stay clear of Meredith Lodging!

Terrible experience

There were a number of things that did not go well on this booking. Salt water in all the faucets is definitely the worst - thankfully we had time to purchase ten gallons of water before the stores closed for the holidays. I cannot begin to imagine what would have happened if we'd arrived a day later. This house as it is really inadequately stocked with things like wine glasses- 3 for six adults didn't cut it. No serving bowls anywhere made Christmas dinner - any dinner actually - awkward. I'm glad I brought my own knives as the few here are dangerously blunt. There were pots and roasting pans that were filthy in the cupboards. Bedding was let's say thin. No duvets, only coverlets is fine in summer but terrible in winter. We found some old fleece blankets but they did not do enough. There was more... pellet fire didn't work, hot tub stopped working half way through our stay. We are never using this company again. They just don't care.

Unbelievably scammy refund/cancellation policy

This company really doesn't care anything about whether it has repeat clients or not. It gets listings for Oregon coast rentals among its many clients. Almost a year in advance I booked a full 4th of July week at a coastal rental. When I canceled more than six months before our trip (December for a July vacation) they insisted on keeping 30% of the full rental price. So essentially, I had to pay them almost $3,000 for a vacation that I will never go on. They also kept 30% of the cleaning fee, 30% of the pet fee, and 30% of the government taxes that would have been paid to the local government if I had actually stayed there. Do you know what they are going to do with this money? Yup, you got it. They are going to put it in their greedy little pockets. Clearly, they are not concerned with getting repeat business from you or anyone else, steer clear and use a more reliable company with a more customer-friendly refund policy.

Very disappointed in Meredith Lodging

Updated: We heard back from Meredith Lodging and they are doing nothing to compensate us for our horrible stay. Very disappointing to say the least. This company also deleted my negative reviews from their social media profiles. Dishonest to say the least.

I stayed at a Meredith Lodging property earlier this month with my family and we had a very bad experience. The fireplace, hot tub, TV, and washing machine either didn't work, or barely worked. We tried to contact them, but they were not responsive. A man who said he was a service technician came to the property to fix the washing machine and they never notified us. When we finally got ahold of them they said no one was scheduled to come. There were no instructions, and they were very hard to get ahold of. Since then, their customer service has been very slow to respond and not addressed any of our issues. I am not having to go to great lengths to get someone from management to contact me directly. We felt unsafe at the property with a strange man coming inside. They did not care at all when we told them about this - either for our safety or the alarm this caused. I called today to try to get this resolved and I was trying to explain the extent of our issues and the person on the phone told me I was talking for too long and HUNG UP ON ME. I tried to explain that I was simply trying to communicate the specifically what was wrong because the person who responded to my email clearly did not or chose not to understand. Yes, the amenities worked SOME OF THE TIME, but not consistently. Further, our safety concerns were not addressed. I am having to reach out via social media to try to get their attention. While I do appreciate that someone on Instagram immediately reached out to me and said they would contact me tomorrow, I do not appreciate that they immediately deleted my comments. As I am reading these reviews, I see countless instances of others who have had very similar issues, and it is clear that Meredith Lodging is doing nothing to resolve them.

Suffice it say, based on my experience so far, I would discourage anyone from booking a Meredith Lodging property. I wish I had read the google reviews before booking. This was a big expenditure for my family and we were and are very disappointed. Had Meredith's customer service been responsive and taken our concerns seriously, it would be a very different story.

