Best Realtor in Oklahoma

You have some realtors that go that extra step for you but Paul Henrion of Wally Kerr Reality is in a class by himself. You want your realtor to be able to find answers for your questions but Paul anticipates the situation for the most part informs you ahead of time, so those questions never occur. Paul Henrion is creating a paradigm shift in the way real estate agents conducts themselves with their clients. We were lucky to find Paul and would never use anyone else in Oklahoma.

Zillow.com now controls how the public can contact me! Even though Zillow has started charging the public, professional real estate users and private landlords, to use their website listing service in some states, they have also taken over control of route of the messages you should receive by email and phone! OMG... the new Zillow is not user friendly. I have several properties and as a landlord, I've listed with Zillow for many years. I was sad to learn they were going to charge me $9.99 per week to list one of my homes, but I was going to bite the bullet and pay the fee as their services were very valuable to me.
My complaint is this: People who want to contact me are not able to email me or call me directly anymore! Zillow has replaced my phone number with THEIR phone number stating its for security reasons keeping my identity safe... BUT they don't even give me the option to be 'unsafe'. People think they are calling me to ask questions and instead reach an answering service telling them 'who knows what'. I used to receive direct email notifications that someone was interested in a property right to my email address. Now Zillow keeps those emails and phone messages in THEIR message center, so that I have to log on many times a day to find a new message! I am anxiously waiting for another company to develop a listing sight that will provide the user friendly services Zillow used to provide! Even the public is complaining once I am able to finally reach them!

BEWARE and THINK ABOUT SUING Zillow! Their Zestimate Tool undermines and sabotages any discounts you provide to potential buyers. Your house valuation goes down with every discount/reduction. So buyers do not believe they are getting a good deal. My house valuation went down 7+% in 6 months while many of the 1000+ in my home community stayed flat. I suggest everyone who is selling their house to start collecting the valuations around you every week. If you see what I see, think about suing. Zestimate

As a Residential real estate developer For 20 years I can tell you that Zillow is a marketing company selling advertising and wildly inaccurate at property valuations. If Zillow posted Zestimates of a properties value were compared to an actual appraisal by a local appraiser comparing the property to recent residential sales of a similar nature the variance could be as high as 20% in the MAJORITY of their zestimates not just occasionally. If you want to know a properties value have it appraised in the local market of trust an established realtors opinion of value. Never list or buy based on Zillow to learn the hard way.

SCAMMERS - DON'T USE!

NEVER, EVER USE ZILLOW FOR ANY REASON. I LISTED AN APARTMENT FOR RENT AND IMMEDIATELY I FOUND OUT THAT ZILLOW EITHER SOLD ACCESS TO MY LISTING OR THEIR SECURITY IS SO BAD THAT A PERSON CALLING THEMSELVES A PROPERTY MANAGEMENT COMPANY HIJACKED MY LISTING. I'VE BEEN TRYING TO FIND OUT HOW THAT HAPPENED AND THEY TELL ME IT MUST BE ME! THERE IS NO PHONE NUMBER FOR CUSTOMER SERVICE IN THE US UNLESS YOU'RE A PAID ADVERTISER AND ALL THEIR "SUPPORT" IS AT 3RD WORLD, OFF SHORE MINIMUM WAGE CALL CENTERS! IF YOU POST A NEGATIVE REVIEW ON FACEBOOK, THEY JUST DELETE IT. WHEN I FINALLY GOT AN EMAIL FROM "SARA" SHE TOLD ME THAT I HAD TO LOG INTO MY ACCOUNT USING THIS OTHER PERSON'S EMAIL ADDRESS AND PASSWORD TO TAKE THEM OFF. AND WHEN I TRY TO DEACTIVATE MY ACCOUNT, THE LINK JUST TAKES YOU TO THE MAIN PAGE TO BUY THEIR SERVICES. THERE IS NO WAY TO DEACTIVATE YOUR ACCOUNT OR DELETE YOUR PERSONAL INFORMATION! ONCE THEY HAVE IT, THEY CAN SELL IT FOREVER! NEVER USE THIS HORRIBLE COMPANY!

Had a bad experience with this site after requesting our home be removed as it was no longer for sale. Not only did they not honor my request 3 days later our homes value had dropped 20,000 on their site, please beware they are unethical and have cost homeowners money. Our home remains their site 3 years after we bought it the deserted older home on 3 acres next door is valued 60,000 more than our newly built in 2017 home on 6 acres. Avoid this site at all cost please.

Another waste of time rental property site by investment owners for investment owners with inflated rates far above actual living wage levels for the area this is Ohio people not New York or LA keep your inflated prices to yourself

Thank God actual Real Estate prices don't jump around the way the Zestimate does. The argue it's a trend line but it gives impression of ridiculous price increases and decreases. Sometimes tens of thousands in one month. It's ridiculous!

RE: Zillow Zestimate on ******* SW 11 Street Miami, FL *******

Dear Sir/Madam:

Why is it that you all of the sudden lower the price simply because I change broker company and agent?

This is not the first time you do this, I do not think your decision is fair.

I lowered the listing price from the original amount I had chosen of $575,000 to make it competitive since your Zillow Zestimate was at $567K and a few weeks ago over $621K

At this time the property reflected 4/4, it really has a 5/4 the fifth room was a PERMITTED GARAGE CONVERSION INTO A 5TH ROOM; therefore, the house does not have a 4/4 but instead a 5/4.

It sit on a premium Corner Lot with no front obstruction; there can not be any house built across there is a lake.

PLEASE make your adjustment to reflect the correct zillow zestimate it is not ethical that you are in the business of buying homes directly from the buyers like myself; therefore, your estimates are not always just or reliable.

