Hubzu is horrible! They are very unprofessional. I placed a bid on a condo and everything was going smooth. UNTIL, we had to give my lender the HOA name. They had no idea who was the HOA. Also, the listing for the property was completely wrong. The listing was misleading stating that it came with a garage and it was two bedrooms. Thanks to my realtor that did their job! He found the name of the HOA and also found out that it was an illegal two bedroom apartment. We were expecting a lower price for the condo since it had so many errors in the listing. They had me waiting and waiting. The listing agent Maria M. Did not do her job and they said they contacted the HOA. I called the HOA and they never called to figure out the details of the property. In the end they canceled the whole deal. This was the worst experience ever! Please do not work with this fraud of a company. Thankfully I received my earnest money deposit and it was because I stalked them everyday demanding it. DO NOT DO IT! If I can give no stars I would!

I have been trying to get register on this site for over 3 months but the authentication process keeps rejecting me. I go back and forth with the customer service and support until they finally give up and stop responding to me. At first they told me it was a problem on their end, then they would have me go through the process several times repeatedly which doesn't work. This experience was a huge waste of time. It should be taken down immediately. Customer support doesn't know what they are doing. Other sites are available that work better.

My experience was amazing, the functionality of the website is so flawless and easy to use. I recommend it to everyone and they deal with all the work of getting the property that you just have to pay the money and then sit and wait, everything will be done without you having to hustle for getting the property.

Beware!

If you're prepared to pay all cash for a house that is as is, you might get through the closing. Everything is handled through India, so be prepared for a lot of apologies but no results.

At the closing you will find that there are a whole bunch of sewer and water and utility charges that are still unpaid on the day of closing.

I had an attorney handle the closing, and they refuse to pay these outstanding charges at the closing, but send you assurances that they are being paid. They never pay.

They give you excuse upon excuse, and you can't have your water turned on until they do, so I had to pay them myself to get water.

After 3 months my house went into tax sale for the $800 in sewer charges. I spoke with 4 different agents in India and finally got one on the phone who told me the following:

"Presently the preservation team has confirmed that the payment is already processed and our post closing team is waiting for the proof of payment. We will try our best to get this issue resolved on priority."

What the hell does that mean after 3 months? What is a preservation team?

As I told them, if my issue was not resolved immediately, I was reporting them to the Department of Banking, who controls real estate transactions. This company should be investigated.

The house bidders are fake, until a real fool gets the highest bid. When no fool appears, of course the fake'bidding war' will restart on the same property. That's how it works on hubzhu.

As a Realtor, I sometimes get requests from clients to assist with the Hubzu site, and the few times that win, ask me to help review the paperwork.

The site itself is okay and fairly easy to use - the support (people) behind it are nothing short of stupid, inefficient and obviously know nothing about real estate transactions.

My latest deal, while I had a local contact person and local phone number, no one ever answered and I was always contacted via email. A couple times I received a return phone call, it was obvious that the call was being returned from and Indian call center.

Buyer beware, but even more importantly, SELLER beware if you are using these people (or one of their sister sites like OWNERS.com). These people are pathetically incompetent.

Excellent service!

I have to say that I was very worried about doing business with hubzu.com after winning the bid, however I have to say that my experience was excellent! Every time I called they responded to my concerenes with no delays. The only thing that I will advice the buyers to check if there are any outstanding lines on the property, although they took care of them. I will use them again to purchase a house!

Make sure you read the contract and review which bank you are dealing with, more specifically Ocwen Bank is a complete scam and will not allow you to secure a lawyer and make any modifications to the completely unreasonable buyers contract. It was nearly impossible to even secure a lawyer after winning a bid as every lawyer in NJ recognized that Ocwen bank was unreasonable. Proofs in the pudding when a lawyer doesn't want to take your money!

I bid way above the starting bid and won then they decline my offer and then raise the minimum bid. A friend of mine had his offer accepted but closing still never happened.

The agents at HubZu worked very hard for us to get this beautiful home. We would like to thank Arif Ahmed for all his personal assistance on our deal!