We rented "Once upon a tide" in Rockaway beach through this property mgmt company. What a rip off! Run down! Gross! Stay away! Pictures are very deceiving! Dog crap in front of house, trash, cigarette butts. Back yard is upstairs and so is kitchen, master, living room. Couch has stains on it, chairs are all worn and dirty, furniture is all dated (looks like it was purchased at Goodwill), broken stairs, stains everywhere on carpets, 1 washcloth for all the downstairs bathrooms and old looking bath, musty smelling towels. Sheets dont even8 smell clean. Washed all the towels first before we'd use any of them. Front door and all doors are dirty and so are walls/baseboards. Very old heating system that smells like you're gna get poisoned by the fumes when you turn it on (we had to open the doors to the outsides of the house to be able to breathe and get the fumes out). The "backyard " (if u wanna call it that) sucks and has trash on the ground, the "path to the beach" from the backyard is full of brush so u can't even walk it and not to mention, you will find dog poop in bags along your way. Outdooor chairs are rusty. So disappointed and I'm staying here 2 nights and it wasn't cheap - $900 PER NIGHT. RIP OFF! Beware! I'd like to get my money back. Update - after spending@ $2000 for 2 nights and complaining to the mgmt company, all they would do is refund our booking fee of $150. What a joke. They also basically admitted that they're aware of problems at this property and the owner has been notified before, but obviously, they're still renting it for them and collecting the money! Go elsewhere! After reading all the bad reviews (which are probably correct, just like my review, it seems "Theresa " the business mgr of Meredith, answers everything the same with her canned response. I wasn't aware that their website wouldn't let a bad review be posted so I'm glad to have this forum to vent and warn others. Post all your true reviews on every forum possible to shut down these bait and switch liars!

Vital photos and information for the property we booked were withheld from the listing itself. They misrepresented the property rented to us and ruined our vacation plan. Beware of the scam by Meredith Lodging aka BeachFrontRentals.net.

DO NOT RENT FROM Meredith Lodging

We booked a rental home for 12 people for 5 days. Got there and the oven did not work. Called maintenance who were very helpful. They came looked at it said they would be back the next day to replace it. I had spoken to Meredith Lodging 2 days prior to our arrival about an early check in. I had actually talked to multiple people 2 days in a row prior to our arrival. On Saturday when no one came to fix the oven, I called again and was told that 5 days prior to my arrival they sent me an email (which I had never been contacted by email prior to this) stating that the oven didn't work. It was not until Saturday that this email was found in my SPAM folder. I was told that an oven was an amenity (the definition of an amenity would be the pool, hot tub, fireplace, air conditioning, internet, game room, etc.), and that they would not be fixing our oven. Not having this "amenity" caused stress due to some of our meals that we had planned and brought food for not being able to be cooked. We could not eat as a family because we could not keep things warm in the small convection oven that they provided (which did not have a rack in it and we had to use the flimsy drip tray). An appliance should not be an amenity and since they had contacted me by phone for ALL OTHER communication, an email should not have been sent to notify us of this failure to properly maintain appliances. The other thing we ran into is that many of the outlets along the kitchen wall, including upstairs did not work. If the convection oven and microwave were running at the same time fuses would blow. This house was not cheap. Our family gets together once a year to enjoy a week together. It was very disappointing to not have the upkeep on this house as it should have been for as much as we paid. We were given a refund of $139 for the oven. That is RIDICULOUS! For the amount that was paid $139 did not even cover the extra groceries we had to purchase to replace the meals we could not cook. I will NEVER rent from Meredith again, nor would I recommend anyone renting from them.

The home Crown Jewel is absolutely spectacular. As soon as you drive up to the home you can already see the ocean wrapping around you. The upstairs area has both the main Livingroom and kitchen. The tv is massive and the fireplace is so cozy! There is an amazing massage chair that is so much better than any other chair like that I've ever been in. The kitchen is INCREDIBLE, it has an amazing stove top, the oven works so fast, there is plenty of dishes and cookware. It's perfect for cooking for bigger families. The dining room chandelier is literally breathtaking, and it has plenty of space at the table! When you go down to the middle floor there is plenty of space between the rooms and it provides great privacy. You are able to comfortably live on different stories without disturbing others, and the beds are SO comfortable! The lounge is honestly wonderful, there is a hot tub, sauna, pool table, and ping pong. The porch is perfect for the hot tub and you can view the ocean while you relax. Overall this home is a 10/10 and literally gave me the perfect vacation!

Broken "luxury", worst experience

I rented one of their "luxury" properties in Lincoln city, the "breakwater beach house". House looked great in the photos until we arrived to realize everything was broken- ice machine, screen doors, closet doors etc. carpet was filthy in the living room. The "large flatscreen" tv would have been great to use if it didn't have a line through the screen impacting the picture. Such a cheap TV. No cable, you can access Netflix if you spend 30 minutes attempting to get logged in.

