They are terrible will charge you for everything and the houses are not well kept and they won't budge even with the pandemic they were adding late fees and ignoring us. They are impossible to get in contact with as well when you actually need things.

Bad service

It has taken over 4 months to get pool screens fixed when it was promised to be done before the move in. When something is wrong, the property managers will NOT call you back. Anything that needs to be done takes way too long because they have to get several bids because they do not want to spend money to have things done correctly. They wind up with someone who does cheap and bad work every time. It took 2 months to get some cabinets replaced that were damaged to a leak in the fridge. The new cabinets do not match the others and it is rough wood with zero finish, seal, or stain. Again, that took so long to get done because they turned down the 1st 4 companies to look at it. Each new company take time to schedule, time to bid, and time for invitation homes to decline. Half the time they just decline the bid and forget about it and will not look for a new company until you call to see what the hold up is. These people run a terrible company. Don't expect anything more than trashy work that takes forever to get done. Once you move in they do not care about you

They do everything against the law we going through a pandemic and still what to evict you. They add all these fees for no reason on your rent. And they try to put fear on you and make treats. I was 2 mos begin and paid the month and i told i pay the rest since i just started a job. To give me time. Then they come with emails and threats to pay now. Like whats up with these people i was trying to work with. This home ain't no prize either always issues with the ac and theirs raccoons that keeps goin in the attic. And roaches its a nasty place. I am about to break the lease and do no business with place anymore I am done.

The agents are not Realtors, you ask them questions such, I didn't see shutters, can you find out for me? And their answer was " Then maybe you should look for another property..."!?!? Or when I asked for the itemized list of extra charges, such trash collection, pet fees... will never answer. Also I end up receiving personal information such Income info from another person because I was emailed by mistake... unreal. Lots of room for improvement.

Renter Beware

Our leasing agent was fabulous. Issues in the house seemed to be taken care of immediately. Til November came and we discovered the roof was leaking into our dryer vent pipe. Invitation has sent someone out to our home 6 times now, the last visit being Thursday. Thursday night it rained and Friday morning there was another puddle of water under my washer and dryer. Water under electrical appliances with a family living in the house and all Invitation Homes seems to care about is getting the best deal possible instead of getting the roof fixed correctly. We withheld our rent this month hoping for an answer. We have no other recourse. Invitation Homes has sent us emails threatening legal action if rent remains unpaid yet we still have a leaking roof. Brand new dryer we purchased when we moved into an Invitation Homes Rental Property in July is junk now. We've been told to file a claim with our insurance company. Insurance company won't attempt to address the issue until the roof is completely fixed. 2 months of lugging laundry to the laundrymat when we had a brand new washer and dryer installed when we moved in less than 6 months ago. We probably have mold now. I guess that will be the next battle.

We leased a home from Invitation in St. Augustine Florida. After moving in we realized that the previous tenants had numerous dogs and cats. There were literally fur balls of filth emitting from the HVAC air ducts, totally disgusting. It was difficult to even breathe in the home, fortunately we left after the first night to our beach house in CT. We immediately contacted our agents via phone calls, texts, emails and made Invitation aware of the problems. They never called us back or followed up with a response. Finally after 6 weeks we received an email stating that due to Covid and CDC regulations they could not do any repairs or correct the problems. We were told that they couldn't give us an answer as to when they would resolve the problems. The house was uninhabitable and unhealthy under it's present conditions so we gave them notice that we were vacating the property. Now they are requesting close to $6000 in bogus fees. We have hired an attorney to resolve this issue. Do not rent from this company. Our experience indicates that they are very dishonest and not trustworthy what so ever. We are extremely disappointed in the staff and management at Invitation Homes.

Invitation Homes is the worst property management company! I DO NOT recommend it to anyone. Please stay away. I moved in September, and my house was dirty and infested with roaches. I asked to speak with my property manager, and I was still waiting. The most recent issue was with air filters. I am paying for them monthly, but I have not gotten any. I called today, and they could not help me after being for an hour on the phone. I have been asking for help to prevent me from writing a review, and they told me, "Do what you have to do." I guess they do not care. Here I am. Please stay away.

