Invitation Homes is a rip off. They charge bogus fees. They won't refund the fees after you catch them. You need a lawyer to over out of their houses.
Website is janky. It took over a week to receive a response. When someone FINALLY responded, they sounded like they were drunk or something and tried to argue with me, claiming they had responded. But like I said, sounded like they were drunk, smh. Tried to tell them about someone running a scam on the house I applied for and was interrupted and shushed. I was brushed off like yea it happens all the time. LOL ok... You have houses that need maintenance, others that have been on the market for months, yet no one can answer the phone or give you a solid answer outside of a script? This place has scam written all over it.
I would not recommend renting from Invitation Homes. I unfortunately signed my 4th lease and the maintenance service is horrible. Our AC has been out since before 3/27. The appt to repair the unit is 4/13. More than 2 weeks without air conditioning is unacceptable. I have children with medical issues and Invitation Homes could not care less.
Renting from them for 5 plus years and what a bunch of bottom feeders. The employees are OK and dont last very long. I am guessing that the issue is management or ownership. Never again, save yourself... dont fall into the trap.
Our ac went out in arizona and they told us the could not fix it for three weeks. The maintenance man even told us it was possible to add more coolant but would be a waste of money for the company so they didn't. Temperatures are in the high 90s.
This organization is so crooked and unprofessional. I pray whoever reads this heeds my warning and just F'N RUN! They will try to rob you, so at the very least, document everything and be prepared to fight because they are petty and scandalous. The entire time I lived in one of their properties was a f'n nightmare from beginning to end. Scheduling maintenance was such a hassle that we learned to live with certain things after a while.
However, the absolute icing on the cake happened months after I moved out when they sent me to collections and ruined my credit score. Keep in mind that I was never once late on my rent the entire time I lived there. Yet they send me to collections for the most trivial amount of money. Upon moving out, I provided my phone #, email, and forwarding address if something like this came up, yet not one soul reached out to me. It took me seeing a 90 point drop in my credit score to realize the level of scumbaggery I was dealing with. Upon reviewing their false claim and providing proof of the inaccuracy that resulted from someone in their office SUCKING at basic math, they still refused to drop the claim. It took me weeks of contacting all three credit bureaus and their collection company to get their screw-up off my report.
If you don't want to be jerked around by these crooks, document everything and ask for receipts whenever possible. If you can't get a receipt, take PLENTY OF pictures with time stamps. Even when they're dead wrong, they try to come off right. But to be honest, your best bet is just not to get involved with these morons. Or you will REGRET THE DECISION.

I have nothing but awful things to say about this company we have a sewage gas leak in this house and we are at 17 months and still not fixed they keep saying we have this in mantince and someone will be contacting you well 17 months later our house still smells like sewage. We also have a tile driveway my husbands truck is heavy and it craked the tile they charged us 350.00 to fix that tile we have called coorprate and our local ofiice now for over a month and nobody will return a phone call or an email as we are fighting that because for 1 a tile doesnt cost that much and for 2 they didnt even tell us the cost and we never agreed to it the person came here without our knowledge and I saw him out front working one day. This has been the absolute worst experience and I recoomend nobody ever rent from this place. REnts are already extremly high and they tack on costs for every little thing I give them a 0 star
Future Renters beware: 9987 Burton Lake Ct We have recently moved out, so the property is now for rent. Invitation homes is the worst management company I have ever encounter. I feel I can finally say something without them retaliating. To the new renters the refrigerator ice maker has problems it freezes all the time. After the 6th call to fix, googled the issue and found the filter needs to be replace ever 30days or just take it out to unfreeze and put back in. The dishwasher drain does not drain and is not installed correct, after 6 calls to repair we gave up. The oven is the same. The screens all need to be replaced; they never did. The air-condition unit goes out every 3 months they will blame you so keep the receipts for the air-filters. The fireplace does not work ( again gave up trying) The pool guy they use is useless. The calcium build up is bad (again gave up asking). The smart home system lock and remote air-conditioner and heater does not work ( again stopped asking to fix) We moved with two months left on the lease and they did not even list the home for rent. We used all their vendors such as house cleaners and carpet and landscape guys to make sure the home was rent ready went, we left (We had to move out of state for work we did not have a option)
I have a poor review for them when I was living there, but their poor customer service and poor business practices are still lingering. When I moved out, they emailed me a move out statement that was incorrect, so I email back letting them know. Time went by, and I emailed them again to f/u. I received another email stating that I would receive a corrected statement. So instead of issuing a corrected statement, they sent me to collections right in the middle of my process of purchasing a house. Disgusting company to work with.