In Huzbu, you can see the same "bidder" bidding against himself/herself and some times increasing significantly the offer. Don't waste your time. They propably are trying only to increase the offer and to receive the 4.5% with some "suspect bidder" supporting to reach the desired price.

I just bought a house through Hubzu and experienced none of the problems I had read about. I was very concerned going into the process but it was a very straightforward transaction with no surprises and a lot of support from Hubzu.
I won the bid and everything proceeded along quickly and hassle free and we closed in 22 days. They provided me a contact sheet and answered every email and phone call promptly and efficiently. They were very clear with deadlines and expectations.

I kept waiting for problems or tricks, but nothing. I had a good lawyer working on my behalf and found the process very professional.
They were very clear that the property was "as is" and i knew what I was getting into. I feel like we got an incredible deal on a great house and hope that others have as smooth a process as we did.

Two properties I have brought to my buyers are either told they have to pay much higher title fees or close with their co., Premiere Title. Premiere, it is not! Both properties had to be closed with their title co after rehab as local title companies said title was not clear from the initial purchase through HUBZU. I still find some deals but we close with outside title companies and the process is exhausting due to zero due diligence on the seller side to even check title before listing. One I am trying to close right now has had fines accruing for 1,189 days! That is insane! I am very persistant and patient, but this drives me nuts. Zero competence.

I was the only bidder with I guess some technician from Hubzu. THE AUCTION NEVER ENDED. IT KEPT GOING TO UP THE PRICE I ASSUME THE BANK OR HUBZU MUST HAVE A FIGURE IN MIND AND ONCE IT REACHES THAT AMOUNT THEN IT BECOMES AN AUCTION.

I was alittle nervous at first cause of all the reviews. I Bid on a house and got it. From beginning to end it took about a month and half to close. The process was really easy I think. I got a great price on a house. So im very happy. I would do it again. It can be alittle confusing at first. Next time I might trying my own closing company. But it was nice cause they paid for it if you used theirs.
This is not a scam. But I can see why people think it could be.

So I dont get it, as I read these other reviews alot of people are unhappy with Hubzu, saying that auctions are rigged or false claims to the condition of the house or square footage or unable to speak with anyone or that they have thick accents and are very difficult to understand, well I want to say I had a great experience buying a house thru Hubzu. Here are some points to take in consideration, first you are bidding on a house that has been foreclosed on so chances are the house probably is not in the best of conditions but more importantly Hubzu is very clear in every single document they say that they do not own the property nor do they make any claim as to the condition of the house, so my advise is go take a look for yourself, if you dont then dont write blame about Hubzu. I won the auction on Jan. 31 2017, closed the deal on Feb. 24, received the deed on March 7, thats 35 days to buy a house folks, lets see you do that as quick going thru a local agent, and guess what else, I never once spoke to a single person, they were all very prompt communicating via e-mail, practically everyday til closing day. So if they all have this think accents then so be it they all typed in english very well. I also used Premium Title Service that they suggested snd at their cost, and again had no. Problem with the transaction or communication with them either, Furthermore I had a cash deal so maybe that sped up the process Im sure, but I want to say in this review that this deal in no way is a scam, and a i will gladly purchase a house thru Hubzu again. One last thing I want to. Mention, Hubzu is a member with the Better Business Bureau and has a 3.8 of 5 rating which is respectable.

Amazing

I read a lot of the reviews that are on line, Hubzu looked like it might be a scam. I decided to go forward with a bid and see what would happen. The long and short of it is that we now own a new home. This by far was very easy to do with there auction. The best piece of advice I can give is follow there instructions to the letter and you will be closing on the home on time as described in the auction rules.

I was considering bidding on a house posted on hubzu. I clicked on "view all bids" link to see who is bidding and once I saw the same bidder bidding against himself/herself 7 times to raise the price, I knew that the whole website is rigged. The idea behind the website is great, but if they don't take control of fake or insider bidders, they will drive real buyers away.
