Stay away from VACASA. They are quick to get you onboarded but the service is beyond horrible and then very hard offboarding as well. DO NOT USE VACASA for your Home rentals.
Bedbugs. There was evidence they treated and acted like we were crazy. I had to fight multiple times to get my refund. Then they cancelled the reservation so I can't leave a review. I'm covered in bites. My 10 month old found the bedbug.
Booked a place for my family to go to big bear CA over Christmas. We asked questions weeks before and received zero response. The day before departure they cancelled due to " lack of cleaning services." Called the company directly because we have booked multiple days of ski lift passes, rentals, and lessons for the weekend. They were zero help. They told us they could not help us with refund on our lift tickets etc. Now we are stuck because we are out over 2000 dollars plus 1000 dollars of tickets. We are trying to find a new place and cannot find anything affordable. No wonder your company went public this year and is well over 50 percent down from IPO. You are clueless in the hospitality business.
This was a lesson to learn, or rather a reminder to check the company before booking. Terrible company to deal with. Severe weather canceled the flight, thus canceling the trip, with 0 refunds, VRBO was no help, Vacasa still charged us the 200.00 cleaning fee. But I put most of this on my shoulders because I failed to do the normal checks on the company before booking. I'll go back to or stick to booking through Amex or Cap One for protection.
I purchased travel insurance from Red Sky Insurance which was suggested on Vacasa website. When I was unable to use the rental, Vacasa was absolutely no help at all in dealing with Red Sky which was a total rip off.
We are an air conditioning and pool heater company, this company does not pay its suppliers! Dishonest, don't pay anyone! They owe me $7000 and they don't pay or give me satisfaction.
This company is 100% fraud. I paid for my booking and they literary sent me a text message at 9 AM the day of my arrival cancelling my accommodation. Save yourself a headache and DO NOT BOOK ANYTHING THROUGH THEM.
We booked and 1 1/2 days before our trip they cancelled on us. They gave us a list of other homes available but none of them had the amenities that the first house had (hot tub, 3 bedrooms and TVs in the rooms). When I found one they still wanted to charge me an up charge. During the holidays. Don't book through Vacasa
We have rented the same property for years until Vacasa took over. The final last straw was drawn.
A couple of years ago Vacasa canceled our reservation at the last minute without any help or other options. It took us over ONE YEAR to get our refund, it took constant calling and asking for our money back. Their CS sucks and is powerless to do anything most of the time.
Recently we booked the same house but needed to cancel our reservation after one week of holding the reservation. Notice on the picture provided states "FREE CANCELLATION UNTIL JAN 2023".
BULL -No full refund was credited or the option to use funds toward another booking etc.
VACASA now charges a LARGE BOOKING FEE and they take your money.
VACASA HAS A GREEDY, UNSCRUPULOS BOARD and I hope they get everything they deserve.
I will not be using this SCAM ever again.

The beds were not changed since the last guests stayed. Hair completely covered the sheets and comforters and evident dirt from the human bodies that slept in the beds. Pillows with dirt were located on the floors and in closet areas. We noticed dirt stained tubs and obvious mildewed shower liners! Dead insects in the tubs, roaches dead and alive on the countertops, floors, and refrigerator. It's obvious they did not sweep and mop; and I can say "thank you"! Mold was growing up on the remote, unmistakably it had not been sanitized for months. After arriving late and exhausted from the drive, we awakened early to find a used oven pan covered in cooked grease on the porch! Fortunately, we loaded our truck, not to carry German roaches home with us!
We left before our time was up!
Stay Away, Garbage full. Fireplace and pit don't work, gas doesn't work. Floor full of dirt and management doesn't care.
I booked a vacation house in Outer banks NC. Before booking I checked the cancellation policy which stated that NC did not have any special rules, you just had to call the NC office to cancel. I ended up cancelling to which I was told I would receive a vacasa credit to stay somewhere else. I went around and around trying to get my money back with no luck. I called and emailed the main vacasa number and the NC office number. To which I was told, NC has a rebooking policy and thats the only way I can receive a refund. This information is nowhere on the website. They said I signed a contract which I had NOT yet, I had only put the deposit down. I asked for a copy of the signed contract which they never did provide. After I use my credit or HOPEFULLY get my money back, I have no intention to book with vacasa again.
Upon arrival at your condo, you have no recourse if you find that your bedding, i.e. Mattresses, are substandard or completely worn-out. Vacasa staff may be sympathetic, but they do nothing to resolve the situation, and so you are stuck renting a unit with completely unacceptable bedding. This happened to our family at Gulf Shores Alabama the Fall of 2022. Both bedroom kingsize mattresses were completely "shot". Vacasa later offered a 13% refund but it hardly compensated for poor sleep night after night of our one-week stay. A sleeper sofa was too filthy to use.
I am a disappointed homeowner not a guest who let Vacasa manage my property close to a year.
I wish I never contracted them and left my property vacant. Horrible management people I can also call them thieves because they never paid me my propane cost and dog fees while they were collecting them from the guests including 12% COUNTY TAXES. Horrible management and people. Stay away from these thieves!
We were owners not renters and they were terrible to us. They would not pay us what they owed us, the tech never worked (apps etc), they were so bad its really hard to described. DO NOT PUT YOUR HOME on Vacasa. They ended up owing us a lot of money and made it impossible to get paid. Hours and hours of calls and no one cared. TERRIBLE

Very disappointed, poor customer service.