The best Agent!

If you are looking to buy or sell a house, don't hesitate 1 second! Dave Miles is your agent! He will answer all your questions and help you sell or find your house! My husband and I are so thankful that we had him as our agent. He is fast, polite, very kind, have answers all your questions, honest, not pushy and very respectful. Bathroom needs to be torn down and repaired yes Just take a look! Same with main heater system needs to upgrade to a new one. House needs insulation the whole house (worst winters ahead) baseman is not done and completely a mess too
It's a nightmare the small heater in the living room doesn't work and for years it's been affecting the walls in the house just swipe your fingers at the walls they are black because of that omg the whole house it's a project in summer be ready for birds getting in your walls and when they die inside the wall it's disgustingly nasty smells for a month or more... the house the only time you can live happy without doing anything is summer days after that it's cold because it doesn't have any insulation on it same with kitchen and bathroom it's coldest and laundry room it's like been outside in winter! And it needs a whole electric upgrade since it's old too you can't use a washer machine and a oven at the same time or it's turn off the electricity...

It is simple: take the list price, then put a value of between 2 to 5 percent less on the property. How did I find out? The zestimate was about 4 percent below the listing price. When I reduced the listing price by 10 percent, Zillow simply reduced the zestimate by 10 percent. Here you have.

Zillow.com is full of BULL$#*!. The houses they have listed on their Properties that's for sale ARE A JOKE. The pictures you see on this Website ARE NOT the current conditions of the houses. I searched the website looking for a house. I seen a nice house on the site, meet with a Realtor Agent from Zillow & the house was in very poor condition. The roof & side of the house was blew have off. No roofing & no doors windows nor siding on the house. A second house was worst than that. No hot water tank, no furnace, & no doors. They were asking $30,000 for these houses. These people are a WASTE OF TIME & FULL OF LIES.

Worked perfectly for us when renting our house. Zillow suggested a competitive monthly rent for our home. I wrote the property description and uploaded the text and 28 pictures to create a virtual tour. We got 19 good applications in the first 8 hours. The Zillow messaging tool helped us communicate with all applicants. Applications came with a current Experian credit report and background check. Zillow kept a list of applications completed, started and not yet started and made it easy to send the rental application form to anyone we selected. We set up interviews with the best five applicants using the Zillow messaging utility and made our selection. I uploaded to Zillow the rental agreement I wanted signed electronically and set up automatic monthly payments to my bank account. All this at zero cost to us (the owners). The down side: (1) Too many applications. We had 30 expressions of interest and 19 completed applications in the first 8 hours. I had to de-list the property. We simply didn't have enough time to follow-up on each applicant. (2) I heard from applicants that completing the application and request for a credit report was too expensive ($30) and too complex. Several said they could not be verified by Experian. (3) Our cost was zero. But I see that Zillow is going to charge $10 a month for listings beginning July 1,2020. (4) Zillow doesn't offer customer support for their Rental Manager. You have to figure it out for yourself.

Support is awful.

1. Unable to edit price and contact information after 7 days. Submitting two support requests resulted in no answer or action.
2. ZILLOW CAUSES INCALCULABLE DAMAGE BY THEIR COMPLETELY BOGUS ESTIMATES OF HOME VALUE.

I finally had to delete my ID and go elsewhere.

Zillow started out with nice service several years ago. Now they have reduced the support staff to zero.

ZILLOW MADE A LOCATION ERROR AND HAS MY HOME FOR SALE IN THE WRONG TOWN WHICH IS TOTALLY DESTROYING MY ABILITY TO SELL MY HOME. THIS HAS BEEN GOING ON FOR A MONTH AND NO MATTER WHAT MY REAL ESTATE AGENTS OR i DO WE ARE UNABLE TO FIX THIS OR REACH ANYONE AT ZILLOW. Attempted to list a property through MLS. Zillow delinced the listing, yet Trulia and Hot Pads (Zillow sister companies) accepted. Reported problem with listings. OVER A WEEK no response. Zillow gives the appearance they just don't care if the information is accurate. I had a sales person call to sell me advertising space the next day. I told him HOW could I be associated with someone who doesn't react to problems. I understand why the company is losing money and coming up with the "Latest Technology" and raising money for new ventures. Their execution is BROKEN and need other people money to keep them going. I would retract this review if they called me and fixed the problem.

Very Rude

They are very rude and keep pressuring you to buy the land when you are not comfortable with it. They have hassled me so much. They make the whole situating much more stressful than it should be. To be exact, Alex at Zillow keeps hounding me. He will not leave me alone or answer any questions for me. Never using Zillow for anything.

Horrible experience
April 26, 2020

Zillow signed a contract to purchase my rental house in Phoenix. I had tenants in the house and, as per the contract, had to let them go before the closing date. However, 9 days before the closing, Zillow cancelled the contract due to Coronavirus (although, there was no such clause in the contract). As a result, not only that the house won't be sold and I wasted countless hours in the closing process, more importantly, I lost steady rent revenue which I need to pay mortgage, property taxes, insurance, and it's almost impossible to find a new tenant in this pandemic situation. To make the matter worse, I live in New York City, which is the hardest stricken part of the US by the pandemic, and there is a real possibility that I may lose my job (not to mention sick or worse) as countless of New Yorkers already did. Because of that, I may lose my ability to pay mortgage and end up in the streets, especially now that I cannot count on the rent revenue. Zillow offered $5k in earnest money, however, they ended up paying me only $1,000 because "I did not respond within 48 hours" although I have email evidence that never said the offer expires after 48 hours. (I wonder where that money went to.) Horrible, horrible experience
