I stayed at a VRBO in Vegas and the owners charged me for my damage deposit saying I smoked in the house. I don't smoke anything. VRBO doesn't control the deposit and allowed the owners to keep it without any questions asked. When I call the customer care they end up keeping me on hold from 30min to 1 1/2 hours then hang up with no information.
It's been a month now and after 5 calls and emails, still no refund. VBRO Agent told me I need to go back to my bank and have them confirm they DIDN'T get my money. How absurd.
I am an owner with a property listed on VRBO. They 'incorrectly' listed my home (and several others) in their site search criteria under a neighboring upscale community. We were unaware of this issue until a reenter brought it to our attention. This renter relied on VRBO's search criteria thinking they were renting a home in this community. When arriving at our home (located in a different community) they were upset and posted a negative review as 'if' we as owners had falsely listed our home this way.
VRBO has been asked to fix their error (they haven't). They have been asked to remove review against our home for their issue (they haven't). They have been asked to reach out to this renter in regard to their mistake (they haven't).
Their lack of support and/or acceptance of responsibility for their mistake is costing us future bookings. I could not agree more with other owner reviews of VRBO it is a shame to pay for their listing your home when there is little of no customer service provided to owners or guests.

My husband and I rented a bungalow on Ocean Beach the end of July.
The extra fees are ridiculous. Cleaning fees,
Deposits, and more extra fees.
The advertised bungalow was supposed to be on the ocean beach... not!
It was in an alley with trash cans everywhere.
The airport is close so very loud jet noise starts at 7:00 and ends at 11:00 sometimes.
There was absolutely no place to park...

As a successful 5 star host for over 3 years I have left VRBO and will never return. They do not support hosts who experience horrible guests that break rules. VRBO will withdraw money from your account without your permission. They do not read correspondence, and don't care about anything except making money. You have no protection and no support.
Last February 2019 I rented a condo through VRBO for 2020 for the months of January thru March in Mexico. I paid in full as was required. The owner just canceled my reservation! Even if the reservation is guaranteed doesn't mean the owner can't cancelled. Now I have plane tickets and no place to stay. I would NOT recommend this site!
My friend and I were staying with my dogs in a hotel during some renovations on my home. Due to the small nature of our hotel room we decided to book a one month dog friendly unit from VRBO.
Huge mistake. We used the "instant book" feature and it immediately took a little over $4000 in sales. The reservation was immediately canceled. When I called in to see if we could have the funds released they said refunds take 5-7 days. We informed them that we had used the last of our housing budget to book the property. Their response was "it's in the terms and conditions there are shelters for these situations". Faced with the choice of booking another night at the hotel or purchasing food we decided to sleep in our trucks. Guess we will be in that position for 5-7 days.
Stay away. They are ripping everybody off. They do not support owners. They allow reviews that are completely false. I joined VRBO more than 4 years ago, we have been a paid member and those that found us thru VRBO could book directly to the owners of the property. Then they started a 10% fee to renters to book thru VRBO. Then they instituted a policy that you could only accept payments through them and added 3% transaction fee to Owner. Prior you could accept a check or via PayPal or similar program. If you were a member in good standing you received your monies at booking. They just added another 3% to receive the money prior to arrival. I have a 60 day no refund policy. Once that is reached the payments are no longer VRBO's. It becomes my money. They also instituted a policy that they hold any deposits. If you need to make a claim it will go to an illegitimate arbitration process.
So in all a $500 membership fee to owners per year PLUS 6% additional on every booking for the owner. For the renter they can pay as much as 10%.
List and book on other sites like AirBNB or Tripadvisor.
VRBO used to mean "vacation rental by owner". We, the owners, had control of who came, payments, and much more. All of this has disappeared since Expedia took over. The "O" is now gone and been replace to "OTHERS" meaning the owners now have no control. There are to many fees and new policies. I WILL NOT BE RENEWING MY VRBO SUBSCRIPTION NEXT TIME. Please think before you renew.

VRBO is charging a enormous service fee for what? I have rented through this website during the past and found some very nice places and owners. I don't remember a such an extravagant service charge in the past.

