On SmartCustomer, businesses may not offer incentives or pay to remove reviews. Read more about our Review Guidelines and the process we have against fake reviews.
I contacted several owners who said the properties were rented out or sold months to over a year ago. I needed a 3 month rental and found a few of them, but when I spoke with the owners who actually had these places, they were all 12 month leases. The worst part was when I was speaking with another owner who showed me their property was nothing like the one on the Sublet app and website. The app/website showed a beautiful home with a 2 car garage and pool but the real home was a shack with no pool or garage at all.
I was able to Rent my place out in 3 days. I did pay to get my listing to be premium but it was worth it since I was able to get a lot of responses right away.
First agent I contacted sublet.com said was available so I paid the $12. I could not access the agent without paying $12. The agent got back to me two days later I am Said that add was at least one or two years old, he doesn't even remember.
Sublet.com I continued with all of their supposed to be Asians. All the properties say available then when you contact the owners I received two callbacks out of six inquiries. Companies were never available for around 1 to 2 months.
They suck your $12 in and lie because none of those properties are available nor updated.
I advise the company I should get a refund and they said you have to prove which as you contact them and who turned you down. I'm not gonna waste my precious time doing a full investigation. I messaged through their service so they know exactly how I navigated their website. That is their job so they won $12 like they do every day to all of you people. Make sure you don't pay. Company plays dumb takes your money and they win every time
I rented my sublet in 2 days and did not have to pay any commissions! I did pay $15 for a premium listing to get more leads, but the free standard listing was good too.
I used sublet.com last week to find a short term rental. I was a little confused about paying but it was that much so I did. Create a profile and let it sit for a day too. Landlords began contacting me in an hour. I found a place in a week after seeing it worked well for me.
Dear Ted,
Great to see that you successfully found a rental! I hope you have a great time there.

This website is a complete waste of time and money. Craigslist is an upgrade but I recommend you try Flip Lease. If I could give less than one star, I would.
In response to Sublet.com: My experience was that I paid $40 for absolutely nothing and wasted my time creating a post, searching tenants, sending emails and correspondence with absolutely no results. And this is in NYC.
Please do not use this service. You will regret it. You will get MUCH BETTER results using FREE Websites like Flip Lease or even Craigslist.
Also- they do not give refunds or free trials. DON'T BELIEVE ANY OF THE RESPONSES HERE FROM THE COMPANY.
Hi Christy. Can I ask you what issues you had with our website? We love customer feedback and are always looking for ways to improve. We're happy to give you free trials of our services if it might help.
The worst rental experience of my life through this site. Extremely invasive and unethical landlord started engaging in physical harassment. Ended up calling the police and stuck in legal action. It will take months to recover. Sublet has a 'review' button, so I wrote a bad review to warn off other potential victims, however I don't even see where that went on the site. Probably directly to the landlord. This site 'appears' better than craigslist, but craigslist actually has a mechanism to respond and remove predatory landlord postings. BEWARE.
We are sorry for your negative experience on our website. We try our best to create a place for landlords and tenants to meet on the best terms possible. If a landlord ever seems invasive or is harassing you, contact us immediately and stop all dealings with them. All reviews are investigated before being published as we seek to only show what's fair and true. If you message us we can see what we can do to help in every capacity, call us at 201-845-7300 at extension 206, or email us at [email protected].
My best tenants come from sublet. This website is so effective and simple - please don't change. I'm tired of complicated websites not user friendly.
You're the best, Julie! We are happy you are having a good experience with our website. That's what we're here for, to bring tenants and landlords together in a safe and easy manner.
Submitted my review of this worthless site Apr 2018... this morning... Aug 16 2018 I see they have replied to my review and offered the regular BS about a refund, etc. Yet when I called and complained months ago they were of NO help. They are truly a waste of time and money.
The Tenant Database service is designed to help you find tenants in the area that your listing is located in. Was your listing placed in the wrong area? We're always happy to assist our users as best we can, all you have to do is call us at 201-845-7300 at extension 206 or email us at [email protected] and we'll be happy to help, give free trials, or in the worst case scenario, offer refunds.
I listed on Sublet.com at the recommendation of my property manager when I was looking for someone to take over my lease. It was a complete waste of time. After getting spammed with daily emails about all the hits I was getting and how I needed to upgrade my account, I finally bit the bullet and paid $40 to upgrade to premium (useless) and upgrade my listing so prospective tenants could contact me. As soon as I paid for the upgrade, the emails from Sublet.com stopped immediately. It's been weeks of radio silence now and not a single hit. Hmm, wonder what happened to all those "leads" they told me I had before?
What good is my premium subscription when I can't even contact potential tenants. This is a scam. I'm going to dispute the charge on my creditcard.
Premium Listings allow tenants who do not want to pay for the tenant service to contact you. The Tenant Database allows you to search and contact any potential tenants in your area. Was there some kind of mix up? We would be happy to help you and even offer a trial of the Tenant Database service.
They are a complete joke. They allow property management companies to change your account to their name so they can advertise their properties. When you try to call, they never answer. They do not respond to emails or voicemails. You'll have better results through Craigslist.
We absolutely do not allow property managers to change your account information without permission from the owner of the account. We are a smaller business and operate between the hours of 10am and 4pm EST, and always respond to the best of our ability. We would be happy to help resolve whatever situation there was with your property manager, just give us a call or send us an email, or give us a number to call back.
