I'm interesting in getting a purchaser of my property in Tombstone, AZ, valued at over $150,000 and on which I, as seller, am carrying a $70,000 owner financed balance, to get her own loan and pay off to me the roughly $70,000 balance she still owes me. Is there any way you can help on this. She has never once been late with a payment on an $83,800 loan at 3 1/2% and I have all the original receipts to prove it. Her payment each month is $376.31. Why isn't it an excellent investment for someone to buy a $70,000 loan on a property worth $150,000 and a $376.31 monthly income on the investment? Please respond with your assessment and/or evaluation about the value of an investment like this. If for any reason the property is repossessed through or because of default, non payment, or failure to provide annual proof of $60,000 insurance continually carried on the property with the owner of the outstanding loan named as the loss payee? If I had the money to invest $70,000 in a deal like this I'd think I was remiss not to do it! Hope to hear back from you with your comments or suggestions about how to resolve this owner-carried mortgage. I will be 91 years old next month and i'd Like access to the $70,000 tied up in this property for the past eight years. How can I convince this buyer of my former home property on whom I'm carrying the $70,000 loan to get her own loan so she will have access to the equity? It took about 3 months of paperwork, verifications, and bank back-and-forth, but I got a big chunk of my money back. Not all of it, but way more than I thought I’d ever see again. If you’ve been scammed, don’t give up — there are people who can help, but be careful who you trust.