Don't book with VRBO. I have been waiting several weeks for my refund. I had until December for full refund. They wont respond to my inquiries either. Their website indicates refund has been paid, but still no check. Avoid at all costs!
VRBO continues to rip off renters and owners. A 10% booking fee to VRBO unilaterally imposed on renters and now a 6% VRBO booking fee unilaterally imposed on owners on top of yearly listing fee. I do own my property and will walk away from this thievery imposed by VRBO and its owner Expedia.
Now we are being charged 6% payment processing fee. As an owner we used to be able to accept payments directly from renters. VRBO has way too much control over our property and has no skin in the game. They act as though the property is theirs and they set all the rules. I prefer to manage and my property myself and interact with my guests myself. VRBO blocks this. I will be pulling my property from VRBO and listing elsewhere.
In addition to the service fee you are charged to rent through VRBO, if there is any dispute regarding the security deposit, there is no renter recourse. If you have rented through management companies, you know they act as a "middle man" in resolving disputes. With VRBO, the owner decides if there is a problem, the owner decides how much it will cost to fix (no receipt or documentation). Finally, in my last VRBO rental, the owner kept coming by the house during the week. It verged on creepy. Go through a management company - you never have to see the owner, you have a small security fee rather than a hefty one the owner can essentially keep at will, and as management companies have many owners to consider - they want to keep renters happy.
I am apparently one of many that has been scammed by their gift cards. I have tried for over a year now... the phone number goes to a message that hangs up on you and the area on their site does not really accept or enter in any gift card certificate and order numbers. I have complained to the better business bureau and would like to see if there is a way we, the scammed can start a class action law suit. Even getting some funding back is better than nothing and this company needs to go out of business.
I booked a property in May for a trip in August with VRBO/HomeAway, even paying for the full visit in advance. The property got double booked and I did not find this out until I got to Phoenix and tried to contact the homeowner to verify the address, an hour and 10 minutes before check in. Let me tell you that their Guarantee is a complete and utter joke. They want me to spend my time holding on the phone for them. They don't just put you in a property that is comparable or better (they put you in a dirty hotel frequented by vagrants) for two days and then they will find you another place. They want you to stay one place for two days, then get moved again. I don't know about anyone else but having to move all of your stuff around every couple of days is just stressful. There is just so much to do with the convention, taking care of my mother and the fact that I myself got sick while there, the stress caused by this "Book with Confidence Guarantee" provided by VRBO/HomeAway is something I will make sure I never do again. And yes, I will be letting everyone I know about this. Please feel free to let everyone you know, about this too!
We rented a pet friendly property through Vrbo for a family vacation. When we arrived we found the place to be filthy and the floors were covered with dead millipedes. We also found BLOOD on multiple pillows. Needless to say we stayed less than an hour, provided picture proof and were told "don't be disappointed if you don't get a full refund." Vrbo is a JOKE. Do NOT rent through them.
A owner misrepresented the house I rented. I was bullied by the owner. The owner took my SECURITY DEPOSIT. I paid for cleaning and for damage liability insurance. Owner said I damaged the property I told her to call the Damage liability insurance and file a claim. (I did not damage her property at all) she instead just took my security deposit! I told her if she did not refund my deposit as I had damage insurance I would express my experience of her property. They allowed me to post a review and said it was acceptable then removed it and she was allowed to review me 1 star! I got my money back for 1 night and security deposit. But I am unable to have my review posted but hers is still on my acct! And I cannot rent because of her now! I was treated horribly by VRBO and I left the house in fine shape! 4 towels on floor and bed covering that smelled like toilet bowl cleaner was left next to it. That was no reason to try to take my security deposit and make up false allegations! VBRO SIDED WITH OWNER! I paid for damage insurance! If there was damage she should have proven it! NOPE! Just tried to rip me off! VRBO will not allow me to close and delete my account!
Answer: There are many problems with listing with VRBO/HomeAway. The 1st is that it is the largest company of it's size. While that may mean that you get more exposure, you also have more competition for getting your listing seen. For example, your listing could be # 300 out of 2,000. Most people don't want to search that far to find what they want because they can usually find something else sooner. In order to get a higher listing, you must pay more. I pay the highest rates they have for my properties in TN # 191351, 189535, & 289723, i. E. over $1,500 each. Listing position is also based on a number of criteria which they mandate. We have no control over some of those criteria. For example, listing position is based on whether or not guests USE VRBO/HomeAway on line booking. Initially,. VRBO/HomeAway required that we OFFER on line booking in order to maximize our listing position, so I offered it. VRBO/HomeAway then changed their criteria & now guests must USE on line booking in order or my listing position drops. I have no control over whether or not they USE VRBO/HomeAway & I don't recommend it for several reasons (more on that if you're interested). Listing positions are also determined by the number & quality of reviews. Again, I have no control over whether or not someone writes a review nor how they rate a property. What may be a 5 Star for someone may only be a 3 Star for someone else, but I'm at their mercy to provide a review & to rate it well. There are many other factors that go into listing position. As I said, I try to maximize what I can & If I'm luck, my property will be listed around 50/200. I get much better response from FlipKey by TripAdvisor. As I mentioned, I pay VRBO/HomeAway over $1,500 for each property. I Pay FlipKey by TripAdvisor about $450/property for #'s 6588094, 2386143, & 3746421 & get much better results. The problem with FlipKey is that it's hard for someone to search for a specific property using the property #.
Answer: VRBO will not help anymore with anything. Homeaway bought them and there is no personal contact with owners anymore until they pay through the site. I don't know about negative reviews. Never see any. If there was a way to avoid VRBO and Someway I would do it; but they have the corner on the VACA rental market now.

Answer: Vrbo will NOT get involved in any way. They will not arbitrate on anyone's behalf. They are strictly an advertising website. Carefree travel insurance & all the other stuff is just to make renters feel more comfortable to rent. They hardly ever pay out if there is a real problem. You can sue in small claims court, in the city & state you rented in. The only defense you have is if you paid with a credit card to do a charge back, & even then its hard. You have to have documentation to prove you case. However, vrbo won't contest the chargeback if you can get your credit cad company to work with you. Best to leave a review that warns other renters to stay away. But vrbo approves the reviews before they are posted.

Answer: Absolutely nothing! Every change they make results in their making more money and owners making less. My bookings are down drastically. I would not sign up with VRBO.
Answer: Go with the standard listing if you have already paid. If not save your money and try homeescape.com. Homeaway/VRBO rolled out a new 9% service fee charged to your customers in addition to what you're already paying for. They did this without any warning to their customers. I found out after one of my repeat guests questioned the charge. I'm moving away from them and going with other options.
Answer: A: NEVER, EVER DEAL WITH ANY OWNERS OR PROPERTY MANAGERS THAT YOU HAVENT SPOKEN TO DIRECTLY. NEVER use any form of payment other than credit card. All CC's would refund you the money if you don't get the services. If they don't accept cards or allow payment through Homeaway, FIND ANOTHER PROPERTY OWNER WHO WILL or be prepared to take the chance. READ all reviews, if they don't have any you ARE taking a chance it's a scam or a dump (or a new property but be careful. NEVER make a large deposit EVER! VRBO has turned out to be reliable for us, never used Flipkey and AirBnB wouldn't use it - I want a large property not a room room share
