I had 2 listings on LoopNet, one space for lease and a piece of land for sale. I was paying $231 a month for the two listings. On Sept. 10th I leased my space and called and cancelled that listing expecting the price to go back down to $118.50 (the price for one listing). On Oct. 15th 2021 I called and cancelled the land listing because I was getting no credible leads. The lady asked if I had any other listings I wanted to list and I told her no, I'm done. I did Auto Pay, BIG MISTAKE. Found out today (April 19th 2022) they never cancelled my auto pay and have been charging me $231 the whole time. Called to find out how they can do that, and they said you never cancelled your SUBSCIPTION. $231 a month for no listings. DO NOT DO BUSINESS WITH THESE CROOKS!
Listed a commercial space for rent. Paid $148 monthly with no results. After 5 months removed the listing but the monthly billing continues REGARDLESS of the fact that there is no active listing. LoopNet is not willing to reimburse for the past 2 months. Stay away.
I subscribed to LoopNet and used their services for approximately a year, I sold all listings and did not plan on using them any longer. However LoopNet renewed my policy for an additional year without my consent and will not cancel my plan, they have continued to charge me the past 3 months and will do so until Jan 21,2023. My original subscription was only for ONE YEAR. Very dissatisfied with their shady business tactics.
Been using them about 3 months to help me get exposure on a commercial tract. I have gotten a wealth of data about the lookers that appears genuine and some nation wide inquiries but my price is admittedly pricey at this point but not their fault. Pricing of Loopnet is not objectionable to me at this point. Only complaint is that they stay in too close contact maybe. May be appropriate for others though…HMT TN
Terrible customer service. I spoke to a manager for cancellation. They said they would cancel my membership and I would receive an email confirmation. No cancellation was ever noted. I was billed again. Called LoopNet again. I was told the manager I spoke to could not cancel my membership and I could cancel but would still be billed for the next 6 months. The new manager could not care less about what the other manager said. She could not care less if she kept my business or if I was pleased with the service I received. Stay away.
Loopnet has auto-renewed my listing WITHOUT MY PERMISSION and continues to charge my credit card, and the listing has been sold via MLS. This is FRAUD and needs to STOP! Brokers BEWARE, you may think they're making it convenient by setting up auto-pay, but they will take advantage, and will NOT allow you to cancel your "subscription," even after notifying them. I've been advertising for over 2 years and my contract was completely fulfilled after year 1, yet they claimed that I am set to "AUTO-RENEW" every year and must continue paying. They continue charging me for a listing that is NO longer for sale, and for a service that I NO longer want. Since PoopNet wants to keep billing me, I hope they enjoy the TOILET pic that's set as the primary photo.
I promoted a commercial listing on Loopnet on June 1 and sold it via my local MLS in 21 days and it closed a month later. I obtained a few leads from Loopnet were not qualified buyers. Loopnet is now stealing my money: I signed up with loop net for only a 3 Months of Marketing as this was the shortest period offered. The customer service person said I would not be billed after my 3 month period. They have now billed me for 5 months and after my complaints my service is cancelled effective Dec 1,2021 meaning they plan to steal 4 additional months of payments from me. I would avoid this sites the results are poor and they are dishonest. Horrible outfit. Terry Sullivan, Broker RE/MAX
Costar ruined loopnet. Thier own product was Costar was crap so they purchased loopnet to remove their only competitor. The software desighners that work at costar redid loopnet to make it as usless as costar. I wish realtors would band together and sue costar for having a monopoly and charging us good money for a bad product
BUYER BEWARE! Loopnet-Costar is using heavy-handed tactics to bill their customers long after their contract expires. I paid for a year (2020) and informed the company in writing and by phone that I would not be renewing in 2021. They continued to bill and harass me for more money. I turned the case over to the Attorney General's Office of Florida. Save yourself some headaches and advertise with another company. There is plenty of competition in this space that charges month-to-month and treats their client base respectfully, so there is no need to lock yourself into an annual contract only to be harassed once it expires.
LOOPNET.COM LURES YOU TO POST FREE FSBO (FOR SALE BY OWNER) LISTING FOR FREE ON COSTAR.COM AND AFTER YOU SPENT HOURS AND COMPLETE LISTING, THEY TELL YOU COSTAR IS FOR COMMERCIAL PROPERTIES ONLY AND THEY DON'T POST RESIDENTIAL PROPERTIES FOR SALE?! WHY DID YOU ALLOW TO CREATE RESIDENTIAL LISTING WITH ALL RESIDENTIAL DROP-DOWN MENUS AND OPTIONS ON COSTAR.COM IF YOU'RE NOT POSTING RESIDENTIAL PROPERTIES FOR SALE?!
HERE COMES THE CATCH - NOW YOU GOT REFERRED BACK TO LOOPNET.COM TO POST LISTING THERE, BUT NOT FOR FREE - WITH MONTHLY SUBSCRIPTION!
LOOPNET.COM - DEFINES EXACTLY THE NATURE OF THEIR BUSINESS - GUIDE YOU IN LOOPS AND FORCE YOU FOR SUBSCRIPTION!
SCAMMERS AND LIERS!
Buyer Beware! I signed up to lease a small space. I cancelled the listing on Oct 8th and yet was billed another 118 today ( Nov 2). I called them to complain and all she kept saying was that It "auto renews" quarterly and if you miss the first day of the next quarter ( which as Sept 1), you are automatically committed to the next 3 months even if you cancel on Sept 2. This is the most ridiculous scam I have ever seen.