I literally just got off the phone with them and they haven't a clue how much time they waste their users by locking accounts while they take days to verify if your a real estate agent or not! I would have gladly provided this info online as this is required by law to disclose. Yet they lock my account made me wait 3 days to return my call/online email request. They could easily do this vetting online and save everyone the heartache!
Since I've now been verified, I don't have another 2 days to see if I can finally get back into my temporarily suspended account, per the tech support people. Ridiculous! I'm taking my business elsewhere! In the meantime, I've found it much easier to just find the sublet property address on their site and then do a quick online search. You can get contact info for the desired properties and deal with them directly to bypass this mess. Just saying!
We are sorry for this inconvenience Jen. Our security system is designed to make sure our landlords and tenants are legitimate and to avoid any illegitimate activity that could happen in order to protect legitimate landlords and tenants. We apologize for this inconvenience and would be happy to offer free premium service to make up for it.
There are much better ways to find sublets. Nearly all of the posts that *you* will find on Sublet.com are nonexistant. They'll never respond no matter how many you message. Most likely because they're culled from other websites. But potential subletters will contact you. The unfortunate thing is that you don't want to go to those subletters.
Hi Frank, we're sorry to hear the service did not meet your expectations. Sublet.com is a platform for tenants and landlords to connect. There are nearly 50k listings. Most are organic and people post themselves independently. We do have some partnerships that are initiated to maximize the number of rentals a prospective tenant has available to view. We always encourage landlords to reply, even if their rental is no longer available (in which case we remove it from the search results). If you would like to send us a Private message or contact us at customer support we can inquire on your behalf with landlords that were nonresponsive. Best of luck and let us know if we can help. - J
I will stop payment on my credit card for their service. and u should too.
Taking advantage of everyone. Tricks you to sign up and u can not even email when u list. Should I go on. I emailed them and no response.
Hi Tammy, I'm sorry the service didn't meet your expectations. Please contact us at [email protected] so we can resolve your dispute. I'm not sure if you're a landlord or tenant but its free to sign up in both cases, free to post, and free to contact listings that say "free" -- our only interest is in helping you find a place or rent a place out. I hope you contact us so we can resolve things to your satisfaction.
I have posted my property on Sublet.com. I have had contact with 1 possible tenant so I believe the site is real. It is annoying paying the fees, but on other websites like HomeAway.com there are also fees. So I guess it makes sense. I wish they would answer their phone so I could be trusted, or at least offer operating hours so I could know when to call.
Summary, I think it's a real site just a small community. I will contiue to use this as one of my many outlets to try and rent out my property.
Thank you so much for your review, we really appreciate the feedback! We apologize if you called over the weekend and were not able to get in touch with us for a trusted call. Please feel free to call us anytime this week between 9-7 EST. Hope to hear from you soon!
Looked for rentals in Canada. Many renters did not bother to reply. Maybe we were not welcome as a family with a small kid. Ok! Later I looked for a short term rent for my husband alone and payed the fee. Some answered me that the property was not available while on Sublet.com it was! One woman refused to give an address!? MUCH later she replied I can contact her! AFTER the requested month had passed! Third person was unable to answer any of my questions clearly but blessed me and wished all the best many times. Are this people in order?! I gave the 3 links to Sublet.com explaining what I found wrong but got no answer. Wasted money, time and hopes. Shame! Here in Europe we are not used to that much scam in one place!
We're sorry for the difficulty you experienced with the landlords on our site. We do regularly screen our landlords and make sure their posts are legitimate, but sometimes things fall through the cracks. Unfortunately we cannot control our landlords and rely on their activity as much as you.
I recently accepted an internship for the summer and needed a room for rent while I was staying in NYC. Sublet.com had a lot of listings in the financial district so I created an account and started contacting landlords. A couple days later I met up with my new roommate for a viewing and signed a short-term lease. I was really lucky to have found sublet.com, it made it really easy to find a place!
Thank you for your review Jessica! We're glad our service helped you!
I invested in a 90-day premium membership in order to sublet my unit in June. I should have looked into user reviews first. I have quickly learned that Sublet.com will not deliver what I expected. The site seems to be overrun with clients looking to rent next week. Three parties have contacted me and two of them obviously didn't read the posting since they want to rent in March and my unit isn't available until June. Bottom line: Get a broker if you want to rent your place or find a rental.
Deborah, we're sorry that our website did not meet your expectations. We require tenants to set a move in date and landlords to set their lease term and start date in an effort to create matches that work for both parties. We are sorry that your start date was not read carefully and you received leads that were not helpful. Part of what gives our website utility is tenants ability to find housing FAST. We would love a chance to make it right in the future and show you that a tenant can be found with middlemen and their broker fees :)
I stayed in one of the listings they had on their site, and wrote a review detailing the shabby furniture, varying price structure, and the fact that it wasn't cleaned. The review was edited and my words were changed. I got email after email about other listings, but each time I called about one of them, of course the one I saw wasn't available. That happened over and over.
All customer reviews are investigated by our team and made to appear with only factual information with no attached emotion. We want our users to have only concise, factual information.
Hi Kristopher,
Great to see you had a good experience! We always try to give the best experience we can to our users. Hope your sublease goes well!
