We were forced to change to this from Cozy and has been nothing but frustrations with their site being slow and laid out inefficient. I'm looking to switch my 20 properties to another site. Sad. Cozy worked so good for years! Made managing our rentals very easy.
I have lived at Summit Ridge for a while now. My apartment could be nice. However, the problems I have had and reported are not fixed. The office ladies are very nice so I hate to complain. I do not feel it is their fault. My back door has leaked (like water over my toes) every time a heavy rain comes. They report it to whoever and they have someone to clean the carpet but next time it rains, same thing. It smells and probably has mold under there. For the amount of money I pay, this is unacceptable. This is poor living conditions. The door was finally was replaced but it has cracks all around and it still leaks half way in the living room. Now, I have spiders, 3 brown recluse, this week. This is all a shame because the neighbors and maintenance are nice. I just find it unbelievable that this can't be repaired. Must be owned by money hungry, corporate people that do not care as long as that rent is paid.
Recently Apartments.com bought Cozy.co. Cozy.co was an online payment vehicle for small landlord operations. I am a small rental operation, 18 units, and have had my properties on Cozy.co for several years. There have been no issues with payments or tenant access while it was cozy.co. Now, 2 months into Apartments.com acquisition, I have had 3 properties drop off the site and tenants who cannot pay rent because their property isn't on the site. I have called Apartments.com, I cannot actually talk with a representative, the automated system sends me to a voicemail box that is full. I have left 2 emails and neither has been answered now 72 hours.
I am supremely disappointed that Apartments.com has bought a good online platform and screwed it up and more disappointed that their customer service is so inept.
I've had a pleasure doing business with Cozy.co managing my rental properties for years till for some unknown reason they decided to merge or be purchased by this completely incompetent and brainless website called "Apartments.com". Their website had to be designed by some dumb college dropouts or complete $#*!s! Nothing works! Stay away!
Used Cozy for years with no problems moved to Apartment's not because we wanted to but had to with the merger/ Sale what a horrible experience. Multiple problems logging into the site some days cannot even log in. My son owns rentals also having the same problems. Will be looking for a new site to take payments
Wayland Manor, 500 Angell St, Providence RI
I had high hopes when I moved in because of the perfect location of Wayland Manor and its attractive lobby and helpful receptionist. The apartment was nice too, in an old-fashioned way. But as soon as I moved in, the noise began. Every morning garbage trucks brought their fracas, very loud because my windows opened onto the rear of the building. All day, maybe 20 times a day, residents taking out their garbage or recycling went to the garbage area, an enclosure with gates secured by a steel pipe. To open the gate, they scraped this pipe across the asphalt producing a screech that reminded me of a fingernail on a blackboard. Twice a month, a worker with a leafblower would use it to clear the building parking lot, a racket that lasted an hour. You also got leafblowers and lawnmowers from the houses backing on to Wayland Manor. You also got the traffic noises of Wayland Square and, during my stay, endless city sidewalk renovations involving earth movers and power drills. Meanwhile, the building launched a major renovation project, which management hadn't told me was going to happen when I was first shown the place. Their plan was to repoint the brickwork façade of the entire building. Drilling noises began before eight every morning and lasted till 4:00. This project happened to coincide with the covid lockdown, when residents were stuck in their apartments with nowhere to retreat to except the streets. Though I taped all the windows shut, the mineral dust ground out of the bricks seeped in anyway, mainly through the air-conditioners, which we needed to run because of the heat. But somehow a lot of it managed to get through the sealed windows too. I developed an irritating cough and my eyes burned. Dust silted every part of the rooms. Several residents protested to management, saying the project should be put off until lockdown was over. Management couldn't care less. They weren't postponing anything, and they weren't offering a rebate on monthly rent. Their attitude was, just deal with it. They then launched a repainting of the lobby, not an emergency and yet very inconvenient. This wasn't a residence, it was a construction site the whole time I was there. Renovation of individual apartments was also continuous. One job on my floor involved workmen busy for six hours every day in the hallway outside my door. Apart from the noise, there was free flow of air around and under the doorframe. I reminded management that the hallways had no outside ventilation and that hard work carried out there could be a source of infection for residents during the epidemic. Too bad. Work went ahead. Then the radiator in the apartment above me began leaking and waterdrops appeared on the ceiling. The plaster developed stains and began crumbling. I endured the noises of radiator repair upstairs, but nothing was ever done about the plaster of my ceiling. During the winter months, heat and water are often turned off because the heating and plumbing systems are antique and unreliable. Your plumbing is connected to the plumbing above and below you, so that when another resident's dishwash is draining, your sink gurgles. Sinks and bathtubs often get stopped up, and, by the way, you aren't allowed to use scouring cleanser on the bathtub or lavatory because those are just the old fixtures covered with epoxy enamel. Bathrooms are equipped with those 1940s toilets with a lever that make a thunderous noise when you flush. You hope and pray the residents above you don't flush at night, but they often do and sleep is interrupted. Also, my bedroom was adjacent to the bedroom next door and I gradually realized that the neighbor's bed was just behind my head with an intervening wall of maybe three inches' thickness. When they coughed or turned over, I heard it. It was a creepy feeling to realize someone was sleeping that close to you and could also hear you cough or turn over. So there, that's it. If you're thinking of moving to Wayland Manor, think again. My stay there was a disaster, and I still have the cough I probably got from breathing the mortar dust, along with shortness of breath, I have an appointment with a pulmonary specialist now to see what the source of it is.