Paying for 2 months even though my listing is no longer there and even their service is no longer needed. Absolute joke!
Don't do it! Go elsewhere!
NOT worth the headache and people inquiring about chess clubs and churches in class A space. Every step is so difficult. And wrong. Beware auto-renewal, which is not in your contract, but they can do without a signature. We are struggling with this right now after we had so much trouble years ago - when they removed our listings while we continued to pay. Customer service was just telling you to find other people.
I had all the information about the property and it's current business, Very detailed listing because I was able to use an appraisal I list property specs, buildings best uses and LoopNet reps keep calling me about updating my listing apparently they didn't see the listing and took note that it was appraisal detailed. I stopped answering their wasteful calls and they blocked my listing.
No sense in asking to keep updates on the property when nothing has changed, I updated the listing in the website didn't need to talk to arrogant reps.
602 Crain Hwy S. Glen Burnie, MD
I had called to cancel the listing services. I was told by the rep that it's been taken care of and I won't be charged any further.
3 months later, they are still withdrawing money from my account illegally. I spoke to my account rep and he assured it was an error. Got a call back from one of the manager that there would be no refund because they heard the call recording- All lies because I had a coworker sitting next to me when I had made the call and he remembers the whole conversation.
Scammers at the best.
They lie and deceive you. They told me 3 months would cost 118 dollars a month or annually would cost less. I agreed for 3 months and paid higher
Price. They charged my credit card for 6 months and when I catch them stealing, they told me they could cancel my subscription but would not credit me back. You should put your alarm to cancel your membership right at 90 days otherwise they would charge you forever.
I made few changes on my LoopNet listing and it's no longer shown on the LoopNet any more, said it's only visible at CoStar where you cannot even search and see the listings before you contact their sales reps. Emails were sent to the marketing advisor, CoStar and LoopNet help desks few days ago, but no one ever got back to me yet. I'm paying more than $100 a month for this ridiculous website and it's definitely not worth it.
I got an email my account was confirmed to be cancelled. I instantly wrote in saying there must be a mistake and to undo it. I called multiple times over a 45 days all they said was "we will look into and call you back" THEY NEVER DID. Escalate to manager who also NEVER CALLED BACK. In then end they wouldn't stop the cancellation and now want 4x the price to restart account. What a scam company. Previous employee who was my rep agreed they have intentional rip off policies. Company took a bad turn after costar bought them. Lost lots of tools and useful functionality, reps lost abilities, now this bull$#*!. I'm done. Not worth the frustration.
No measurable results after more than a year. The few recommendations no answers. Salespeople talk a good line, but the product certainly did not work as we expected. We generated approximately 0 leads. What's worse, when i tried to cancell i was not instructed waht to do, and with busy lifes and do not following up they continue charging. Finally the representant have the courteus to let me know what to do after months of cancelling thinking that was enough doing it with the person that was representing you. Look like this person only was interested for the payment. Deserve 0 stars. Stay away from this company
Dealing with Loopnet feels a lot like getting mugged.
(1) The customer service is horrible - it's not the reps' fault, they're usually pretty nice (you can tell they feel sorry for the customers due to LoopNet's horrific billing practices), but a lot of LoopNet's policies are designed to swindle their consumers.
(2) If you dispute a charge on your credit card, they send their legal team after you and your credit card company.
(3) If you miss the cancellation cutoff point by even a second, you are locked in for another year... having to pay upwards of $5,000 to $6,000 per year, all without the ability to cancel or contest the charges without having to face their legal team.
(4) Once upon a time, LoopNet was a fantastic company offering valued services at a reasonable price. After they were acquired by CoStar, these hostile billing practices will NOT FAIL to leave a bad taste in your mouth. PERMANENTLY.
I'd like to say that CoStar is most likely also a horrible company (going by LoopNet's newly hostile attitude), but I've never bothered to find out... I can't bring myself to subscribe to CoStar's services after this ongoing horrific experience with LoopNet that my company and I were forced to endure for two years.
LoopNet is the worst real estate and/or web company that I, or any of my co-workers and colleagues, have ever had to deal with. Please save yourselves the trouble.
No measurable results after 90 days. Salespeople talk a good line, but the product certainly did not work as we expected. After 90 days and almost $400.00, we generated approximately 0 leads and 14 prospects. What's worse, when we downgraded our service, the prospects we paid for were no longer accessible in the CRM. We were told the only way to see the prospects we already paid for was to spend another useless $300 to $400.00.
Answer: Cancel your credit card I signed up for a 1 month charge of $87.95 after they charged my card a second month I call and told them I did not want to continue they told me I signed up for a quarterly service so I let it go, now they charged me again and said I signed up for a annual. I just canceled my card no more charges. Loopnet are crooks and very dishonest will not ever use again.
Answer: I got on Loopnet intending to use it for a couple weeks. I intended to pay one month's subscription. By the time I noticed it on my credit card, I had been charged for 3 mos. I got online and canceled. I called Loopnet and requested that I be refunded my 2 months, stating that they could see that I did not log in to the service at all. They stated that the site was clear that I was getting into a subscription that would keep charging my account, that my request had been reviewed and was denied. They would not credit me the two months. At this point, I am watching to see if my current cancellation will take or if I will need to call back. I believe that an upstanding business should credit me back, given that they are 1)charging a card with recurring charges, 2) they can see I did not use the service, 3) they sell essentially a subscription to a software product that does not depreciate from use. In my business, I have credited back unhappy customers for lesser reasons than those that I am citing.
