Why do the nightly rates now include tax when each ad clearly states "taxes not included". No where on the site does it state that tax is included. I had to search through the rates listed on an owners ad and figured out the rate you showed on the main page did not match. It looked like you added in the tax. Does this mean the tax will be added in again later since it states "taxes not included".

I cannot answer your question. I make custom quotes because I only rent by the week not the night. Call Home Away and I assume they will be able to answer your question.

This is a question that you would have to ask Home Away/VRBO or an individual owner. The last I checked, the owners put in the rate, whether they include the tax in the rate or not is up to them. For my cabins, most of my potential guests contact me for a rate & I give them a total rate before tax & then the after tax rate & if they have a pet, I give them the total with pet fee. I suggest not using home away on line booking which is a whole nother story, but if you do, owners put in the nightly and/or weekly base rate, tax rate & any fees such as pet fee, cleaning, etc. Home Away/VRBO then does the calculation if you book on line. One problem is that there is no way of altering the fees. For example, I charge a cleaning fee for less than 3 nights, but no cleaning fee for 3 nights or more. The Home Away/VRBO on line booking system doesn't allow that flexibility. There are many reasons why I don't like their on line booking, but my listing priority used to be based on whether or not I offer on line booking. Now they have changed the requirement so that my listing priority is based on whether or not guests actually use the on line booking, i. E. something I have no control over. Another reason I am dropping Home Away & VRBO & going to VacationHomeRentals.com (not VacationRentals.com which is also Home Away) & FlipKey.Com

I am not a Homeaway staff person. I am a property owner. Each property owner configures their own rates and tax set ups. They will all be different.
