Been at my property for many years now and they used to do far more for us for far less money. Now the rent is super high but the treatment we get is ridiculous. We've had things like mold problems for years in a row with them saying the owner needs to approve it and I know they are afraid of legal problems because anytime I mention something about legalities, it seems to move them to do something. So, in my estimation they may be spending all that money but not putting it towards much else but the employees and the business 'cause it sure ain't going to those I know that rent through them. I know people with leaking roofs, mold, etc, and I think the city should audit everywhere they have properties 'cause I bet you most of them are falling apart. I actually think my house will just get knocked over or something at this point 'cause it's going to be an immense expense to get it back to a good state. And yes, I've kept documents and photos and all that and I'm really annoyed to be paying so much yet I can't even use things like a room in my home or another part of the property 'cause it's falling over. I hope they get it together and I also want to mention they know how to get a hold of you when you owe them rent but if they are on the hook for you needing to do something they could care less.

Besides property management they do an equally poor job at selling real estate. We bought a house through them and it is turning out to be a nightmare. The level of misrepresentation on the part of the realtors was boarder-line criminal. They found an inspector ( Home Inspections) who totally misrepresented the condition of this house.
We were told the house was in good repair and everything was in working order. ( but the water was turned off when we took possession of the house. We called the water company to have the water turned on and they told us that they had been out last week to turn the water on. Well we got the water turned on and every toilet on the house started leaking, plumbing problems everywhere, ( inspector's report stated that all plumbing was OK, and when we went to use the upstairs shower water leaked through the kitchen ceiling pooling on the kitchen floor. After having a plumber come out to inspect the problem, he told us that the grout work on this shower was done wrong. ( again Home Inspections) told us this was in working order.