Be aware of this horrible company. I wish there is less than 1 star rating to give them.
Moved into my rental on 8/5/2020, a pipe blow off in the bathroom on 08/06/2020, the guy on the "Emergency!" service told me that a tech will be in his way within 2 to 4 hours, can you imagine! 2 to 4 hours for someone to come and stop the flood! As a result, the two bedrooms and the two bathrooms and 75% of the house flooring is completely ruined. The faulty smell stuffed the house for two months.
Two months pass by and Invitation Homes did nothing except vacuuming the dirty water, removing the ruined carpets and installed dehumidifiers. I have sent three letters in the mail, made tons of phone calls, sent tons of emails with no response at all on when to fix the house. Hired a lower after two months who started hammering them with legal letters, the house got fixed within one week after that. Venders calling and texting me at 12 AM to schedule appointment for repair!
I have 13-month-old baby with my wife sleeping on the floor in the dining room for two months.
No matter what language I use to describe the miserable experience that my family and I had to go through, still way beyond descriptions.
Now it a legal battel with Invitation Homes to leave the house and break the lease.
Stay away from this company, I cannot emphasize enough, rent with other company.

If I can give them 0 stars I would! This is the worst company there is out there to rent! I been renting with them for the past 6 years, and they do not like give maintenance to their homes!, for example the fence in the backyard is falling off do to rain and mold and they do not care, with covid 19 having a 1 month old baby at home, tested positive and being out of work they do not care about their tenants, they have a hardship application that they do not follow up with and do not grant extension on your payments!. ( I'm not asking to be rent free) I am asking for a 1 week or 2 weeks extension to collect enough income to get through this horrible times.)when you write them to ask if the hardship was approved they do not answer and the day of rent comes and they charge you $300+ in late fees that do not forgive even if you are dying of cancer! They raise your rent outrageous every year, it is not worth it, and their customer service is the worst out there! RUN AWAY from renting from them! If your AC breaks because the unit it's older that your grandma they want to charge you the repair like if its your home!. Contact

I have been living in a home managed by Invitation Homes for over 5 yrs. This year I have had multiple issues with my AC and still a yr later the AC is having issues. Now I have only one bathroom and it's unusable as of Saturday July 18@ 10 am. It is currently Monday July 20@ 4 pm and no one returns my calls. I can guarantee if you rent via invitation homes you will never be able to reach the Home office (for me that is Tampa), you will not get a response from anyone in a timely fashion, and they will promise to call you back multiple times and you will never here back from anyone.

Run away!

They said water trash and sewer included in rent of $1595. But now I'm being billed. They didn't get me trash barrels for 3 weeks. The yard was filled with trash at move in. Sprinkler not working, bought 3 heads, but it's the whole line, not reimbursed. No screen front window, not their policy to replace screen. First night here opened windows, cats escaped, I sustained several cuts and bruises climbing wall and a tree to get them. House is in "as is" condition per them. They charged us for those utilities but never let us know. Then they served us with a failure to pay via sheriff. Charged us $95. All sorts of maintenance issues. Was a leak in the outside wall at hose junction, took 5 days to get here. Now AC is broken. Repair contractor here at 10am 5/15, issue reported at 6:30am that day. But, they can't install a new one today "due to the late response by management company and all suppliers closed". So 4 days no AC. They offered $100/night hotel. No hotels that take 2 cats for that price. Took 10 calls yesterday just to get it approved we were told it would be installed today. I'm disabled. We had to go buy 2 window AC units, install and hope Home Depot takes them back once or AC unit is installed. Violation of Landlord Tenant Act and ADA. They are aware of all this. It was an old bait and switch. We moved from MA. 8 pages of lease sent to us via DocuSign, yet lease 47 pages long. If we'd seen it we wouldn't have moved in. Definite disability discrimination and several other violations. I have no money to move but all this and more happened in last 4 1/2 months. I want to get out of my lease, all monies including utilities I've paid refunded, consideration for all the seizures I'm having and time off work for my husband. Reasonable relocation costs. I've 100s of texts, emails, photos and videos. Please help me. I've too many emails, videos and texts to attach.