Worst management company I've ever dealt with. I signed a lease and moved from another state. When I arrived to the home, the house was occupied and I had 10 minutes to choose between picking another one of their properties or turning around and driving my uhaul truck & trailer back to Florida. No one takes any accountability for their errors and insubordination. If anyone is looking to rent with Invitation homes: do not, I repeat, DO NOT waste your time. Check out more reputable companies, such as: Pathlight Mgmt, American Homes 4 Rent, or even Mainstreet Renewal
Process was easy peasy. Pushed to get my money quickly to hold the home. As with any move, we're all on a schedule. At the last minute, they made a claim that the home had mold. I took it upon myself to drive to the home. Two neighbors informed me that they weren't sure how Invitation would even know that. They work from home and have only seen someone cut branches in the yard. I felt lie to and requested my money back. Dede was snippy, wouldn't answer the phone or return calls. She simply avoided me.
I'm a first responder working in the hospital and relocating for a better job opportunity. It never ceases to amaze me how unwilling people are to go the extra mile to help a family. In this rental market, when homes are being rented site unseen. Invitation homes won't even entertain the idea of one of their tenants moving out and renting to a new family, so the current family doesn't have to pay rent and a mortgage. Our lease is up in February, and we can vacate the property as early as December 31. We would then pay rent until invitation homes finds a new tenant. I discussed this with the property manager John, but since our lease states we have an early termination fee equivalent to 2 months rent they can't provide that option to us because they must "honor the lease agreement". Why would anyone in their right mind pay 2 months of rent to exit a lease that has 1.5 months left. I made it very clear I would provide complete access to the property to be shown to potential renters and would fulfill my rental obligation until they found a suitable tenant. Instead, I was told by invitation homes, that is not an option at all. It seems like in this market, it actually makes perfect sense for both parties. The tenant pays rent until a suitable replacement is found. I understand that is not what is stated in the lease. I just hoped someone would have an understanding of what it would be like to be in our shoes and try to help us out. Especially since the situation will do them no financial harm! Now, as a first responder who is switching jobs to a new hospital 45 minutes away and purchasing a new home, I also have to pay my rent even if there is a suitable tenant who wants to rent the home we are occupying. I don't understand why there isn't some understanding of the human aspect of the lease agreement here and not just enforcement without trying to help a family. Either way invitation homes is not a company I would ever recommend expecting anything from except the bare minimum!
Such an evil company who will never respond even if your ac goes out. For 5 days. In the middle of summer. Four times! They will rob your security deposit and there is nothing you can do about it. Beware!
What a scam of a company. DO NOT USE THESE PEOPLE EVER. I cannot stress that enough. They will screw you every chance they get and have less than zero customer service skills. Horrible experience and they screwed us out of thousands of dollars and were not forth coming about a home. RUN if you deal with a woman named Leandy (the biggest liar of the bunch) or Brittany Lowe. Tons of problems they neglected to tell us about until we discovered them AFTER we moved in. If I could give me negative stars I would.
I have been a resident of this home for 1 year, in this time, this home has needed constant repairs, a major bug infestation, oven & dishwasher had to be fixed and replaced, a landscaping nightmare, and now my hot water heater has went completely out. The gate to my fence needs repairing, I filed a report for the gate back in August, It is October, the gate is still not fixed. The property manager I heard from one time and nothing happened. They have a low follow thru and they rig up every repair. They are very cheap when it comes to maintaining the homes. They do not respect the fact that a house is a home, if you don't invest in it nothing will come from it. So happy I rented... this has made up my mind to buy better.
When I first signed with Invitation homes they were great, but in the last couple of years, they have become terrible. I have had the following issues in the past 2 years AC went out we were in a 100+ degree house for a week with no communication from them. Oh, but they were sure to call and say we heard you have a puppy you are not in compliance with your lease. What! Really? ( puppy was just purchase 2 days before) Also had a tree fall not once but twice on our neighbor's car that was a fight to get the rest removed before it fell on the house. Now they are adding a filter fee to the rent. I buy my own and do get them cheaper than what they are charging. If the neighborhood you live in has a HOA and they send a notice that is another $55 dollar charge added no questions asked or even a chance to fix the problem. I asked today I have lived in the house going on 9 years any chance of updating the house. Nope we will do updates when you move.
This is by far the worst leasing company. I regret renewing my lease with this company, they charge an obscene amount of fee(s). What ever they charge you in rent, expect an additional $200 in fees. Also when something breaks down in the home, they complete a lot of bandaid jobs, just to have you call for 3 months straight until they are tired of having booked 10 appoints to solve the issue. After my lease is over, I will be more than happy to leave. However I feel very sorry for the next home renter who is unaware of the leasing company they are doing business with.
We rented a 3 bedroom house for 6 years. Terrible experience. We couldn't afford to move out earlier so we were stuck. They raised the rent $520 in 5 yrs. The air conditioner was original from 2001. We made 9 service calls. House temp was 93 at one time. We were so happy to leave..
I'm writing another review about this horrible company in hopes to get something resolved. I know sometimes people complain just to complain. But this isn't one of those times. From adding extra charges on my rent, yes my rent. Their maple tree falling and damaging both of my vehicles, I'm tired. Recovering from covid, out of work and dealing with this is depressing. Imagine being on oxygen calling your landlord while looking out thr window at a massive tree laying on your new truck and car. That's what I've dealt with for over a month now. Help me get this resolved somehow. Please!