We recently rented a house in Marineland Acres, Florida. Family of 4 adults and 2 kids. The main reason we chose this property was because we were confirmed that the pool can be heated (for additional $35 plus tax and 72 hours in advance request is required) (which we agreed and made the request at the time of booking) and sent several reminders prior to arrival. The pool heating was not turned on when we arrived. After hours of hassle and days of waiting, they finally sent someone to turn it on (day before check-out) ruined the entire vacation for the kids. When tried calling customer service, the first 2 calls we were put on hold for long period of time, tone of voice as if we were bothering them, then got hung up on intentionally (unproffessional).
Several complaints:
1. Check-in was very frustrated-We were provided a security entrance code that do not exist (ten digits code instead of 4). We contacted the so called "Property Caretaker" and did not hear back soon enough so my husband contacted the property management phone number provided and a nice gentleman was able to get us in, but it took us almost an hour not to mention that the exterior has zero lighting (pitch dark) couldn't see anything.
2. Pool not heated (DISAPPOINTED)
3. Exterior lighting is so dark (zero lighting), we were having trouble seeing (potentially safety issues)
4. Trash bags in the garage from previous guest(s)
5. Property has moldy smells
6. Several tiles around the pool have lifted (safety concerns)-we put chairs around that area so kids wouldn't get hurt.
Hopefully management will make improvements for future vacationers.
It is difficult to find the right words to express our level of disappointment with Vacasa. First and foremost we were led to believe from the VRBO posting that there was a pool and hot tub available. We booked the place for three weeks and got to use the pool once before it was closed for a couple weeks for regularly scheduled annual maintenance. The owner of this unit had to be aware. We were misled.
This condo is in serious need of renovation. The tables on the lanai are ancient, weathered, and need to be replaced. The webbing on the chairs is starting to come apart. Inside the unit the floors are so scratched up the look like they were recycled from a loading dock. The kitchen light is burned out. Three of the mismatched dishes are cracked. The bath mat is vintage 20th century I'm certain. It is cracked, worn out, and looks impossible to clean. The only table to eat on in the unit measures about 15" x 30". Not big enough.
The bed was comfortable, the location is good, the views from the lanai are good, and the WIFI worked. But this applies as well to thousands of other places in the Waikiki area. Island Colony would be our last choice.
We moved out five days earlier than planned and are very glad we did. We let Vacasa know and of course no refund. We got a much nicer place, access to a pool and hot tube, and breakfast included for about the same price.
Vacasa will not post my review of this condo in Honolulu on their website to warn other travellers.
Vacasa is a large corporation and impossible to work with. Their service is terrible and the properties they manage are sub-par -- missing remote controls, freezing rooms during the winter, lumpy beds, etc. I have rented three of their properties because I had no other choices. Their market share is so big that I can't avoid them. It's really frustrating. My most recent experience: I accidentally booked a condo in Steamboat Springs during my ski pass blackout dates. I asked them if I could move the dates so that my ski pass would be valid. This was 21 days in advance of my Christmas break stay. I offered to book for additional nights so they could get even more money from me. The Vacasa manager pushed my request up the management ladder and I was still denied. It makes no sense to me. They have plenty of time to re-rent the Xmas break unit, they would get even more money from me, and they would keep a customer. Now I will never, never, ever rent from them again, even if it means I can't go on my trip because the only VRBO choices are managed by Vacasa. They are the WORST!
I rented 4151 S. Atlantic Ave, Apt 413, New Smyrna Beach, FL ******* Nov 26-28,2022. The VRBO id is *******. Upon arrival the AC did not work. Vacasa was contacted immediately only to receive auto texts to tell me to wait for a repair person who did not show until the next day. He did not repair it, he just said, "yes it does not work, it is 82 degrees in the unit." He left and never returned. Vacasa said thy would not refund my money because they offered me another place to move to. The other option looked like Archie Bunker's 1970's home with barcaloungers and very old furnishings. The bed was at least comfortable in 413 but we received no sleep with open windows, sounds of traffic and heat all night long. We just wanted more comfort for our family and space while in town for a family funeral but dealing with Vacasa during an already stressful time made matters worse. They do not have any "local reps", they are all out of state. The reps yelled at me for refusing to move units. I rented a unit that was marketed as having air conditioning and I did not receive air conditioning, not a dated old unit with old bedding. The "customer service" is non existent. They had NO intention of making our stay more comfortable. Vacasa misrepresented the property. They marketed the property on VRBO who allowed the misrepresentation and fraudulent property description. We never heard back from Vacasa to follow up with us. We will NEVER rent a property that is managed by this horrible company ever again and I hope no one else will either. We had a miserable experience with Vacasa. Beware!
Answer: It's a monster scam. Avoid at all costs. I've rented several properties that ended up going through Vacasa - despite my best efforts to avoid them. You can't find out that it's Vacasa until after they have your money. It's a criminal enterprise.
Answer: In my experience, construction is their "catch all" excuse for canceling. Follow up to verify that it was rented, but for higher fee.
Answer: I am not sure but for the renter (not the owners) the fees may be charged without full disclosure.