I have to agree with many of the posts here. Initially it seemed a dream to rent from Invitation right up until we moved in. Roaches, maintenance issues that were not resolved, hidden fees and EXTREMELY limited and SLOW communication from both Customer Service and Maintenance. It was all but impossible to get maintenance to come and when they did they did not fix all the issues we had identified. I did move out early which meant I PAID THROUGH THE NOSE to get out of my contract and then they ATE my security deposit by nickel and diming it and CHARGING me for items that they had NEVER fixed from when I moved in. I was only in the property 3 months! PLEASE save yourself time and MONEY do NOT rent here. They charged me an additionally 5 THOUSAND dollars when I moved out! DON"T RENT HERE!

JACKING UP THE RENT RIGHT NOW WHILE A THIRD OF THE COUNTRY IS GETTING LAID OFF. THIS COMPANY IS DISGUSTING. (AND I DON'T MEAN BY $50... ALL IN ALL IS OVER $300 PER MONTH.) ABSOLUTELY DESPICABLE.

Stay Away!

I've rented two homes and been a customer for 5 years without a hitch, until a new administration took over. They'll rarely answer you with a logical explanation, will charge you for repairs you're not responsible for after even showing proof and no one in that organization knows what they're in charge of, no internal communication whatsoever. Save yourself the trouble and stay away! I recommended two relatives who have homes with IH and none of us are renewing contracts with them this year.

Beware

Update******* the battery on the sump pump needs to be replaced. I've been here 3 years with ZERO update to this house and invitation homes wants me to pay 600 for a new battery! Not going to happen. Scammers!

I have been a renter of invitation homes for 4 years! I have been in this house for 3 years. Not once has anyone ever done a pro care visit. Such a joke. All they care about is collecting rent.

My basement flooded because invitation homes didn't do their job. The sump pump wasn't working. If they had done their pro care visit like their website says they would have seen a couple weeks ago that the battery was low on the sump pump. I was promised yearly updates on the property. Funny nothing has been done!

I spoke with Brandon today at 5. He gave me his word the water would be extracted out of my basement today! A plumber came and fixed the sump pump that is it. Meanwhile the waster is still standing in the basement. Many of my things are ruined. Some can't be replaced. For paying almost 2300 a month for rent this place is a joke!

When you call maintenance there is a recording stating they expect you to maintain the house yet they have zero responsibility in taking care of their part.

Ive lost over 1500 worth of stuff. Had to pay people to help me salvage my belongings. And 5 hours of my day dealing with a issue that didn't have to happen if you did pro care visits.

I'm contacting an attorney. Memorial Day hail tore apart my siding. It took you guys over 30 days to fix it. Still not done all the way!

Invitation Homes is HORRENDIOUS! If you can go with a different house management company, or landlord, do so. I moved out of a home I rented from Invitation Homes in July. They did not come through and do an inspection with me, even though I attempted to contact my leasing agent multiple times with no avail. I then received a letter stating I owed an addition $801.57, this number is what was left after taking out all of the security deposit. I was extremely upset by this, because we did not damage the house in any way, we even made sure to find the correct paint color so we could repaint the walls where we hung pictures. We, myself and my roommates, then got in contact with a representative from Invitation Homes. She emailed us with corrections to the bill that then showed that they actually owed us $569.58. This was great news, because us owing Invitation Homes $801.57 was ridiculous. In the bill correction she sent us it also showed that another person had rented the home before our lease was up, and they are not allowed, legally, to double dip. From this bill correction I thought the issue was resolved, this all happened in the end of July. Today I received a bill from a collection agency stating that I owed Invitation Homes $801.57. This is now on my credit score. I have called the collection agency and will now have them start an investigation on this matter. I have email verification of everything, yet I still need to jump through these hoops. Despicable.

Absolutely the worse. Only lived in a tampa area home for 2 months, not only did they charge me two months of cancellation fee (totaling almost $4,000) but kept my deposit of almost $2000. They charged me for damages that were already there and made up charges. They also never did an initial walk though when i moved in. Left the keys in the lock and gave me the code. Very unprofessional and absolute thieves.