I contacted the company to check the propane prior to our arrival as we rented another property with them earlier in the year and arrived to an empty tank. I didn't realize I needed to also request that the grill actually functioned, the igniter was broken. An entire meal wasted.

The best part is the advertisement in the amenities list of heat- the thermostat in the basement is locked behind a glass case and cannot be accessed. What cheap people. Hilariously they sent maintenance over to fix the issue and the guy laughed and said he didn't have a key for the box. It was super enjoyable sleeping at 61 degrees in cold weather with a sheet as your blanket as the top blanket had not been washed. The TV in the "master" doesn't even work. The shades they have on are useless as they block no light, I had to sleep with a shirt on my face. Then at 12am an alarm started going off in the living room which woke the kids up, that was fun. Night two the kids were kept up by the Meredith lodging property directly next door of a large group partying outside.

Every dish had food stuck to it that was put away. Oh, and don't expect two towels, expect one towel per bathroom that feels like a rag. I contacted the company about all of this, they blamed the owners and stated, "they don't decide the towels"- didn't they decide to list a property as "luxury" on their website?

I contacted the company throughout the stay due to all these issues. I received no apology, nothing. When I told them the grill they advertise for the property couldn't even be used, no response. I received a response only when I had to tell them I would be taking legal action for the misrepresentations and fraudulent amenities list. The company claims they are completing an "inspection" and will be refunding me accordingly. If that happens and I don't have to report this fraudulent company I will update this review.

Very disappointing

Our experience with Meredith Lodging was disappointing. We planned two separate vacations. Two days before our first rental, I received a message that they were cancelling out stay because the home owners removed the property with their agency. They offered no alternative which left us in a bind. Although frustrating (especially because they seemed unapologetic), I figured it was a fluke and still looked forward to our next stay. Our next stay wasn't cancelled but when we arrived the hot tub was broken (it was ice cold) along with a few other things that didn't work in the house. We called immediately about the hot tub because it was a big reason we rented the house. The person we spoke with said that it was reported broken a couple of days prior and they would give us an update. There was no update. To make a long story short, in the 5 days that we stayed there and after multiple phone calls, no one even came to the house to look at it. Again, Meredith lodging seemed disinterested in trying to resolve the issue or offer any compensation. I even asked to speak with a manager on multiple occasions due to our back to back disappointing experiences and was told by the rep that she didn't have a manager. It felt as though this agency has no interest in customer satisfaction after they have your money. There are so many other beautiful properties and my recommendation would be to find a different company to rent through.

Meredith Lodging two bad experiences

We have had two experiences with Meredith Lodging and both turned out to be very disappointing. We rented a vacation rental house a year in advance only to receive an email a month or so before we were to go to tell us the house was not available to us. We were able to find another but had to research it ourselves and change our dates. Due to the COVID-19 and family situation, we have had to cancel our reservation for October. BEWARE... they are not the least bit sympathetic to the situation and have no compassion for these sad times... I asked to speak to the manager and she wouldn't talk to me passing messages on to her worker. Bottom line we are getting charged $230 for not being able to go on vacation! Heartbreaking when so many are showing kindness during this time and they are not.

Meredith Lodging is a shady deceptive company!

FRAUD FRAUD FRAUD! Shady business do not rent from them! We booked a house via VRBO, Meredith Lodging canceled due to COVID-19 and will not refund the money. We cannot get a manager on the phone, instead they have someone email us to pay an additional $2000 for a future stay.

We found another house of VRBO and thought we could use our credit to that house, wrong, only Meredith Lodging.

It is their policy: No refunds or compensation will be given if the Property is unavailable (or if it is available but difficult to reach) for any reason outside of our control, including but not limited to adverse weather conditions, natural disasters, mechanical failures, acts of government agencies, or utility outages. We advise our guests to obtain appropriate travel insurance. In addition, for any unforeseen circumstance Company reserves the right to relocate guests to another similar property, cancel the stay, or issue a credit for a future stay.

Pretty much we can cancel for any reason, move your date for any reason, and we do not owe you a refund. This is not readily apparent on the VRBO website.

Guys use AirBnB, as a consumer at least you are better protected!