I normally list an apartment for rent on Westside rentals. They're a good source for renters to search in this particular area. But now I was forced to use apartments.com, unfortunately my listing only shows on their website and not WSR. So for a week I lost out on potential tenants. Apartments.com opened a trouble ticket to have this issue looked into but nothing was ever done. But Zillow/Trulia/Hotpad - I got so many hits! Just like I did with WSR in which this unit normally rents the first day shown.
You request to see listing they call you back if your lucky within 5 days and then you get to further help the worst this review is from Florida

I have lived at the Helm Apartments since october. Living in this community has been a positive experience. The staff from the Property Manager to maintenance have been fantastic. My maintenance needs are completed within the same day. The guys are friendly, polite and professional. When I call or stop by the office I am always greeted by my name and very helpful with any of my needs. The property overall is always kept clean. Very comfortable having guest come to my home to visit me.
I am the owner of private property that was listed for rent on apartments.com. My home was not for rent! Apartments.com did not have my permission to list my home on its website. So far, I have spent three days having my privacy interrupted by individuals seeking to rent my home. Support at apartments.com will only tell me that the listing was a technical glitch and that it will remove the listing in the next 48 hours. I work at home, bill my clients by the hour and am unable to complete my work without being interrupted by people lured here by apartments.com. My financial loss due to this "glitch" is substantial and apparently apartments.com is not at all interested in mitigating the damages I am sustaining. Moreover, I feel sorry for the people who have driven here seeking a rental property only to learn that my home is not for rent. Based on my experience, I would not recommend using apartments.com for your rental needs.
The tools on apartments.com are great but the website itself is terrible it's always having issues and constantly have to re-enter stuff regardless of which browser are use. How could I possibly trust them with payments? Not to mention I'm having to spend hours on something that should take me minutes really if you're using them through the whole process it takes so long just from technical difficulties on the website. In theory it's great but if you can't back it up it's a nightmare.
I paid for the application service but they did not provide anything to my potential landlord. He stated that he essentially received a blank page, no credit check, no additional score, etc. and as a result he required us to provide additional information in a separate app.
Apartments.com themselves acknowledged this was the case to the landlord but would not refund us the application fee. They stated to the landlord that we could still apply to nine more places with the useless application.
Do not waste your money on Apartments.com. There are dozens of other services that actually deliver what they promise.
Spent over 5 hrs over 5 day period trying to get my ad posted with many "verification" steps and rejected ads. Customer service was helpful but overall experience is not worth the time & effort.
A. Use of VPN will cause rejection of your ad, you'll need to call customer service and get verified all over again.
B. They ask if you're located in the US (I am) as postings are only allowed from within US.
C. I was required to submit the actual deed (legal document) proving ownership... these $#*!s questioned authenticity of such document. Are they in the legal document verification business? They must think they're private investigators or CIA.
D. It takes at least 1-2 hours for them to update the system, longer if it's after-hours, thus causing delays.
E. After speaking with customer service, they ask you to send an email so that it can generate a ticket number to troubleshoot your issue.
F. Everytime you call, they verify you with the same stupid questions.
G. You must request that your telephone number is masked on the ad as same is supposed to happen automatically but does not.
H. Other bugs in the system (e.g., system automatically listed my ad as "furnished" even though same was not ticklered).
Do NOT opt for any applications, payments or other services through this website for privacy reasons and to save yourself the massive headache of dealing with this company.
There are many other sites out there, I strongly suggest not posting with these clowns.
As small (10 rentals) landlords we used Cozy.co for several years with no problems. After it was bought by Apartments.com it has been nothing but a headache. Our tenants have a hard time setting up their accounts and even harder time making payments online, tenants don't receive updated invoices that include their utilities and other fees, our bookkeeper can't log in, and we have been on the phone (on hold mostly) for hours trying to fix issues. We are looking for a new platform.
I have lived here a year & love it. Rent is very reasonable & the grounds are kept clean. Very safe neighborhood!
I love living here! It is the place to be for updated apartments, beautiful hardwood floors and a staff that makes living so easy.
The community is also a big plus!
